This apartment is a nightmare. It was good for about 6 months and went completely downhill over the last year and a half. Leasing managers are unhelpful and don’t even try to help solve issues. There’s leaks in the gym, broken gym machines, trash overflowing all the time, and everything is always dirty. The sauna and golf simulator have not been operating since I moved in two years ago. We were promised the new pool would be done in a timely manner but it was closed for 10 months (and still is, end of June!) while under construction. Construction started at 7 AM (when it actually DID happen) and during finals week for an apartment complex meant for students. My roommate had multiple problems with internal theft and they did nothing to solve it besides hiring a new maintenance crew the next week. They say that they have cleaners (which I’ve seen in the lobby) but don’t have any of the floors cleaned outside of the lobby so it’s a mess everywhere else. The printers go down every other week and the elevator hasn’t been working for three weeks now. Did I mention half the doors are broken so anyone can just walk in? I could not recommend this apartment complex any less and paying this much for it (while not having a pool basically the entirety of my lease) has been disappointing to say the least.

I am writing this review because, unfortunately, it seems to be the only way to get management’s attention when issues are not being addressed. Currently, the side entrance fob access has been broken for weeks, creating an ongoing inconvenience for residents. The women’s sauna light hasn’t worked for the entire three years I have lived here, and the sauna completely stopped all function a few months ago. My repeated maintenance requests for it to be repaired have been ignored. The wifi is consistently spotty at best. It’s clear that repair is being neglected here as well. This is completely unacceptable for a student apartment complex. If residents are expected to tolerate prolonged, undisclosed, disruptive construction to the pool, the least management could do is stay on top of routine maintenance issues. Overall, the lack of responsiveness, transparency, and consistent upkeep has been extremely disappointing.

This place is horribly managed and maintained. Management are unhelpful and rude. Don't expect amenities to be available at all. The pool has been under renovation since the beginning of the year (still not operational). Wifi outages are frequent and mostly without any notice, which is wonderful for students. Elevators are constantly broken and will remain broken for days or sometimes weeks. AC units break ALL THE TIME. Our unit's dryer was out for months and I had to put out three maintenance requests for them to fix it! The parking garage entrance was broken for weeks at the beginning of our lease, which is ridiculous because we pay an additional $100 a month to park there. Despite all these things we pay for being broken, we have received no discount in our rent whatsoever. According to one front desk worker they aren't even allowing us to do any walk throughs upon move out. Somehow that seems odd as my roommate was easily able to do so when she moved out. This just shows how inconsistent management at District is.

One thing I’ve noticed while reading through these reviews is that many of the recent 5-star reviews appear to be from future residents who haven’t actually lived here yet. It genuinely makes me wonder whether The District is incentivizing incoming residents to leave positive reviews before they’ve experienced what it’s actually like to live here. Because the people who currently live here are sharing a very different reality. As a current resident, I feel like this property takes advantage of ASU students by charging premium prices while failing to provide the level of safety, cleanliness, and amenities that are advertised. During my lease, the pool was closed for 4/5 of the time I lived here. The sauna has been unavailable for the entirety of my lease, the sports simulator disappeared, the gym A/C frequently doesn’t work, and the elevators are broken more often than they should be. The property itself is poorly maintained. The building often smells like garbage, trash accumulates around the parking garages and common areas, and there have been ongoing issues with roaches and ants. If you live on the first floor, expect your balcony to constantly collect bird droppings, leaves, trash, and other debris. Safety has been one of my biggest concerns while living here. Exterior doors are frequently left unlocked, allowing unauthorized individuals to access the building. There have been break-ins and ongoing concerns about individuals wandering the property. Most concerning of all, I have personally had men enter my apartment using keys without any prior notice being given to me. Maintenance requests often take days to be addressed, Wi-Fi connectivity throughout the building is unreliable, and the package system offers little security, resulting in multiple stolen deliveries. Guest parking is also extremely limited, leaving visitors with the choice of paying to park or risking being towed. What has been the most frustrating is the lack of meaningful action from management. Residents repeatedly raise the same concerns, and while apologies are offered, very little seems to change. I understand that no apartment complex is perfect, but for the amount students are expected to pay to live here, these issues should not be considered acceptable. I strongly encourage prospective residents to read reviews from current and former tenants before signing a lease. If I had known then what I know now, I would have chosen to live somewhere else.
