Came in for a tour it was everything that was shown online and more one of the most beautiful places to live in in Gainesville. Perfect for student housing and if you ever go in, make sure Isaac is the one who gives you a tour. He knows his way around the whole place and can answer any questions. Not to mention great pricing for all the 24/7 amenities.

DO NOT MOVE HERE. I REPEAT, DO. NOT. MOVE. HERE. All good reviews are from raffles they do in which you have to leave a review to participate and boost their numbers, so the majority are fake. First of all, the name of the complex and the management at this complex has changed like 3 times within the last couple of years, which they do to try to escape their bad publicity, and as a result the office is always disorganized and doesn't know what's going on. DO NOT TRUST anything that they tell you, and take everything down, because they never keep their word and will try to screw you. There's roach infestations in every unit that no amount of pest control gets rid of. They will try to charge you for things that don't make sense repeatedly, and they take advantage of students bc they know we are young to try to milk us for money. In the middle of my lease, they moved me to a whole other building because they wanted to do construction. Now that I'm moved out, they are trying to charge me for damage that I didn't even cause bc that wasnt even my unit originally!!! On top of that, several of the roommates they matched me with were insane and literal thieves. Not to mention they would never tell me when someone is moving in and a random person would just show up in my apartment one day. SAVE YOURSELF DO NOT MOVE HERE!!!!!!!!!

This is an older apartment complex that has been renovated. If you're looking for a good deal, you may find some of the best offers toward the end of June, including discounts on rent and sometimes waived application fees. So far, most of the staff members I’ve interacted with have been great, friendly, helpful, and professional. Unfortunately, I had a very negative experience with one WHITE staff member who is around 30. She was consistently rude and impatient, often responding angrily instead of taking the time to listen and understand my questions. When I asked for clarification or repeated a question because something wasn’t clear, she became irritated and even told me to “get out.” When I responded to her in a similar tone, she threatened to call the police. The interaction made me feel uncomfortable and unfairly treated, and I personally felt that there may have been racial bias involved. What made the experience even more disappointing was that this happened after I had already made my full payment, which was due a week before move-in. I had simply gone in to ask about my friend’s account, as we had applied around the same time, and to clarify an application-fee waiver. Aside from this particular interaction, my experience with the other staff members has been positive. I’ll update this review after moving in and having more time to evaluate the overall living experience.

The complex had been recently purchased by new management so I lived there in the 2025/26 school year as they were rebranding and switching things over. It was genuinely one of the worst experiences of my life and the way management and staff handled every horrible situation that they were responsible for was genuinely sickening. My roommate and I lost thousands of dollars of furniture, belongings, and food due to the untimely and disrespectful nature of the complex. They broke our lease multiple times, ignored us, and constantly treated us like children while happily taking money from us. They value keeping peace with squatters more than the people who have rented from them for multiple years.

I’m not one to write reviews, but if my review stops someone from living here then it’s worth it. My time at the quarters was nothing short of hell on earth. When I moved in the apartment was dirty and full of things left from serval previous tenants such as old items in the fridge, liquor bottles, laundry room items ect. Within my year of living there I experienced 2 flooded toilets which spread all the way to the front room, Circuit breaks, sink and dishwasher flooding, roaches, and worst of all a broken AC. The broken AC and heat was a problem the ENTIRE time of my residency. In the winter the unit was 50 degrees inside and in the summer it was 80. I had pets and was constantly worried about their well being while living here resulting in me having to rehome them. I called and sent maintenance request serval times about it but I’d be broken within the next week. Sometimes within a day or two. After so many problems I went to the front to ask how to get out of my renewal lease that I had signed less than two months in to my first one after urging reminder texts. They told me that there was no renewal and that I had to turn in my keys and complete a checklist by the end of the month. After turning in my keys and moving out they changed their word and stuck me to the renewal. I talked to multiple lawyers that all said I had gotten myself into a shady contract with no way out. I ended up having to pull out a personal loan of 5000 to avoid eviction and a bad record. They take advantage of young students especially ones with little to no family guidance like myself. DONT be like me. Live somewhere else.
