Edit: They updated the internet but turns out it's way worse. Apartments are a little banged up but Shane completed my work order timely and even went the extra mile to ask if I need anything else. The front desk is also very attentive and nice. But the kicker is this awesome pool.

I’ve had a really frustrating experience living at Bishops Square. There’s been an ongoing fire ant problem in my room that still hasn’t been taken care of properly. Pest control came without giving any notice, which meant I wasn’t home to move my dog so they didn’t spray my room at all. My roommate’s room was sprayed once in just one spot, and I’m still getting bit constantly. On top of that, I’ve had multiple times where my toilets weren’t flushing both upstairs and downstairs and maintenance takes forever to respond. For the amount we pay, it’s ridiculous to deal with constant issues like this. I even emailed the office about all of this earlier today, and while they’ve been posting on social media all day, they haven’t responded to me at all and now they’re closed. It’s honestly frustrating and makes it feel like residents aren’t a priority here. Between the lack of communication, the pest problems, and the ongoing maintenance issues, this place has been really disappointing. Definitely think twice before signing a lease here.

I wish I could give this complex zero stars. This was the worst place I have ever lived at and hopefully will ever live at. When I moved in the apartment on move in day it was not cleaned. It was so dirty, cobwebs everywhere, holes in the walls that are probably still there today, rusted appliances, and just not cleaned by a crew at all. While living there the last 6 months of my lease I did not cook in my own kitchen one time due to the amount of MASSIVE roaches that would run out of the walls, lived in my drawers on my silverware, etc. I understand a few bugs every now and then but this was an infestation. The exterminators would come "spray" and be in the apartment for less than 5 minutes. You may think, "his apartment must have been messy" but no I cleaned every day, didn't leave food out or dishes dirty, this complex is just not clean. Furthermore the gates are always broken and most of the time left open. The guest parking passes are a mess, why can't we just make guest parking. My back door just would not lock. I could go on and on. Overall probably one of the worst complexes in san marcos and I would not recommend to my worst enemy. The office staff is also is a hit or miss so I wouldn't expect them to help when you need something.

My house flooded with POOP AND PEE TWICE! (Not clickbait) Yes, that's right! Twice! Genuinely these are the most disgusting apartments you could ever live in. It all started one morning when I woke up to a text from my roommate that our house was flooded. At this point, we were not surprised because of other experiences we have had here. We had originally thought that this problem had been caused by the washing machine, so we were walking barefoot in the water. Management comes and cleans the water up off the floor and everyone goes about their day. I come home from work and when I walk through the door, the floors are flooded again. I take a few steps in the house and see that the guest bathroom sink is filled with poop. Filled to the brim and leaking over the sides with poop. Poop, pee, water, all mixed around all over our floors. It was honestly one of the worst days of my life. They then put us in a hotel for a few days (which was nice of them) while they cleaned our house and replaced the floors. They said that they hired professional cleaners, but the house was extremely dirty when we got back, and neatly draped over the kitchen sink was the hand towel that was soaked in poop water from the guest bathroom. So we work through it, we clean the house ourselves, and we try to go back to normal. The new flooring kept leaking this weird goop that would get stuck to our shoes. One month later over Thanksgiving break, I get a beautiful text from my roommate that the house has yet again flooded with poop and pee. When we went to the managers office (the have since gotten new management, who I have never interacted with) they told us that the DOODOO STAINS AND TOILET PAPER ON THE FLOOR WAS GREY WATER. THERE WERE TOILET PAPER CRUMBS! Anyways, they figured out that the tree in front of the house had its roots caught in the pipe, causing this issue to happen repeatedly. This time, we got moved to a different house, but we had to wait until January. It was genuinely the most disgusting experience of my life. The next apartment we moved into didn't really have any problems, however our AC would break all the time, must have been like 3-5 times and when we asked if they could come and fix it, we were told we had to wait in line because everyone else's AC was broken too. That just shows the quality of these houses. We had so many problems even before the great poop flood of October 11th 2023. Our dishwasher made all of our dishes cloudy no matter what we did. They replaced our dishwasher (which was nice of them thank you) but it didn't fix the issue. They then left the old dishwasher outside of our house for months and we had to call in a work order for them to take it to the trash. Our ceiling was moldy and leaked dirty water. When they did "fix it" they left a hole in the ceiling for months. This is the nastiest and most disgusting place to live in San Marcos. The only redeeming quality about this place is that no one throws parties so its always quiet and the front desk people have always been super nice. Its not their fault the apartments suck!

i have been waiting to make this review for 2 years! hands down the worst place you can live. my roommates and i were extremely hopeful before moving in but that quickly went away. when we moved in we had floors covered in paint, bathtubs coated in dirt, roach filled cabinets, a hole in my roommates ceiling above her shower, and literal drug paraphernalia in my other roommates room. all of these problems occurred within our first 20 minutes of moving into our new unit and unfortunately the problems did not stop coming. we talked to the manager because our unit was obviously not move-in ready and she admitted no one had even done a walkthrough of the unit to ensure it was ready for us. you will encounter NUMEROUS bugs at these apartments including roaches, scorpions, centipedes, spiders, wasps, and bugs i don’t even know the name of. the bug problem got so bad one of our friends got stung by a scorpion and instead of the front desk workers helping us find a solution they literally laughed in our faces. we also had no ac for an entire month during the summer and were given portable AC units instead of actually fixing our AC. these AC units caused our utility bill to be over $300. my roommates and i had more problems at this complex than we can count. i would include more examples but at this point im beating a dead horse. really hope bishop square makes some changes but i highly doubt it. moral of the story do not live here.
