Arches On The Lake Student Living, athens-ga

You truly get what you pay for moving into here. The rent is cheap but at what cost. Bugs are everywhere, we moved into an apartment filled with food and things from previous tenants that failed to be cleaned up by the property, and the management is rude when handling issues. The one positive thing is that UGA busses come here. We had a cracked window for months and their solution was to put a wooden board over our entire window (mind you we pay extra for a lakeside view apartment), when work orders were put in maintenance was friendly, but they would randomly walk into your apartment without knocking. Inspections would last about 3 seconds per room and we notified them of problems that were there before we moved in. Now that we have moved out we are being fined $700 combined for problems we have already addressed to maintenance and we’re told it wouldn’t be our problem. Being charged for a broken chair we notified was broken when we moved in, painting fees when our paint would chip off so easily, they don’t fill or fix holes in walls, they paint over the holes and charge u for a total fix. I am confused why I am being fined this much when none of this was done for us when we moved in. These pictures show the condition of our apartment when we moved in, melted sticky sugar and food left in cabinets, fridge and floor were filthy, left over cleaning supplies and shoes from the previous tenants. Don’t charge me for fees, when I moved into a dump.

My roommate and I have lived here for two leasing terms now, and it’s truly the best place to live in Athens. We’re in a two-bedroom standard—cosmetically it isn’t the “fancy” kitchen/bathroom setup (compared to the premium), but we made it our home and wouldn’t change a thing. We’ve constantly enjoyed the amenities (pool swims, summer afternoons outside, and plenty of pickleball), and we’ve had so much fun at all the events hosted at the clubhouse. I’ve also gotten VERY familiar with both the office staff and maintenance team, and I can say with full confidence they’re the best and most understanding people in Athens. Hannah, the leasing manager here at Arches, is one of the most dependable and genuinely sweet people. My roommate and I always look forward to seeing her and chatting about silly random things. I’m so sad to be graduating—not just because I’m leaving college and my friends, but because I’m leaving the little home I’ve built here at Arches on the Lake. It’s truly been the best experience.

I lived in a 2X1 with my roommate, and living here was a nightmare. First off, everything looks nice, but it is HORRIFICALLY ROACH INFESTED. It's insane. The roaches were coming in from behind the fridge and were in every drawer, microwave, and vent in the kitchen. My roommate and I were clean freaks. We never left food out; everything was sealed/put away. We had routine pest control, put out our own traps, and nothing helped. I refused to even cook anymore or be in my living room due to bugs crawling across the silverware in the drawer, trying to get into the microwave while it was running, or seeing them pop out while cooking on the stove. When I moved out, I threw basically everything away in the living room and kitchen of mine, and so did my roommate. Looking at other apartments in Athens, I was so cautious of making sure my new apartment didn't have bugs due to the nightmare of this place. STAY AWAY.

Apartments look nothing like the ones they show you on the tour. Maintenance is acceptable. They will nickel and dime you for every little thing when you move out. Amenities are good. Apartment complex is clean. Parking decent. Giant chess is cool.

While when we first moved in, we had experienced some pest problems however that was swiftly taken care of through our own efforts and the combined help from the Arches team. Our neighbors were extremely friendly and welcomed us to the complex within the first week. One of the neighbors, Kaylee, actually works in the front office and was very helpful with me and my roommate getting settled in. Very friendly people with an outrageously gorgeous property almost anywhere you go. Despite other reviews that could deter people from this place, I think this is a wonderful community and an excellent opportunity for any student at UGA looking for somewhere to live.
