I’ve had a great experience with SMTX Social. The team is professional, creative, and genuinely cares about helping people succeed. A special shoutout to Kyle, who brings an incredible energy and sense of humor to every interaction. The first thing I noticed was that he looks remarkably like Trevor Lawrence, and once you point it out, you can’t unsee it! Kyle takes it in stride and always has a funny comeback ready, which makes working with him even more enjoyable. Beyond the resemblance, Kyle’s personality is what really stands out. He’s approachable, knowledgeable, and has a way of making every conversation both productive and entertaining. SMTX Social has built a fantastic team, and Kyle is a great example of the positive culture and customer-focused attitude they bring to the table. Highly recommend!

The Social SMTX is easily one of the best spots in San Marcos right now. The atmosphere is always on point great energy, great management, and a place you can actually enjoy. What really sets it apart, though, is the people. Kyle and Joaquin absolutely make the experience. They go out of their way to make sure everything runs smoothly and that everyone feels taken care of. You can tell they genuinely care about the place and the people coming through, and it shows. Between the vibe, the service, and the overall experience, The Social is the kind of place you keep coming back to. Highly recommend if you’re in SMTX.

Had a great experience touring the property. Kyle was friendly, knowledgeable, and took the time to answer all of my questions without making me feel pressured. He made the process easy and welcoming. Definitely one of the best leasing experiences I’ve had.

I never write Google reviews, but this place is horrible that something needs to be said about it. First of all, maintenance will takes weeks to come out and fix any problem you have, even if you put it down as an emergency on the resident portal. When we first moved in, we had no smoke detectors, none of our bedroom doors closed, my toilet would take over 30 minutes for the water tank to fill up, and my shower rod didn't fit properly. I called the emergency maintenance number multiple times about the smoke detectors, and all they ever say is that we'll send someone out there shortly, only for them to never show up. You have to call them multiple times a day until finally someone comes to fix something in your building, only for it to be messed up again within a few days. All this and they want you to renew your lease (for me it's a 4 bedroom) for over $800 a month, yeah, no thanks. Our building also had a pipe leaking outside for over a month, me and my roommates called multiple times about it and put in requests to get it fixed. After it got fixed, we were charged $118 for utilities because our water bill was so high from the leak. We were told we would get refunded our money back, since the leak isn't even our fault, but we never did. This place also has a habit of shutting the water off for maintenance and the internet going out for hours on end, they can't even keep basic things running properly. We still have missing lights in our kitchen area that were never put in since we moved in back in August and we eventually gave up on asking them about it. Not only that, the AC vent above our dryer had leaking problems for multiple days, we had to use a plastic container to catch the water. Maintenance showed up, and hours later it was leaking again. Our washer will randomly shut off, and our clothes will be soaking wet and we have to rerun the washer. A similar problem with the dryer, it doesn't dry our clothes completely, even when it's a small load of laundry, you still have to run it multiple times before your clothes are completely dry. The employees, who are really just students who are there for a paycheck, don't even know how to do their jobs. In fact, they seem to spend more time making videos to post on The Social Instagram page than actually helping the residents. I made multiple noise complaints about my upstairs neighbor, and I get the same response every time, a simple "oh I'm so sorry" followed by "I'll call my manager and get back with you" and then I never get a response back. Not only that, but when they come around the buildings to do check, we had a problem where they didn't knock on our bedroom doors before opening, they just open the door, acting as if they can do whatever they want in our building, incredibly unprofessional and disrespectful. This place needs to hire people who actually know what they're doing, and someone who can actually help the residents when there's an issue, instead of apologizing and never fixing the issue. All that 5 star reviews you see on here aren't even residents, most of them are from people touring, and only see what the employees want them to see, because they know most of their residents aren't resigning with them and are desperate for new people to sign. I would not recommend ANYONE to live here, go anywhere else and avoid signing here.
