The Lanes is a home away from home. The complex is a modern building with floor-to-ceiling windows that offer an amazing view overlooking Union Market. My room is a great size (about 300 square feet) in a three-bedroom, two-bath apartment, and the bed frame comfortably fits a queen or full-size bed. There is a 24-hour laundry room downstairs that gets the job done, which is super convenient. The rooftop is truly breathtaking, especially if you value views. You can see the entire landscape of Florida Avenue, which is aesthetically pleasing particularly at night. Most importantly, the management office is extremely attentive to tenants’ needs and always available when a situation needs attention. They have a super friendly personality and are always ready to help, which really makes a difference in the overall living experience.

Her communication and follow through have given us assurance while being so far away. My son is enjoying his apartment and the rooftop deck is an added perk.

Awful experience living here, both with Ranger Properties and then somehow even worse with HH Red Stone, a company that suddenly took over the property in summer 2026 and immediately tried to disregard the needs of and force out longer-term tenants who were not Howard students they could charge extravagant rent to. In contrast to Ranger, who had polite and customer-service oriented upper management whenever there were problems with on-site staff, numerous corporate staff, including Gary Chen and Lexie Liu spoke to me on multiple occasions in language that can be considered demeaning, bullying and/or harassment. While the front desk staff was often quick to admit that the HH corporate office (as a MD based company) didn't understand or follow DC housing law requirements and were more much reasonable to deal with on the rare occasion they were reachable, they were nonetheless overridden by a mgmt company that tried to (to my knowledge unlawfully) threaten residents with: -unlawful rent notices / increases without 60 day standard notice -long-term agreement reqs (dc is month-month after 12 months) -threats to unilaterally end your lease or have police forcibly remove you off the priority (without a valid eviction order) - withholding of (or charging excess security deposit fees w/o required justification to do so) - interfered with protected tenant rights to organize (attempts to put up Tenant Association flyers were taken down on several occasions) - bullying, intimidation and retaliation for exerting protected tenant rights, including the right to file complaints or pursue legal action - similar discrimination against disabled residents for the above - unfair rent renewal / discrimination practices - from speaking with various residents,we were all offered renewals at vastly different price ranges, ranging as low as a 0% to 40% increase. No justifiable reason was given for the reason for these rent discrepancies, other than management to claim that the other tenants must be lying (despite residents sharing proof with one another directly). Other housing condition and lease violations that occurred during my tenure: - lack of hot water on a daily basis due to a poorly designed boiler that seems to not heat all apartments equally (some too hot, others too cold) - maintenance requests via the portal were often ignored, or entry would otherwise require without the required advance notice of entry - missing window screens per dc statute - zero evidence of effort to enforce "no smoking" clause in lease - emails and calls rarely returned, guards confirmed they were not told to enforce the rule on the roof - constantly broken locks on external doors to building (security guards were hired due to improperly functioning doors without informing residents of the increased security risk) - advertised features, such as the lobby bathroom and the external / direct access bike room were closed down during HH Red Stone takeover - the leasing office rarely ever returned emails or phone calls and was often closed early without advance communication - the front door lobby / security alarm went off frequently during 2025, sometimes for days at a time, without being effectively repaired (posing not only an annoyance but a security and fire alarm risk as the alarm was not properly functioning) - despite advertising secure and accessible package retrieval, packages were often left stacked up in huge piles in and outside of the mailroom, making it exceptionally difficult to find or retrieve items on a daily basis. - delivery people and guests were unable to easily use the intercom or keypad for building access, which often went offline and required going down to the lobby door to retrieve guests - physical Latch keys promised to longer-term residents were taken away without notice, posing a challenge visually limited residents/guests - advertised WiFi constantly went out and was unreliable - 24 hour emergency # often not working or not answered Please email (see full Gmail name above) if a resident interested in class action

My son has lived in the Lanes for a year now because he attends Howard University. As a parent who lives miles away in Chicago, I’m very pleased with the services provided by Ms. Nena. She goes above & beyond to assist & accommodate however she can. Her kindness has exceeded my expectations! It gives me a sense of peace knowing my son is in great hands with Ms. Nena managing the building. She checks on his well being & treats him with compassion. I’ve witnessed her taking time to listen to the students that are tenants & helping however she’s able. She’s never too busy to answer any questions or concerns we ask. Thankful is truly an understatement.
