Do not live here. Overpriced shoe box apartments with no security, gates constantly open to everyone, and elevators consistently broken. They charge ridiculous move out fees with no valid justification. They charged me over $160 in cleaning fees despite there not being any apparent mess in the photos they cited besides a coin or two, saying the unit required a full cleaning with carpets which they should be doing anyway before letting new residents move in. Do not move here or any other Greystar properties.

This apartment is a really great to place to live. It has great amenities, fantastic workers, spacious garage parking spots as well as living areas. Jamie is a great worker who is very attentive, kind, energetic, and always ready to assist you when needed.

One of my best friends lives at Cheatham and I love how cute it is at nighttime with the lights! & it’s so nice that their utilities are fully included! Might think about moving here if I move back to San Marcos.

I’m leaving this review to warn future renters. My experience at Cheatham Street Flats was misleading, chaotic, and unprofessional from start to finish. From day one, lease terms were unclear. The contract referenced 12 payment installments, and we were verbally told it was a 12-month lease at a lower rate. Later, management claimed it was actually only a 6-month lease, despite the lease language, which conveniently allowed them to raise rent and add fees. We were repeatedly pressured to sign new lease agreements last-minute, being told we had about 10 minutes to sign or risk losing housing — even while we were out of state. These new contracts offered no benefit to us, only higher rent, added fees, or shorter terms. Over time, we signed multiple conflicting leases for the same unit. Rent amounts made no sense: my roommate’s rent jumped from ~$850 to $1,000, while I had a “premium bedroom” and a parking pass yet somehow paid less. Charges like occupant premiums, extra base rent, and parking fees appeared inconsistently in the portal with no clear explanation. We also had roaches immediately upon move-in. Things escalated when the former manager came to our apartment and attempted to enter my bedroom to remove my belongings, even though I had signed a new lease. My roommate had to physically block him from entering. On top of that, one of the elevators has a non-working emergency call button that never worked for the entire time I lived there (over a year). If the elevator breaks, there’s no way to call for help — a serious safety issue that was never fixed. Management turnover only made things worse, with every staff member giving different explanations and no accountability. Do not move here. No location or amenities are worth this level of stress, confusion, safety issues, and unprofessional management.

Cheatham Street Flats? More like Cheatham Street RATS. I'm gonna go fully in depth about how utterly awful this place is... whatever you do, do NOT sign a lease here. Students who are looking for a place to live, I'm warning you!! This apartment complex is literally built in one of THE worst areas to even begin with. There's like only 10 visitor parking spots, and if you want your own parking space, you'll be put on a forever-long waitlist and the parking space itself is so overpriced that it's ridiculous. Homeless people break into the building and sleep on the amenities floor or even some room floors and this is an issue that the property manager refuses to address; the gates are always broken and literally ANYONE can walk in. Not to mention the elevator in the parking garage is always broken, and it takes weeks for it to get fixed. There's been numerous leaks in the building and lots of tenants have been suffering from it. There have been so many water outages within a few months that I can't even keep count. Sometimes tenants will go hours or even DAYS without water or even hot water. Roaches, rats, flies, etc, can be found all over the 1st and 2nd floors, I've unfortunately seen them up close and personal. Also, the train that passes through San Marcos likes to stop in the middle of the tracks, where one of them is right in front of the apartment building. The train takes practically FOREVER to start moving again, so if you're about to be late for work or class, good luck. The only good thing I can really say about this apartment is that it's super close to campus and there's all utilities paid, but after living here for more than a year, it's safe to say that it isn't even worth it in the long run. If I could give this apartment complex zero stars, I would. Do yourself a favor and stay far, FAR away from this place.
