I have been meaning to write this review for quite some time, but only now found the opportunity. I lived at Lightfoot Hall from September 2023 to July 2024 while completing my master’s degree at a nearby university, and I feel it is important to provide an honest account of my experience for prospective students. Overall, my view is that Lightfoot Hall falls significantly short of expectations, particularly given the exceptionally high cost. I was paying over £500 per week for a 13-square-metre room, and for that price, the accommodation did not deliver value remotely in line with what was expected. To begin with the positives: • Excellent location – The accommodation is very well located just off the iconic King’s Road, which is undoubtedly one of its strongest advantages. • Security – With reception staffed 24/7, I consistently felt safe during my time there, which is an essential factor for student living in London. You couldn’t enter the building without a key which added to the security of the accommodation. • Package handling – Having staff available at all times also meant there was always someone to receive parcels or important letters. However, there were substantial downsides: • Misleading room standards – The rooms were advertised online as “modern,” but this was far from my experience. My room was outdated, worn, and in poor condition upon arrival. It was unclean, and the furnishings and facilities, including the desk and bathroom, felt old and heavily used. For the price being charged, this was deeply disappointing, especially the uncleanliness upon arrival. • Restrictive and inconsistent policies – Certain rules felt unreasonable, particularly the policy prohibiting guests from staying for more than three days. As an international student with visiting family and friends, this was especially inconvenient. Furthermore, for the extortionate price I was paying, I felt I should have had the right to have guests over for longer than 3 days. Additionally, storage policies appeared inconsistent; during the viewing process, I was told multiple bags could be stored, but once living there, residents were limited to one bag. More broadly, staff attitudes seemed noticeably more welcoming during the sales process than during tenancy, where interactions could feel condescending. • Laundry issues – Washing machines and dryers were frequently out of service, despite residents paying additional fees of approximately £3 per load. Considering the already excessive rent, this felt unjustifiable. • Maintenance failures – At one point, the lift was reportedly out of service for around four months, which is unacceptable for accommodation at this price point. • Poor Wi-Fi – Internet speeds were often frustratingly slow. • Pest problems – There were issues with rats in the building towards the second half of the year. • Questionable review practices – At one stage, residents received promotional material encouraging 5-star Google reviews in exchange for the chance to win a prize. While I do not recall the exact details, it struck me as an untrustworthy attempt to artificially boost ratings. Although it has now been nearly two years since I moved out, during my stay the building itself felt old, run-down, and poorly maintained. I regularly had my lights not working, the shower door not closing causing floods and more. Among my university peers, my accommodation became something of a running joke because of how disproportionate the expense was compared to the quality provided. Ultimately, I am writing this review because it is the kind of honest feedback I wish I had encountered when searching for student accommodation in London. While I do not wish to be unnecessarily negative, I believe transparency is essential, especially when students are making such significant financial commitments. Lightfoot Hall may offer an excellent location and strong security, but in my experience, these positives did not come close to justifying the extraordinarily high cost.

Its a great accommodation, great location and really good service. Most of the necessary things are accessible and the facilities provided are very convenient. For me the view from 10th floor is the best part!

Student Castle is doing everything they can to try frighten students into thinking that Renters' Rights Act 2025 doesn't apply to their assured fixed-term shorthold tenancies, and that they cannot give notice to end it. They served a Section 21 notice on 30 April 2026 with the sole intention of claiming that it stops the transformation of our tenancies into periodic tenancies in accordance with the law! They care only about money, and staff complains that they are not paid correctly, despite the high rents that the students pay. There is black mould in the building (Lightfoot Hall in London), the rooms are very small and very hot because there is no heat protection on the windows (depite the management claims). Avoid! They are worse than Scrooge... You are not protected.
