Athens Ridge, athens-ga

I have lived here for 2 years and it has been nothing but sort of miserable. Cars are always loud, didn’t change door code so old tenants came into the house without communicating, maintenance takes at least a month to get anything done, the office never calls you back or picks up, my roommates moved into rooms with broken dressers and beds and then they were charged for it during move out even though they consistently put in maintenance requests, and best part of all is that they basically charge you for living there when you move out. I have been charged 3 times for painting??? They’re so incredibly money hungry. If you sign a lease here please know you’re going to be paying at LEAST $500 in move out fees that NO OTHER apartment complex is going to charge you. They basically charge you for living there.

DO NOT LIVE HERE!!! The management is the worst i have ever lived in. They do not care about your issues. Our apartment has had 3 separate leaks from the old rusty pipes they put into the apartment. One of the leaks was into my closet and got nasty water all over my clothes. The repair took forever and no apologies from management. Next, our thermostat kept breaking and raising the temp to 80 degrees in the summer, this is happened to me in two separate units i have lived in at athens ridge. They refuse to take the problem seriously and WILL make you pay the extra cost for the heat. Next, I had a roommate that kept coming into my room and causing general issues, they do not care and told me that she has every right to come into my room. So do not expect the management to defend your personal space, your roommates can go in and out of your room as they please! Next, they tried to charge my roommate for not removing stuff that she did remove, once we provided proof they took back the charge, so they are also liars! Next, they tried charging us 100 dollars for a trash bag that fell out of our bin, and they would not wait the one extra day to give us to travel hours back to our apartment to put it away. Next, the gate and pool are constantly broken, along with the mailbox keys. They lie and try to say that they give you extra keys and pool bands that they did not give. So ultimately, the management are liars, they dont care about you, and they will take your money at every chance they can get. I hope my review has warded off many customers because there are so many other places in athens that would be better than athens ridge. thanks :)

When I toured the place, it looked magnificent - big rooms, clean amenities, good furniture, etc. Moving in, I was not met with the same level of quality I had been lead to believe would be there. My room was not clean, I had to replace several lightbulbs on my own, and I had broken furniture. Despite me putting in maintenace requests and visiting the office frequently, it took them two months to replace my broken desk - and when I finally got an update on it, I was the one who had to retrieve the desk from the office and build it myself, only for it to be much lower quality than the original broken desk. Furthermore, their community items are subpar at best. There are no street lights or cameras on the property except for at the gate and at the club house. They only recently "fixed" the lazy river, they have a hot tub that hasn't been cleaned in forever, and the pool is often filled with debris. I found glass from bottles in there once. The community itself is full of what I can only assume to be screaming goats. I have hardly gone two days without a loud car, a drunk group, or a person who thinks their bassed-up music is the light of everyone's life. And management has refused to do anything about this. Then there is management. I know they just went through a change, they went through one when I first moved in too. They are quite frankly incompetent. There has only been one person in contact with the community and they are the only one who seems to be on our side. Lord help you if you need to take the shuttle to campus or don't have car, because there will be days when the shuttle breaks or they can't get a driver. You will be told about this at earliest 5 minutes before the shuttle leaves and at latest 30 minutes after it was supposed to leave. I know most people who read this have probably already signed the lease, and I wish you luck. I'll warn you now, you will pay out the wazoo for this place---MUCH more than anything they estimate. ~$100 for utilities alone. KEEP EVERYTHING YOU GET IN YOUR WELCOME PACKET IN A SAFE PLACE, YOU WILL HAVE TO GIVE IT BACK AND IT WILL BE EXPENSIVE TO REPLACE. They're charging $100 for three rubber bands and $30 for a sticker with the year on it. My best advice I can give is spend as much time away from this place as possible.

If you want to waste your money, get ripped off, and be treated unfairly, then Athens Ridge is the place for you. They charged me $100 more than the amount we had agreed upon. After I moved out, they added outrageous charges to my account and falsely claimed that we moved furniture. My experience was extremely disappointing due to their misleading practices and unfair billing. Not to mention slow maintenance, zero repairs and irregular shuttle I would strongly recommend reading your lease carefully, documenting everything, and thinking twice before signing with Athens Ridge.

Once again Athens Ridge has shown their sole desire to make money wherever they can. Many got double charged for utilities this month and when calling in I was told the second charge was an estimation based on how much I’ve been spending; however, there are only 2 people living in my apartment until our lease is up yet the “estimated value” was far higher than my normal utility bills. I cannot recommend this complex to anyone who isn’t willing to throw away money. (Poor management, inconsistent buses, slow repairs)
