The Grove at San Marcos, san-marcos-tx

Stayed at the Grove for 2 years, it is decent if you ignore the rest of the property. But even then, you'll likely have mold somewhere in your unit. My roommate moved into the unit with mold in his room, which was corrected maybe a month later, allowing it to spread into his closet. Not all rooms in a unit will have a ceiling fan for some reason, and the ac is prone to clog and stop conditioning. If you want to speak to management, don't bother calling, you'll only be greeted by an AI "assistant" who will refuse to connect you to a real person, unless you're persistent. I'd honestly rather crash my car than have to speak to AI slop. The property is technically a gated community, but for nearly half my time there, the gates will be left wide open 24/7. As for the rest of the property, there is trash everywhere. You will find trash in the stairwells greeting you as you enter your unit, and occasionally a neighbor's trash bag torn and laid out by a raccoon in the middle of the night, due to the trash valet not picking up bags at the scheduled time. The service also will cost you $10 a month. Finally, the entire 10 building property only has one dumpster. one. Every day, the dumpster fills up leaving no room for anymore trash, and it will stay like this for days. And on top of that the maintenance workers have the unfortunate daily task of sifting through it all to fix the mess.

It is livable for sure but if your looking for quality this isn’t the place to go. The kitchen counter is the smallest kitchen counter ever(at least in the 2x2s). There are two completely different sinks in each bathroom. They haven’t updated everything in each apartment (we had old blinds that they said we damaged and then came a replaced them with the newer blinds that every apartment should already have). The architecture is dumb they designed each space poorly, the living room is awkwardly shaped making it difficult to rearrange furniture and it look good. My bathroom door doesn’t open all the way because it gets stuck on the carpet and my roommates bathroom door opens the complete wrong direction. I will say maintenance responds very quickly so thats a plus. But overall I would not recommend, the staff have been rude once or twice and definitely trying to get the most money out of you. Oh! theres also mold but I think most apartments in san marcos have mold. ALSO my current issue with the Grove is that they recently replaced the bad wifi with even worse wifi, our wifi goes out at least twice a month and stays out for a while(mind you majority of the residents are college students who need wifi). The cost is definitely not worth it in my opinion but the grove is one of the cheaper apartment options if thats all you’re looking for.

I moved into The Grove Apartments in July, and my experience has been very disappointing. When I first moved in, there was visible damage in the living room, including mold that had already started growing. I was told the management would take care of it, but they never followed through—despite my roommate and I cleaning the entire apartment thoroughly ourselves. They still charged me $529, which felt completely unfair considering the condition of the unit when we moved in. On top of that, the staff was not friendly or helpful at all throughout the process. My honest advice: avoid The Grove Apartments. They are quick to charge you but slow (or unwilling) to fix issues they promised to handle.

This is not a place I would recommend living, unless you want cheap rent - but you will get what you pay for. Starting off strong, they do not take care of the buildings. The stair wells are constantly dirty, the pool is gross, and the property as a whole is just a mess. Yes, they take care of the lawn, but that seems to be it. Maintenance is borderline useless. They do not change the air filters, and there was a hole in the floor of our ( me + 2) kitchen that we submitted at least 6 requests for them to fix, and they would mark it as fixed without ever entering the unit. The bedrooms were a wreck. Cracks, holes, dirty, moldy vents in the bathroom, and the carpet was just nasty when I moved in. Lastly, I’m beyond pissed that they are charging me $85 for damages THAT DONT EVEN EXIST!!! The room was pretty bad when I came in, and now that I’m leaving they want me to pay for it. They can’t charge for normal wear and tear or a paint job for a room, and have yet to respond to my emails submitting proof of my not causing the damages. So far it’s been a week. I’ll pay your $40 cleaning fee, whatever, but I REFUSE to pay for damages I did not cause. Although it’s fun that the 6th street busses pick up outside of this complex, it’s really not worth moving here. You will only be disappointed.

As soon as i renewed my lease, the management and maintenance team seems to have decided they dont want to do their jobs anymore. Management likes to close their office 30-45 minutes before the business hours say they’re supposed to close, they dont return phone calls and seem to have 0 communication with the maintenance team. During inspections, they brought in a third-party maintenance man who promised us improved appliances because our dishwasher leaked, Outlets in my bathroom don’t work, and our front door doesn't latch all the way, but when we reached out to the front office after weeks of no contacts we were told that that maintenance man doesn’t actually work for this property so he had no right to make those promises and we’re stuck with our shitty appliances. The grounds of the complex are filthy and receive next to no care. We got a lot of heavy rain about a month ago and have had broken trees along the property line since then, there’s also broken glass and broken razors behind the complex buildings that management knows about and has yet to be cleaned. The pool has thick layers of algae all over the bottom and sides which have been there since the spring. If you’re looking for cheaper rent, but absolutely no quality in the apartment you live in sign a lease here.
