I would not recommend living here. The bathroom vents were covered in mold, which is a serious health and maintenance issue that should never be ignored. It was obvious the vents hadn’t been properly cleaned or maintained in a long time. The mold made the bathroom smell musty and raised concerns about the air quality in the apartment. I expected management to take the problem seriously, but the experience was disappointing. If you’re considering moving here, be sure to inspect the bathroom ventilation carefully before signing a lease.

I have been a View resident for the past 2 years, and it was absolutely amazing! Everyone in the office is always nice and willing to help. Back when I moved in, I can tell that they took the time to make sure my random roommates were the right match for me, and they are now my best friends with a bunch of great memories. Maintenance is always quick to fix any request I made. Rooms are a good size with great natural lighting. The gym is solid in terms of equipment and cleanliness. The pool is huge and always well-maintained. Valet trash service is a great addition as well. I have not lived anywhere else in San Marcos, but from other stories I've heard about different apartments, The View on The Square is definitely the best place. Highly Recommend!

Things my roommates and I dealt with, that we wish we would've known before resigning our lease. 1. Pests (roaches, MICE) 2. Poor upkeep (dysfunctional fridge, CIGARETTE BURNS on our couch) 3. Third party vendors (no balcony or SUNLIGHT for half our lease with no compensation) 4.Unit problems (holes in the wall and floor, furniture can't fit in room, doors can't open all the way, urine in stairwells) The night we moved in, our apartment was crawling with roaches, which came from various holes and gaps (leading to who knows where) in multiple places in our unit. We have had to call pest control for roaches on five-six separate occasions, despite keeping a VERY clean house. They were not only in our unit, but in the halls and stairwells across the entire building. We recently discovered a mouse as well this summer, and after calling and getting no response, and manually putting in a maintenance request, I have heard nothing back and am going to have to fund this extermination independently. I would assume with no compensation from the View. When we moved in, we were given a paper to list things that were wrong with our unit. I assumed it was so they could be fixed before the school year began. On this list, we included our fridge shaking violently and turning off as well as not having cubed ice, cigarette burns on multiple spots on our couch, a paint stained barstool, having an extra piece of furniture left from the last tenant with no where to store it, a wet and moldy headboard and gaps/holes in two of our bathrooms with roaches coming out of them. We found and listed all of these things in the first 24 hours. The only one of these that were fixed was the headboard, and we still live with the rest — despite multiple empty units in which they can and should trade the dysfunctional furniture and appliances for. In October, a week after resigning due to a “reduced-rate special” it rained in San Marcos for the first time since moving in. Water leaked into our living room for the duration of the storm causing serious water damage to our balcony window, trim, and damaging our floorboards and belongings. It took two more months for any repairs to begin, and in the meantime, members of the maintenance crew would show up to briskly look at the window and would leave after 2 minutes and no repairs. From the end of December to March we had a clear tarp over our balcony, blocking our “view” of the abandoned building next door. The third-party vendors came on multiple occasions, but not always with a warning. My female roommates and I woke up more than once to men outside of our windows without prior notice. After spring break, they replaced the clear tarp with a black tarp, leaving us without sunlight until around 3 weeks ago. We talked to management multiple times about needing sunlight, access to our balcony, and were willing to accept some sort of compensation— which they never provided and couldn’t give us with a timeline for repairs either. We had no sun or balcony though we are paying nearly $900 a month for rent and “luxury living.” As far as our unit, it is extremely smaller than advertised. When we moved in, all of the furniture in each room was crammed in because it “comes with the unit” but there is no configuration for any of our 4 bedrooms in which the furniture can be arranged with access to both closet and bathroom doors. Three of our rooms had to get the closet doors removed just so we could reach our clothes and have more breathing room. The storage room in the view didn’t have enough space for 5 doors so we are housing two spare doors in our unit. I’ve already discussed the multiple holes under the sinks and the pests coming out of them, but have I mentioned the pests and urine in each and every stairwell? Honorable mention for all of the deals, free merch, and shoutouts the View offers if you leave them a five-star review. Hence why I’ve had to edit my previous review. This is not luxury living, and this is not what we agreed to pay $900 a month for.
