Should be -50 This place is Horrible!! Old management and new management is just as bad! Co-Signed on my Sons apartment and during my visit we found mold, part of the ceiling missing and a leaking A/C. During the move in they said the place was cleaned and it was not just disgusting. And do not contact them for concerns cause you will be waiting for a response. And pay attention to your bill cause they will double bill you and overcharge you and will avoid explaining it to you, I have left messages and sent emails for an explanation of charges and have yet to receive a response! Please think twice they don’t deserve any tenants..

The place blows. As for the price, i kind of understood what i was getting into when i signed, but the condition of these apartments and the lack of help when something is broken and needs repair has sent me over the edge. No pun intended. Actually, thats why they probably call this place the edge. Anyway heres what I’ve experienced: - upon move in, the unit is nothing like the one we toured. Not a big shocker, since most college apartments in san marcos are like that anyway, however the condition of the apartment was down right deplorable. to start, the design of the apartment makes absolutely zero sense, our laundry room door was installed in such a way that it blocked the fridge door from opening at all because the door knob stuck out in front of it. So we just had to unscrew it. Apparently they must have realized because they randomly came in and suddenly the laundry room door was completely gone lmao. The unit looked like it had not been cleaned at all whatsoever, the wood floors were dirty as hell, as well as the countertops and the stove especially. When i entered my bathroom for the first time i was delighted to see that the bathroom also looked like rubbish. 🤩 The finish on the tub was peeling wild already, and it was complimented with a giant water stain which resembled poo at first glance. To top it all off, this water stain is the result of the idiotically designed air conditioning unit which is located in the ceiling . . . Directly over the tub. The CONDENSATION LINE, leads out of the ceiling and drips down below INTO the tub at ALL times of the day. This causes the shower area to constantly be moist and mildew very quickly. It also attracts fun little friends 🐛. -Later on, several things have become broken or stopped functioning. The end of a drawer in the kitchen just came off at the lightest touch as if it had been broken before and someone carefully placed it back instead of fixing it. There have been and still are several leaks in my bathroom area, which after reporting them have yet to be repaired. A leak coming from the ceiling which drips out of two LIGHT FIXTURES in the bathroom which is an electrical hazard. One of which i had no idea of because it had been leaking into the bowl which goes over the light bulbs, until one day it gave up and came crashing down because it was so filled with mystery water. And after about a week since it’s been reported and looked at nothing has been done to repair it. This leak is directly over the toilet so i have to opt in to getting leaked on every time i want to take a leak, or use the bathroom somewhere else. next and most recently, our AC to the entire unit has gone out and has stopped cooling completely, in the 100 degree weather. I promptly put in a maintenance request, and so far the only thing that has been done is that they stuck a little window air conditioning fan in our living room, which doesn't reach any of the bedrooms whatsoever. ON TOP OF THAT, that little glorified fan has now lost power, because for some reason as of today, several things have lost power for whatever reason including the wifi and now the only air conditioning we have. I checked the breaker, nothing is turned off everything is switched on. But its a good thing the office is closed today so theres nothing i can do about it 🫶🏻. In my opinion, if there is a unit wide AC failure, especially during the summer heat, its is vital that it is repaired with urgency, because there is no reason i should have to sweat in my 80 degree room at night trying to sleep. - Extending through the entirety of my lease, there have been constant ‘renovations’. As I understand the property has switched over to new management who just cannot communicate effectively. Essentially they are tearing something apart every day during the time we have lived here, coming in and out to replace something and weve had to just make do. Like y'all couldn't wait until the units were vacant? I literally cant fit everything thats problematic with this place in one review, Anyway dont live here.

Living at these apartments was an absolute nightmare. First off, they kept charging me insanely high fees even though I didn’t have any roommates since everyone else had moved out. I was basically paying for space I wasn’t even using, and the management didn’t care to adjust anything. Then, out of nowhere, they moved me from my original room to a new one with roommates I didn’t even know. No notice. Just here you go, pack your things, you’re moving, and you’ve got three days to do it. This was in the middle of spring break, so I was already stressed, and suddenly, I’m scrambling to find a way to move my stuff with barely any time. The new roommates they stuck me with were a complete disaster. I’m talking about a total mess. Dirty dishes piled up, trash all over the place, and they weren’t exactly the friendliest or most considerate people either. It was like living in a house with strangers who had no respect for common decency. And that’s not even the worst part. The entire apartment complex was falling apart. Mold everywhere, on the walls, in the bathrooms, behind the doors. It was disgusting and unhealthy, and they couldn’t have cared less. It felt like they were just trying to squeeze money out of us and not put a cent back into actually maintaining the place. Do yourself a favor and stay away from this place. It might seem like a decent deal at first because of the rent price, but trust me, you'll end up paying way more in stress, frustration, and literal health problems. There’s no regard for tenants here, and you’ll always end up paying more than you bargained for. Save yourself the trouble. Just avoid it.

7/28/19 UPDATE: I moved out for the summer back in May and came back at the end of July to officially move out. No one has lived in the apartment for over 2 months and I come back and my shower has a leak leading my bathroom to be COVERED in mold. My friends and I had to quickly move out whatever belongings I had left and pay for an expensive last minute hotel. The next day I go into the office to talk to management and apparently they are not there on the weekends so I had to figure out this situation with a regular employee. I had refused to pay my final utility bill due to the disgusting mold but the guy told me I had to pay in order to move out. I literally just paid the bill so I could turn in the keys and get the hell out of there. I emailed the manager about the situation with the pictures attached of the bathroom and she didn't really seem to care nor apologize. I truly wish I could give this apartment a 0 star rating. Stay far away from here. 5/20/19 Apartments are old and dirty whenever you move in, maintenance takes forever to fix things, front gate is always broken, and walls are so thin you can hear the unit below/above you.

I didn’t read all these reviews before…. WHY??? OMG! You really should read the reviews and trust them. Too late for us. After a visit in December with one of the team (bravo to him, he did a really good job) we signed a lease from January to July for our son. He moved in yesterday and the reality begins: the apartment is in a filthy, disgusting state with a nauseating smell. What a mistake! I already regret it and feel really duped. It's a shame to rent apartments like this to students. Unfortunately I think this is just the beginning and a lot of bad surprises will come…. We cleaned everything and everywhere and try to make it decent. We're stuck with them now financially and I'll be counting the days until the end of the lease if there is a way to cancel this lease now, please let me know. Huge disappointment and I’m really worried about students who live here. Texas State University shouldn’t have it on their off -campus list.
