I moved in about a month ago and i've really enjoyed living at UV Fullerton so far. I haven't had any issues since moving in, and my apartment was super clean and well kept when I arrived. Ive put in one maintenance request and it was handled almost immediately, which I really appreciated. Bailey has been super helpful throughout my time here and made my move-in process really easy. I love it here and have had a great experience so far!

I lived at University Village in 1999. They were fortunate that social media and smartphones didn’t exist back then, because the property was in even worse condition at the time. When I moved out, management attempted to keep my security deposit, claiming it was needed for “cleaning,” despite me leaving the unit in the same condition I found it. I ultimately recovered the deposit only after third-party intervention. There were serious habitability issues. Swarms of termites regularly emerged from a small hole in the bathroom wall and died in the bathtub. Roaches were another problem. I learned quickly not to leave food scraps in the trash, and I even found them inside the microwave. The bathroom also smelled strongly of cigarette smoke, which appeared to enter through a shared ventilation system. The few positives were limited. I did have a garage to park my car, which I appreciated, and the cafeteria food was decent. Having my own bedroom was also a step up after living in the on-campus dorms at CSUF. The dorms were far cleaner, but I was tired of having a roommate there. At that point, though, I was willing to tolerate University Village for one semester until I could move into a real apartment because I had my own bedroom. From current photos, it appears the property has undergone major renovations. The units look significantly nicer than they did when I lived there. That said, based on recent reviews, it sounds like many of the underlying problems persist—issues that cosmetic renovations alone can’t fix.

Okay. It’s time. I lived at UV Fullerton from Fall 2022 to Summer 2024, and I would not wish the experience on my worst enemy. Save yourself the hassle, sleepless nights, wasted money, headaches, tears, and nightmares. Live anywhere else. Live at home if you can. Living on campus would be better. Do not live here. (Oh, and those positive reviews? Notice they are from years ago, often written by people who have never lived here, just toured, or by parents. Read the ones from recent tenants to see the real story.) Why You Should Avoid UVF: 1. Lack of Parking: The complex had no parking system and left residents to fend for themselves. * From the start, my paid space was often inaccessible due to unpermitted vehicles, fake permits, cars in fire lanes, and construction vehicles. This directly violated my lease and parking addendum. Many nights, I sat in my car until morning waiting for a spot. 2. Numbered Parking Spots: Management emailed for weeks about a new numbered parking system and told us to use assigned spots. When the time came, they did not finish the job and did not tell anyone. The result: even more chaos, with people parking anywhere, fake permits included. 3. Security: Once management announced there would be no security, illegal parking and package theft increased. 4. Electrical Breaker and Maintenance: Our unit had a hole in the wall around the breaker for over nine months, covered only with painter’s tape right next to a sink. The hole was created with just one day’s notice. Every work order we submitted was deleted, with the excuse that “the city must handle it.” 5. Ignored Repairs After Break-In: Our window was broken in during a party in the quad. Multiple work orders went unanswered. No one was held accountable, and an investigation was denied. 6. Complex Maintenance Issues: Large holes in building exteriors were covered with loose plastic that blew off in the rain. Construction crews left tools and debris on sidewalks, creating hazards. 7. Package Thefts: Theft became more frequent after security was publicly removed. 8. Promised Package Room: The “secure package lockers” advertised during tours and on the website never opened. The space is now a filthy storage area. 9. Mail Room Negligence: The mail room was constantly dirty, and we often found all mailboxes open despite being locked by tenants, which could indicate possible mail tampering. 10. Laundry Facility Problems: Machines were often broken, and management told tenants to call the laundry company themselves (who rarely answered). Dryer lint screens were clogged, floors filthy, and lint was vented outside into wood chips, which is a fire hazard. 11. Gate Access: One gate stayed broken for months, and the other was always open. This is not a “gated community” despite being advertised as one. 12. Fitness Center: 2/3 treadmills were broken for extended periods, along with other equipment. 13. Poor Community Upkeep: Dog waste and trash littered the property regularly. 14. Unresponsive Management: Voicemails promised callbacks within 24 hours, which never happened. Emails went unanswered. In-person communication was unprofessional at best. 15. Tenant Conduct: Loud parties, smoking, and constant noise was common. 16. Code Violations: Lack of heat is illegal under California law. Persistent trash and debris attracted vermin, including a possum under our window. City of Fullerton Code Enforcement and the Fire Department cited multiple violations, some still unresolved at move-out. Management's Response I attempted to resolve issues at every step through emails, calls, and in-person visits, but my concerns were not addressed. While Taylor and Bailey were courteous at first, their treatment toward me changed after I contacted the office more frequently. I found their conduct to be unprofessional and unhelpful. I requested written acknowledgment of the issues, but I was ignored. After Code Enforcement became involved, I ended my lease early. Management still attempted to charge me a fee. Do yourself a favor and stay far, far away from UV Fullerton.
