In my five years of renting experience, Grinffon has by far been the worst place I’ve ever lived. Unless you’re happy to pay for stress and frustration, there’s absolutely no reason to stay here. 1. My room had no electricity for three weeks and I received no compensation at all. Although they gave me a temporary room, it was full of problems (bugs, broken curtains, broken sink – all reported). Before anything was fixed, they demanded that I move back while I was away, but the room was still not repaired. Then they asked me to move again. This showed zero consideration for residents. In the end, I couldn’t stand it anymore and stayed at a friend’s place – yet they didn’t refund me a single penny of rent for those three weeks. 2. The service is appalling. To be fair, there are a few staff members who are great, and I sincerely thank them. But the bad staff is enough to ruin your whole day. She seems to have perfected the art of avoiding “please” and “thank you” and always find reasons to blame you (for what exactly?). She once scolded me for picking up a parcel “too late,” even though the rental terms say nothing about time limits – in fact, I picked it up the same day it arrived and still got blamed. When my key card stopped working, the issue was eventually resolved, but at the time I went to the desk, the staff member openly complained about me to a colleague right in front of me. This was extremely rude and unprofessional. After I submitted a complaint, the manager told me that “the lady was just very tired.” Hello? I’m a paying tenant – you’re being paid to work here. I’m not asking for luxury service, but basic politeness should be a minimum. That said, there were a few positives. When everything was functioning properly, my original room had decent storage space and a thoughtful layout. The social environment made it easy to meet new people, and the location is undeniably convenient — easy to go to Waterloo and Victoria stations, and surrounded by supermarkets of all levels. I’ve already moved out, and whether these issues have been fixed no longer matters to me. But if you truly care about feedback, you should be the one to reach out – not me chasing you.

Overall living experience is good, close to train station and bus stop, has direct bus to imperial south Kensington. It has several large supermarkets around so very convenient for grocery and shopping. Recommend to live in higher floors otherwise the trains’ noise will be a bit large. But sometimes it take too long for staff to come to inspect and repair reported room issue.

Is very well connected to main hot spots in London, Clapham Junction station is just two minutes walking. The rooms are convenient and practical for students that are more likely to spent most of their time at uni or outside. Cidalia is always kind and willing to help and provide instructions to sort out any issue. Overall good! Perhaps the common facilities could have more attention and maintenance

While there are multiple issues present, such as broken gym equipment that hasn't been fixed for months, the presence of cockroaches in rooms, or a fire alarm going off at random at 4am in multiple rooms, management attempts to address those issues as they come. There were a couple of other instances of problems, as the previous managers were recently replaced, associated with the transition (e.g. see false threatening emails sent to guarantors that tenants didn't pay rent despite them paying on time mentioned in the reviews below), but those seem to be temporary. Will update the review depending on how those issues will be addressed going further.

The management here was and continued to be after I left, awful. Infestation issues, door batteries not working so my room’s door was open for 3 weeks which meant anyone could have just broken in, rude reception (except one who was lovely but also complaining about the staff), and finally they had not returned my deposit for a while and only did it after i chased MULTIPLE times.
