I believe maintenence is quick and effective. They are always ready to help. Cleanliness is also great, facilities are always clean and tidy. I like the bedrooms, they are well furnished and very clean. The hardwood flooring is nice and makes things easier to clean. The double bed in each room is also a plus as many student accomodation only give a single bed. I also like the study desks and lighting. Very useful for students. The closet space is also very useful.

I stayed at The Tannery for a full academic year (2025/26), and overall I would describe it as a reasonably good place to live. However, there are several advantages and drawbacks about living here that are worth considering before making any commitments. Positives: One of the biggest advantages is the location. There are plenty of nearby convenience stores and supermarkets, including Tesco Express, Centra, Spar, Centz and Lidl, so it’s very easy to pick up groceries or other essentials. For students at Trinity College Dublin, the accommodation is within walking distance to the university (around 20–25 minutes), which can save you both time and transport costs. The area itself is relatively quiet and away from any main roads. While there can be occasional noise, this is usually due to other residents rather than the location. The rooms are of good quality with plenty of storage space, but they are a bit small (around 12.5 square meters). The shared kitchen is also well-equipped with multiple stoves, ovens, microwaves, dishwashers, fridges, and freezers and has enough cupboard space for all residents. There is also an on-site laundromat where you can do your laundry and a small gym if you wish to exercise. Drawbacks: The main downside is the price. Even the cheapest rooms are quite expensive (around €320 per week), so you are definitely paying a premium price for the location. Another inconvenience is that the Tannery’s reception is not in service. If you ever need assistance or you need to borrow a vacuum cleaner, you will need to go to the nearby student accommodation (New Mill) that is also owned by Yugo, which can be a hassle. Although there is a laundromat on-site, the machines are not always well maintained. For example, dryers often have poorly cleaned filters, which makes it nearly impossible to dry your laundry no matter how long you keep it there. The cost is also quite high (€4.70 per wash and €2.80 per dry). All residents share a kitchen and living space with up to 7 other people regardless of the room-type or floor you chose, which makes it feel pretty crowded at times. Hence, getting enough fridge and freezer space can be difficult. In addition, cleanliness is entirely the responsibility of the residents. If you are not willing to maintain basic hygiene and clean up after yourself, your kitchen and living room will quickly become unpleasant to use or be in. Finally, depending on your room’s location, the view outside your window may not be very nice. In some cases, rooms face directly into nearby buildings (such as the Aloft hotel), which can make it pretty difficult Overall: The Tannery is not perfect and living there will come with some frustrating challenges, especially in terms of cost and shared living conditions. However, it offers a convenient location, decent room quality, and good facilities. I wouldn’t describe my experience as totally negative, but whether it’s worth it will depend on your budget and tolerance for shared spaces.

I honestly would not recommend anything Yugo. For the amount of rent they charge, the quality is really bad. It feels like they take advantage of students because they know we do not have many other choices. Reception at the Tannery building is basically nonexistent. Cleaning equipment is also a problem. You only get a sweeping brush, and if you want a vacuum cleaner you have to walk to New Mill and hope one is available (there are only a few shared between both buildings). My room is in poor condition. The floor is cracked, the chair is stained, the kitchen fan does not work, and the walls have water damage and what looks like mold. The gym is disappointing. A lot of the equipment is broken, it is often dirty, and it does not seem to be properly maintained. The washing machines are another issue. They do not properly clean or dry clothes, yet a standard wash costs 5.20 and drying costs an extra 2.80, which also does not work properly. Noise is also a big problem. Rooms facing the central square are very loud because the sound echoes straight up. I have had to buy a fan and use white noise just to be able to sleep. I am paying 1300 a month, which is crazy for what is provided. Overall, I regret choosing to live here.

The reception and maintenance teams are genuinely lovely and very efficient — always friendly and on top of their work. However, I would strongly recommend avoiding Block C. It is located directly above a bar/events venue that plays very loud music late into the night. The vibrations are noticeable, and the walls are extremely thin, so it often feels like you’re trying to sleep inside a nightclub. Unfortunately, this issue has been mentioned repeatedly in past reviews and does not seem to be properly addressed by management. Effective soundproofing does exist, and it’s disappointing that this hasn’t been implemented, as it significantly affects quality of life for residents in this block.

If you study in RCSI please go to new mill do not stay in the tannery I hate it so bad!!!!, the tannery is soooo much worse than new mill! . I complained multiple times about the laundry room they literally DO NOT work! They do not clean nor dry your clothes! And they did not do anything about it. Let alone how annoying it is! There is a bar behind block C . How stupid to put a bar behind a student accommodation??? …. Also no matter how hard i clean there is always sliver fish. 2 stars only for the people working in reception they are so sweet and the maintenance guys are very helpful. Such a wasted potential (: could be a good place for the 1400euro i pay
