Please do not live here, I lived here my first couple semesters and I hardly had WiFi, and the water didn’t work for a few weeks!!! everyone was so loud, apartment was dirty and dusty when I first moved in and they expect me to pay a cleaning fee after leaving the place spotless. I have pictures. Not to mention the added fees on top of the already way too over priced rent price for a busted up apartment, water and sewer charges along with trash fees that multiply each month, I started to pay around or more than $1,500 at the end of my stay scamming me out of my money over the previous $1,200 rent at my starting months. The crew is insufferable. Had my apartment flooded while I was gone by someone on the floor above me and they did not notify me but just shoved all there equipment in my apartment. Damages? All up to me to figure out. Renter beware, if I could give this place a fraction of a star I would.

The rating of 1 stars should be taken lightly, as overall I would rate my experience with them to be consistently 0 stars. However, I wish I could award the maintenance team with 5 stars as they are always very quick and have great work ethic, and are extremely helpful and nice people! I have very little complaints about the complex, as most college apartments are not sound proof or extremely nice. With that in mind, it is EXTREMELY overpriced and I have never received the full value of the community (something is always closed or broken). The most egregious part of the community is the office management. Understandably, the complex just changed management companies in hopes to wipe bad reviews (like this one) from their google profile. The managers are sloppy and unorganized, they instruct their employees to follow blindly. Any time you talk to the employees, I would advise getting printed record of what you are told, as most of the time the employees have no clue of basic policies or heuristics to fix them. The employees are always kind, however rarely know any helpful or true information. This is because the complex manager, Katie Carter, insists to be the only owner of information and must oversee EVERYTHING that is done. She is incredibly frustrating, condescending, and overall not a fun person to interact with. She seems nice on the surface, but it is quickly revealed that she does not care about the individual concerns of her tenants or how she can help them, rather chooses to sit in her glass office and watch the money-making racket occur. The location is close to campus, and I have not wanted to go through the hassle of signing a lease elsewhere purely because of laziness/ease. I would not recommend this complex to anyone new, to save you from the incredibly frustrating and confounding management system. When I first moved here, there were a few people in the office who could ALWAYS help me- now there is only one or two. I have had to threaten many lawsuits at this complex to receive the product that I have paid for. They are not helpful, and frankly seem to want to make their residents feel less-than or belittled.

Possibly one of the worst and most preditory leasing companies in San Marcos avoid at all cost. Wifi doesn't work, rent gets too high every year. And they heavily "implore" to resign up 10 months in advance too resign the lease or they won't guarantee spot later on to resign.

The apartments are absolutely disgusting and unsanitary. It seems that it hasn’t been fully cleaned in years.A friend of mine moved in and had to leave because her apartment was infested with flees. It is ridiculously overpriced for the apartment you are provided. Model unit that I toured when I signed my lease was clean, renovated and completely different then the apartment I was moved into. When I moved in multiple appliances in my apartment didn’t work. It was as if they moved someone out a few days before me and the management never cleaned or even checked the state of the apartment. Dishes were left in the dishwasher from the previous tenant. I highly recommend that no one move here.

Where do I start. First moved in had a good impression. First week here all the water drainage to sinks bath tub were all clogged and continued to stay clogged, shower broken as well. Parking lot is the worst, spots literally barley fit for cars better yet a truck. You will get more door dings than ever. And to top it off people will love to mess with your vehicle through the night . Staff is also very nosy and don’t mind there business. If someone constantly looking through my window or patio most likely not going to end well . For the price you’re going to pay here you can get a place better for your buck
