Nine20 Tempe, tempe

HORRIBLE !! The worst apartment in Tempe, AZ. During move in, the units are extremely dirty. There were stains on the bedroom and bathroom floors, the living room sofa had tiny rips in it which expanded over the lease, the light fixtures hardly function, and the hallways smell disguisting. The amenities are hardly ever working and always have maintenance issues. For example, the fireplace has not been working for nearly a year and the pickleball court has the worst lights so its unplayable at night. The managers, Katie and Julian are unbelievably rude and often unwilling to help residents with anything of need. The lobby was flooded for weeks, the bedrooms have flooding issues during rain, and the wifi regularly disconnects because of power outages. It is clear Nine20 has occupancy issues, given how well the nearby apartments are maintained, and the quality of the newer apartments that have been recently built. One specific issue that had many residents concerned, was when a homeless man was sleeping in the study rooms for several weeks before any action being taken by the management team. This shows how easy it is for non residents to enter the complex and how little care is shown regarding the safety of its residents. Caleb, an employee at the front desk, is phenomenal and deserves some respect as he does an excellent job taking care of each resident and going out of his way to help. He was the one bright spot of living at Nine20. Please look elsewhere when deciding on student housing in Tempe, AZ !!

The staff here has seriously upgraded. Theyre insanely helpful and very quick to solve any issues that arise. I LOVE the pool and all the residents they have!! I stayed here for 3 years and im graduating college soon and going back home. Id stay longer if I could.

I can confidently say this place is not worth a single penny of what they charge. When I moved in, the apartment looked like a homeless person had been squatting there. Paint was peeling off the walls, there was an ant problem, dog fur was embedded into everything including the bed cover they provided, and the couch was completely shredded up. When I brought up the dog fur to the manager Katie, she looked me dead in the eye and told me there had never been a dog there. The bed cover was visibly covered in it. That is not a mistake or a misunderstanding, that is a straight up lie to a paying tenant's face. When my friend told Julian he would get other residents to leave honest reviews about their experiences here, Aiden's response was "I'd like to see you try." That is who is managing this property. Not someone who takes feedback seriously and wants to improve, but someone who openly challenges tenants to speak up. That one response tells you everything about Nine20 Tempe. This place charges luxury prices for an apartment that was filthy, not maintained. Aiden and Katie represent everything wrong with this management team. Do yourself a favor and look elsewhere. You deserve better than paying a premium to be lied to and openly mocked.

I have been loving Nine20! I moved in august of 2025 and have been loving it ever since. I love the amenities, the staff is friendly, and the trash service! This place is awesome especially with how close its to ASU. Everything in the rooms are nice and modern. I would recommend this to any students that attend ASU. On top of all of that I feel very safe here! 5 Stars!!

After living at Nine20 for 2 years i genuinely have nothing but good things to say!! I wish i could live here forever!! it’s SO close to campus the study rooms are stunning. it’s always clean here and smells AMAZING in the hallways… I am a boxer and the fact that they have a boxing bag helps me train and i love it here !! also the staff is always so nice and helpful. I love that there’s a gate in the parking garage so i don’t have to worry about random people stealing my parking spot or breaking into my car :) also i love the pickleball court and the dog park in the back !
