Absolutely horrible place to live. To begin with, when I arrived the unit was absolutely disgusting. The floors/walls were all filthy or deteriorating, the included furniture was heavily worn, and the place had cockroaches. Please note most of the photos provided were taken the day I moved in and only cover a fraction of the filth in this apartment. The maintenance was also bad, at one point during my time here the fire alarms began going off through out the entire unit for no apparent reason. After calling emergency maintenance we were told that they would not be coming out that day and they suggested we remove all the fire alarms and throw them in a closet to not be disturbed by the sound. We ended up calling the fire department who discovered that the smoke detectors in our unit were 5 years expired. Our safety in this unit had been at risk and the incompetent management refused to send maintenance right away because it didn’t constitute an emergency. Beyond that, part way into the year the idiotic management decided to replace their current shuttle with one half the size, while the old shuttle had its flaws, with the decreased size of the new one no matter how early you arrived to the bus stop you were still at risk of not fitting in the shuttle and being late to your classes. In addition, towards the end of my lease the complex began charging for visitors parking. Imagine that having to pay just to have friends over in your own apartment. That doesn’t surprise me tho, with the flawed leadership of Torri Perkins (one of the GMs) it makes sense that they’d have to squeeze you dry of all your cash. They clearly don’t know how to run a successful apartment complex. In my opinion, I give it only 2-3 years before this place goes bankrupt or at the very least Torri is fired. My heart mourns for all the employees that have to work under her. There is so much more I can say about this place but to summarize the rest of it, IF YOU VALUE YOUR SAFTEY, SANITY, OR WALLET DO NOT LIVE HERE.

After living here for a year, I dealt with multiple issues that were never handled properly. When my two friends and I moved into our 4x4, there was already another tenant living there, so management skipped a full walk‑through. Because of that, we ended up with a filthy couch that had all the leather stripped off. We didn’t realize how bad it was until we washed the couch covers a few days after moving in. They never replaced it. During an extreme freeze, our hot water stopped working for nearly a week. We had to deal with hazardous temperatures. We messaged the office several times and didn’t hear back for days, they only responded after we escalated the issue to upper management. Every single tenant was charged a $55 cleaning fee they claimed was for the carpet even though the lease clearly states they cannot charge beyond normal wear and tear. Our carpet was vacuumed weekly and looked the same as move‑in. Despite already paying the $55, they charged me AGAIN after move‑out for the carpet.They also tried to blame me for mold in the bathroom, even though the grout was poorly applied from the start, leaving gaps that made it easy for moisture to build up. This was an issue with the unit itself, not tenant damage. I did not feel the need to file a claim in the move in inspection because to me it looked normal for a college apartment, so they probably will not dispute the charge. On top of all that, the pool was green for months, which is unacceptable considering the price we pay for amenities.Overall, the lack of maintenance, communication, and the unfair move‑out charges made my experience here extremely frustrating. Also I would like to add that someone in the reviews mentioned they never got details to add their car info to the apartment so their car got towed. I also NEVER got those emails until a month after that had been added. The only reason I was able to add mine on time was because my roommate sent me the link. I have attached photos of them trying to justify charging me $160 for move out fees

**UPDATE** I was unable to respond to the owner's comment, so adding it here and if they read it, great, if not others can read my comment. My son followed those steps the owner suggested several times and included pictures of what the apartment looked like when he moved in along with comments...all of the outgoing messages do not appear on the portal and in addition all payments made prior to July 2026 have been removed from the portal. He just received his move out inspection and having seen the apartment when he moved in and watching him touch up paint, vacuum, etc. upon moving out, he left it MUCH cleaner than when he moved in. In addition, the one roommate that is remaining in the apartment is the only who has a dog and the stairwell is covered in dog hair; yet this is on my son's move out "what you didn't fix" list. This is truly a horribly run business!! You can only contact management through email, emails that are never responded to. Last summer my son had called to request early move-in, told it was fine, accepted the payment for the month's rent and then would not let him move in saying they were updating the carpet and furniture in the unit; but would not refund the money and he had to couch surf until the August move in. He moves in, carpet is filthy including a "roach clip" in the carpet of his bedroom, the furniture not ideal and obviously not updated, most of the lights in the apartment were not working and it was not just needing new lightbulbs (the guys tried that first). I came the week after he moved in and saw for myself how disgusting the place was...and DARK! Now don't let your friends from other apartments come visit, as they have now added "pay to park" for the visitor parking. My son has now moved out, I actually was helping him move out because his car wouldn't hold everything. After the cars were loaded, he patched the nail holes in the wall, touched up the paint, cleaned the bathroom and vacuumed the carpet...it was way cleaner than what it was when he moved in. He just called to tell me he got his "move out" bill, #1 he has yet to receive a check-out inspection and #2 he was charged two fees marked "cleaning." RUN don't walk...

Overall, I’ve honestly had a really good experience living at Redpoint San Marcos. Like any student housing, there have definitely been moments where I’ve gotten frustrated, but I think a lot of people expect apartment living to be perfect when realistically you have to stay proactive and advocate for yourself with maintenance and communication. In my experience, things do get handled when you stay on top of them. What I love most about Redpoint is that it genuinely feels more peaceful and homey than a lot of other student housing in San Marcos. I love the pool, the trails and nature areas in the back, and how pet friendly they are. One thing I really appreciated personally was being allowed to have a small raised garden on my balcony where I grow herbs and flowers because little things like that really made it feel like home to me. I also appreciate the safety aspect here. There’s security around the leasing office area 24/7 where the pool, gym, and study rooms are, and police occasionally patrol through the complex too. The guest parking system is also way better than a lot of places around here since residents can have multiple guest passes at a time that are valid for a few days as long as you register them properly. Overall, I’ve made a lot of really good memories living here and I’m genuinely grateful for my experience at Redpoint.

If I could give this place zero stars, I would. Living here has been one of the most frustrating housing experiences I've ever had. Management constantly advertises amenities and services that either don't exist in practice or rarely work. The pool is closed about 99% of the time, and the few times it's actually open and clean seem to be during the winter when no one can even enjoy it. The shuttle service is another huge disappointment. They advertise transportation for students, but the bus only runs during the regular school year. If you're taking summer classes, you're on your own. One of the main reasons I signed here was because they also advertise that they will be on the Texas State shuttle route, and it still has not happened. Maintenance issues are nonstop. Something is always breaking, and it's obvious from the number of maintenance requests residents constantly have to submit. The maintenance staff deserves credit because they work hard and respond quickly with the limited resources they're given, but they shouldn't have to deal with so many recurring problems. Now management is implementing visitor parking fees with only one week's notice, providing little to no explanation and without asking for resident input. They do not care about students since they are always inputting new ways to charge extra. Trash service is unreliable since the posted pickup hours are rarely accurate, and sometimes the trash isn't picked up at all, then if a raccoon gets into your trash because it sat outside waiting for pickup that never came, residents can end up getting charged for it. Parking permits and approvals are often delayed by management, and while you're waiting on them to do their job, your vehicle is at risk of being towed. Getting in touch with the office is nearly impossible. Emails bounce back because the inbox is full, phones are difficult to get answered, and every attempt to contact someone pushes you toward an AI instead of an actual staff member. When you're paying this much to live somewhere, you shouldn't have to fight just to reach the office.The only reason this review isn't one star lower is because the bus drivers are genuinely kind, and the maintenance team does the best they can with what they have. Unfortunately, they can't make up for poor management, misleading advertising, constant maintenance problems, surprise fees, and terrible communication. I would not recommend living here at all.
