If I could give Aspire at San Marcos zero stars, I would. Living here was one of the most frustrating renting experiences I have ever had. The property was consistently dirty, the walls were incredibly thin, and management seemed far more interested in collecting money than providing residents with a decent living experience. One of the most ridiculous incidents happened when the app used to unlock residents’ doors went down. I was locked out of my own apartment because their access system was not working, completely outside of my control, and I was still charged a lockout fee. Charging residents because your own technology fails is absurd. The move-out process was an absolute disaster. I was charged approximately $1,400 for the full month of July, yet everyone was required to move out by July 15. We paid for an entire month while only being allowed to occupy the apartment for half of it. There was also significant flooding on move-out day that delayed the entire process. Despite the flooding and unsafe conditions, management provided little to no assistance or flexibility and essentially told residents that everything still had to be moved out on time. The girl at the front desk told me the holdover fee would be $1,200 for every hour that my keys were not returned. When residents moved in, Aspire conveniently had plenty of rolling bins available to help transport belongings. When it was time for everyone to move out, there were suddenly no bins available at all. Management’s response was basically, “Oops, sorry,” with no solution and no meaningful effort to help, even though they had hundreds of residents moving out at the same time. To top everything off, my utility bills were the highest they had ever been at the very end of my lease, despite no meaningful increase in my usage. The timing was incredibly questionable and added even more frustration to an already terrible experience. Communication was poor throughout my time there. When residents needed help, management was dismissive, unhelpful, or conveniently unavailable. Aspire made what should have been a straightforward living experience unnecessarily stressful from beginning to end. I strongly encourage anyone considering signing a lease here to think twice. Document everything, take pictures and videos, keep records of every interaction and charge, and do not expect management to be accommodating when something goes wrong. There are far better places in San Marcos that will treat residents with basic professionalism and respect.

I've lived at Aspire for two years, and I was honestly planning on moving out. When I told the office workers, Alyssa called me and took the time to talk through all of my concerns. She was so nice and explained some of the changes happening with the new management team. It actually made me feel a lot better about renewing for my senior year. I've already noticed a huge difference around the property. The staff seems happier and more helpful. The new hall floors are so much better. They used to always smell like dog pee. It's nice to see management actually making improvements to the building. I can finally recommend Aspire to other students looking for housing.

My daughter has lived at her for two years and my son for one year, and we have never had any issues with Aspire. I recently reached out regarding my son’s apartment and roommates, who have been extremely dirty. Since my son is continuing to live in the apartment after they move out, I wanted to make sure he would not be held responsible for any mess or damage left behind. Alyssa listened to my concerns and went above and beyond to ensure the apartment will receive a full deep clean once the move-out takes place. I truly appreciate her professionalism, responsiveness, and willingness to help.

I decided last minute that I wanted to sign a lease at Aspire, 3 weeks before move in. My plan was to move in with 3 friends who already lived there, and had 1 open room. When I went in to sign a lease, they told me they had already placed a random in my friend’s room, and that there were no more available female units for that floor plan, so they would be unable to move that random roommate into another unit. That said, the girl I spoke with, I believe her name is Reese (so sweet and helpful), worked so hard to try and find a solution. She went and talked to management, and when she returned, she brought the best news. I’m not sure how they did it, but they were able to find a way to get me into that unit. It was refreshing to see an apartment company be so considerate and helpful, as that can be hard to come by. They didn’t have to do what they did for me, but they did, and I was pleasantly surprised by my experience today. I am very much looking forward to living at Aspire!

Ever since the new management took over at Aspire San Marcos, the atmosphere has changed for the worse. The new managers are awful, the only one that is helpful and actually cares is Sam, who has been there since I moved in 3 years ago. Leah and Alyssa have been especially disappointing. In my experience, they haven’t been helpful when residents have questions or concerns, and their attitude often comes across like resident issues are more of an inconvenience than something they actually care about. When Jenny was here, the community felt welcoming and resident-focused. Now it feels much more corporate, cold, and impersonal. On top of that, the condition of the property has noticeably gone downhill. The hallways and elevators are often left messy, which makes the building feel poorly maintained. One of the managers dogs took a bathroom break in the hallways and the mess wasn’t cleaned until later in the week! The actual on-site maintenance is great, and is friendly and prompt, Rob is great- anytime there’s been an issue in unit it’s been taken care of! But, the gates and key fobs also seem to be a constant issue, which is frustrating when residents are paying to live somewhere that’s supposed to feel secure and convenient. I have a feeling that has something to do with management not caring to fix these issues and not letting maintenance know there’s a problem… Also back when new management first took over December was especially frustrating. There were issues with rent payments, and it felt like there was no consideration at all for the fact that many residents were away for winter break. Instead of communicating clearly or making the process easier, it just added unnecessary stress at a time when a lot of people weren’t even in San Marcos. Needless to say I will not be renewing and you shouldn’t live here - there are better options considering what the rent is :)
