The Tannery

The Liberties is billed as Dublin’s coolest neighbourhood: a mash-up of history and nightlife, culture and street life – and you’ll be right in the middle of it all. Plus, The Tannery provides the social spaces to keep you happy on the home front too, including study rooms, a gym, a games room and a cinema space. I believe maintenence is quick and effective. They are always ready to help. Cleanliness is also great, facilities are always clean and tidy. I like the bedrooms, they are well furnished and very clean. The hardwood flooring is nice and makes things easier to clean. The double bed in each room is also a plus as many student accomodation only give a single bed. I also like the study desks and lighting. Very useful for students. The closet space is also very useful.

I honestly would not recommend anything Yugo. For the amount of rent they charge, the quality is really bad. It feels like they take advantage of students because they know we do not have many other choices. Reception at the Tannery building is basically nonexistent. Cleaning equipment is also a problem. You only get a sweeping brush, and if you want a vacuum cleaner you have to walk to New Mill and hope one is available (there are only a few shared between both buildings). My room is in poor condition. The floor is cracked, the chair is stained, the kitchen fan does not work, and the walls have water damage and what looks like mold. The gym is disappointing. A lot of the equipment is broken, it is often dirty, and it does not seem to be properly maintained. The washing machines are another issue. They do not properly clean or dry clothes, yet a standard wash costs 5.20 and drying costs an extra 2.80, which also does not work properly. Noise is also a big problem. Rooms facing the central square are very loud because the sound echoes straight up. I have had to buy a fan and use white noise just to be able to sleep. I am paying 1300 a month, which is crazy for what is provided. Overall, I regret choosing to live here.

Modern and very nice facilities. Also a central location in a safe area. Beds are uncomfortable, no sound insulation whatsoever (both from outside and from inside the apartment). The kitchen has very modern facilities and is very spacious though I must admit. The rooms are also arranged in a way that makes them feel spacious. Generally this property does not really care about anything and this is a good and bad thing simultaneously. On one hand, people could bring over friends and host parties and everything and nobody batted an eye. On the other hand, any maintenance request would take a while to be tended to and if it required a budget above €1 it would be ignored. Personally I had several poorly managed maintenance experiences. 1: Our TV could not connect to the wifi and we have been asking staff to help us out for 2 months as only they knew the password. Nothing. 2: If you have an iphone device, make sure to have a mobile data plan because their wifi here does not work with apple devices. We all complained to the staff and all they did was say that they are aware of this and are using data. 3: Many complaints have been made about the dryers of the accommodation not working. The property just blames “CircuitGo” (the laundry company) and refused to help out. 4: My room had severe flooding issues whenever it rained. Despite many weeks of logging the issue on the maintenance requests, emailing and going down to the reception, I was met with generalised email replies and was ignored until the winter passed as they just hoped to get away with it for one more year. 5: My bathroom very often REEKS of food (something wrong with the ventilation system — the stench is carried over from somewhere). My clothes have started to smell, I’m running around all day spraying room diffusers. Despite many emails and maintenance requests, I am once again ignored and all I get is promises that they will “look into this” with no result. I would say that you should keep this as your last option.

The reception and maintenance teams are genuinely lovely and very efficient — always friendly and on top of their work. However, I would strongly recommend avoiding Block C. It is located directly above a bar/events venue that plays very loud music late into the night. The vibrations are noticeable, and the walls are extremely thin, so it often feels like you’re trying to sleep inside a nightclub. Unfortunately, this issue has been mentioned repeatedly in past reviews and does not seem to be properly addressed by management. Effective soundproofing does exist, and it’s disappointing that this hasn’t been implemented, as it significantly affects quality of life for residents in this block.

Small rooms are to be expected that is okay. Unfortunately the room I was in was also smelly (old smoke?) , and very noisy from 4:30/5 am onwards. (Not that the beds were comfortable anyways). Can't recommend it and should have taken a closer look at the reviews before booking.
