It was fine to live here and the staff was always friendly and helpful. However, when you first move in it will take weeks to get maintenance for your apartment. We had to go three weeks without a washing machine. For the first 3 months the ice machine in our fridge was broken and each time we would wait a few weeks after putting in a maintenance request and they would come and it still would not be fixed. The biggest issue with this apartment is Landmark trying to scam young college students for move out charges. Make sure you document EVERYTHING or they will charge you hundreds for things you didn’t do. They are trying to charge me almost $200 for a bed frame that isn’t broken, a leg was simply unscrewed (which is how it was when I moved in) and another $200 for a couch with the crappy pleather peeling off, as it was when we moved in (we had a protective cover over the couch all year). Overall, the Redland itself isn’t bad, but the corporate head Landmark is terrible for assessing these extreme charges for things that are super easy fixes, or things that were already messed up when move in happened. The charge dispute will take up to 90 days to be resolved, so this isn’t a quick fix. If the apartment wants the place back in perfect condition then they should maybe check to make sure it’s in better shape when tenants move in to show the expectation for move out. I felt as though I returned the place in better condition than I got it, as I scrubbed every corner and patched many holes in the walls that I didn’t even make, but I guess that still meant that I deserved $400 in charges. As I said, do not try and move in before taking pictures of every single thing in this apartment.

We’ve really enjoyed the positive changes since the new management took over our apartment community. The property feels better maintained, communication has improved, and it’s clear that the new employees genuinely cares about creating a great place to live. Our experience has become much more enjoyable, and we truly love calling this community home. A special shoutout to Miles! He is always friendly, approachable, and willing to help with anything we need. His positive attitude and excellent customer service make a real difference, and he’s one of the reasons living here has been such a great experience.

I have lived at the Redland property for the past 2 years(almost 3), and my experience with the new office staff has been extremely disappointing. Certain staff members have been consistently rude and unprofessional in mine and my roommates interactions with them. The level of customer service I have received is not what I expect as a loyal resident. I have been repeatedly charged pet rent for my documented ESA and was also incorrectly charged two separate fees that took weeks to resolve. On a similar note, is the way residents are fined for minor inconveniences without warning. I understand that rules need to be enforced, but respectful communication and professionalism are arguably more impactful. Residents should feel respected rather than penalized. There are also concerns with roaches in the apartments, which is not only disgusting but unacceptable for residents paying to live in a clean and well maintained home. After almost 3 years, I am honestly regretful that I chose to renew my lease and will most likely not be renewing again.

The new management team at the Redlands is incredibly rude. Miles always has an attitude and makes current residents want to leave the Redlands. I loved this apartment complex but after he came up to us and told us to leave the swimming pool because we didn’t have our wristbands with us (never been enforced before) and when we asked if we can show our resident profile he said no and just left while giving unnecessary charges to one of us just because we complained about a past charge. We don’t feel safe here and Miles is the one driving us out. I’ve been here over a year and a half and they don’t seem to care about their current residents, just getting new ones to eventually drive out too. After years of never having fines, the least you could do is a warning. We’ve never had bad management before but this is a new low for the Redlands

I recently toured The Redland Apartments and was really impressed by it! The leasing staff was very kind and Nancy was very knowledgeable of the property. I felt very welcomed here. The amenities were really nice! I could definitely see myself spending a lot of time in the common area and at the sport courts. Additionally, it is pretty close to UGA campus and there is a bus route that stops here, which is really convenient for students.
