I’ve lived at The Eclipse on Broad for three years, and honestly, we considered moving at one point—but Catrina, the property manager, was the main reason we stayed. She’s incredibly kind, on top of everything, and truly cares about the residents. Whether she’s handling requests fast or decorating the place to make it feel like home, she goes above and beyond. Catrina makes this community feel personal and welcoming, and it just wouldn’t be the same without her. We’re graduating and we’re going to miss her so much! Also, shoutout to Meiko, the maintenance man—he’s the best and always gets things done quickly.

If you like to live with bugs and be talked to rudely by maintenance then you should definitely move here. I have had multiple problems with bugs during the time I have moved in here which was August. For the amount of money I am paying to live here, there should not be constant bug problems. And the pest control does not do anything, they spray an area once and say they came by. I want to feel comfortable in a living space, and don’t feel comfortable at all living here. The maintenance person is also really rude, passive aggressive, and dismissive. If the renewal period wasn’t so early in the year, I would not have renewed it. Since first semester is almost over, I have a better idea of what it is like living here since when I did renew in literally August or September. I would not recommend it at all.

My roommates and I have loved living at Eclipse! It's walking distance to downtown and campus. We've had things that needed repairing and the management has been timely in answering the work orders. The townhouse has super spacious bedrooms as well as a large living room and kitchen, bigger than most apartments I've seen in Athens. The garage being so close is also a bonus. Would highly recommend!

My first year living here was slightly below average, simply because of the old management. Thankfully, this year brought a change in management, and it's been significantly better. The new staff is so friendly and clearly wants to improve our living arrangements in all possible ways. I now love living here! Great location - close to downtown, close to campus, and right next to a UGA bus stop. Spacey living area and good quality appliances. It really is a great deal too, especially when comparing it to other downtown living options. If you're looking for a downtown apartment, definitely check out Eclipse.

The current management is dishonest, so be warned if you are moving in here while Pierce Education Properties owns this complex. I moved in here 2 years ago and went through 4 different management companies while living here. I moved out last month in July and Pierce Education Properties (PEP) is currently trying to charge my roommates and I for things that had been documented with previous management. For example, the units come furnished and right after my roommates and I moved in we had a chair and coffee table removed by management and documented it in a work order. When PEP took over, they wiped all previous work orders from the system. They are currently trying to charge us to replace the furniture because they "have no record" of the furniture being removed. They are trying to take advantage of four girls who were 20 years old at the time and trusted the previous management. It is unacceptable and unprofessional for PEP to try to charge previous tenants for their incapability to obtain and retain sufficient records on their purchases or their unwillingness to reach out to previous management to recover the records. For a company that boasts on their website as "providing management expertise across almost 30 universities in 18 different states", PEP should know how to retain records and do their due diligence when they purchase a property. In addition to the bogus charges, they are unresponsive to their emails, which is frustrating when that is the only way to dispute a charge. I sent an email over two weeks ago and had to follow up four times to get a response. The community manager said she was looking into it right at that moment. Two days later, I have still not heard anything back. Sent another follow up email It is looking like our best option at this point is to take it to small claims court. If you live here now, just be warned and document everything yourself. It is a headache to deal with them, and I do not feel Pierce Education Properties should be trusted.
