It is a lot of money for what you get. Yes you get your own ensuite but be prepared for a dirty room with damage from previous tenants on your move-in. Not only did I experience this but several of my flatmates and friends in other rooms have expressed this to me as well. It's also a huge pain to try and have a maintenance request filled. Be prepared to wait a while. I find it funny how despite all this, the maintenance man seems to just appear in your room out of nowhere with usually no advance notice (really makes me feel uneasy about the security of my belongings and general privacy, thanks guys!) Not to fix your issue of course, but at the request of management for some other random issue. Only reason I'm leaving more than one star on this already long review is for the two ladies who generally work the front desk during the day. They're incredibly professional and kind. Wish the same could be said about night staff, sort of would appreciate if they mind their own business when I'm trying to enjoy a cig at night. As an adult I don't need input on my chosen smoking spot if it's outside the building in a public place away from others who may not want to breathe it in. If I'm out on the sidewalk minding my own business there is no need to bother me. Email communications are often sent in error as well, leaving confusion over whether certain messages are actually meant for that resident. Honestly just wouldn't recommend. I've lived in several different student accommodations now and this is one of the worse ones simply because the management is so poor.

I’ve been staying at Glassyard Building for almost a year, and it has been a really good experience. The accommodation provides all the basics you need, and although the rooms are on the smaller side, they feel cozy and comfortable. Security is reliable, and the managers are friendly and approachable, which makes things much easier. The location is convenient, with both tube and bus connections nearby, plus several supermarkets and shops within walking distance. The atmosphere is lively, with plenty of student activities to get involved in, making it easy to meet people. Maintenance is carried out regularly, which sometimes brings a bit of noise and room checks, but it also means the facilities are being looked after and improved. Overall, Glassyard feels like a safe, welcoming, and social place to live, and I’ve enjoyed my time here.

Allowed guest and socials as resonable with flat mates, Security is vigilant. Clean and well kept. The area is lovley and so well connected for moving to london for the first time it was a great place to start out. Great Studio and common space with pool and Tv and free food on occasion in the fridge as as regular events hosted.

Place itself was not that bad. However, at the same time, some of the facilities were lackluster. The beds were not made when I came and I could feel the dust in the air. This made me cough a lot and I had to buy a hoover. Unfortunately, I couldn't use my namesake of Henry Hoover and take the dust out myself, so I had to spend extra money. 3/5 overall

The most spacious room I’ve ever had in London! The staff is all incredibly helpful, especially this gentleman who assisted me in moving more than 10 boxes. I really appreciate his kindness!

As part of your contract you have agreed to look after your room and not cause any damage. We know accidents do sometimes happen so a list of possible damage charges are available in our Residents’ Handbook

All your payment dates are listed in your agreement. It’s really important you understand these payments must be made on time. We ask for a portion of your rent along with your Tenancy Deposit, usually at the beginning of August.

If we haven’t received your first rent instalment and Tenancy Deposit payment by the time your tenancy starts, your booking may be cancelled. We also won’t be able to let you have your key so it’s important to make sure you have everything in place especially as you may not receive your student finance or bursary until after these dates.

You’ll be asked to pay an advanced rent payment when making your booking, to reserve your room, and your first rent payment is usually required at the beginning of August, ahead of moving into the property. Selecting to have a guarantor allows payment of your rent in instalments, or, if you prefer, and are able to make your full years payment upfront, you won’t need a guarantor.

If you do choose to have guarantor, please make sure they understand they are committing to pay the rent if you aren’t able to. For most Fresh properities, guarantors do not need to live in the UK but must be over 18 and not live in a property managed by Fresh. This criteria can vary between our properties, so please refer to our booking information for the most up-to date guarantor requirements at your chosen location. Once you have signed the agreement your guarantor will be asked to provide proof of ID and address and sign a copy of the agreement.

You need a TV Licence if you watch or record live TV broadcasts on any channel, on any service, or through any device, including streaming services like BBC iPlayer. This also applies to watching live TV on platforms like YouTube, ITVX, or Amazon Prime Video. However, you don't need a TV Licence if you only watch on-demand content or never watch live TV. We're all grown-ups here so of course occasional overnight guests are allowed. Please don't invite someone to stay for more than three consecutive nights though, and always check with your flatmates first that they're ok with extra house guests.
