Stayed here for my senior year in a second-floor 3Br/2Bth unit. Overall I liked my stay for the good location and pretty nice interior, but the property owner is very predatory about taking your security deposit. I would STRONGLY recommend any future tenants to take pictures of EVERYTHING in their unit the first day they move in so you can prove that any damages were not caused by you. Pros: - Central heating and cooling, in-unit washer and dryer, rooms are pretty spacious and furnished with a bed, bedframe and table, living rooms are very spacious and have a couch, kitchens have bar stools for the kitchen island. - The building manager Chris is super helpful to tenants moving in and out if you can manage to catch him. He helped me move my giant dressers and floor lamps out of basement storage up to my unit. - The property manager David was responsive when I was asking him about whether there was Central A/C and about fibre wifi setup. - Chris is also fairly responsive to calls or maintenance requests. He came and helped us same-day when we locked ourselves out of our bathrooms or rooms. - Rent can be split equally across all housemates and autopaid through an online portal. - Location is great and housing unit looks pretty well up-kept with everything mostly working. Cons: - David, the property owner, is very predatory about the security deposit. There is a default cleaning fee of $500 in the lease so that cleaning prep for the next tenants are done on /your/ dime. We kept our place reasonably clean but were still charged it nonetheless. - I also had the tiniest paint chip from tearing off a command strip wrong and I was charged a ridiculous $240 to repaint the entire wall. We had another paint chip that David initially charged us another $240 for, but were able to argue out of it because we took photos when we moved in. - That (above) is on top of the fact that rent ($1.2k-$1.3k, depending on unit) is already pretty expensive as far as off-campus housing options go. - Chris is super overstretched as he is made to manage three properties and it can be quite hard to catch him or have him follow through on his promises. It took him three days to show up to fix a smoke alarm that was beeping and keeping us up all night, and he also assured me he would help me fix the minor paint chip without cost but did not do so. We wanted to have him look at a stain on our bathroom ceiling, which he promised he would do so on Saturday, but we ended up calling him all day Saturday so he managed to come in on Sunday. - The rooms are very not soundproof; from the living room you can hear people talking at conversational volume in their bedrooms though you couldn't make out what they say. - The stairwells in the building smell foul like sulfur constantly.
