I lived at Greenpointe Townhomes (the Greenpointe complex at the corner of 18th and Walnut) for five years, and I cannot recommend renting here. It was easily the worst apartment experience I've had. I rented a unit at Greenpointe from June 2021 - June 2026, and through that time the biggest issue was management and maintenance. Maintenance requests regularly sat for weeks or even months before anyone addressed them, despite repeated phone calls, office visits, and resubmitted work orders. The maintenance staff themselves often seemed to be doing the best they could, but they were clearly overwhelmed and severely understaffed. Communication was also extremely poor. We repeatedly requested to be notified before maintenance entered our apartment because we had pets that needed to be secured, but they almost never gave us advance notice, despite promising over and over that they would going forward. Key management was another ongoing frustration. When I started the lease, and later when my two roomates joined the lease a year and two after, it took several weeks to receive working apartment and mailbox keys because we kept being given the wrong ones - ones that didn’t work along with mailbox keys that opened other tenants' mailboxes. The office staff were also difficult to work with. Phone calls often went unanswered, and when someone did answer, they weren't always helpful. Eventually we had to start visiting the office in person because getting anyone on the phone became nearly impossible. On more than one occasion, we watched staff lock the office doors in the middle of the day as we walked up, without any prior notice that the office would be closed, which was frustrating. They also rarely responded to our emails. Management's enforcement of rules also felt inconsistent. We received a notice threatening eviction if we didn't remove a small side table outside our front door, even though neighboring units regularly stored multiple bicycles, motorcycles, and other large items that completely blocked portions of the sidewalk for months without any apparent action being taken. We understood being asked to remove our table because that rule was in the lease, but the selective enforcement was frustrating and hypocritical. To be fair, not every employee was bad. Several maintenance workers genuinely seemed to care despite being overworked. Aiden in the office was particularly helpful during move-out. He clearly explained the process, estimated our final charges accurately, and was one of the few people throughout our tenancy who I felt communicated professionally and respectfully in a genuine effort to make our tenancy a good experience. I have very few complaints about our moveout, compared to the rest of our experience with the apartment. Unfortunately, a handful of helpful employees doesn't make up for years of poor management, delayed maintenance, lack of communication, and a property that felt neglected despite being advertised as ‘newly renovated’ upon initial move-in. For the amount of rent we paid, the experience simply wasn't worth it. I would strongly recommend looking elsewhere.

I lived in Greenpointe (the one on the corner of 18th) for about 3 years. Unfortunately it was a less than great experience as things were constantly breaking, it took forever to have maintenance reports taken care of (they would often sit in the queue for so long that the system would automatically delete them and they would have to be resubmitted) due to a variety of reasons, and the management staff were extremely rude and unhelpful on numerous occasions (specifically the staff at Baker Apartments). A few things stand out to me during my time living there. Firstly, I once called the emergency maintenance number because my unit was both without a working dryer and a water heater (and the wall behind the dryer was covered in lint which is a fire hazard). After speaking to the on call maintenance person, a complex-wide email was sent out saying that the emergency maintenance number is for emergencies only. Secondly, when I was moving in, the management staff kept giving me the wrong keys. It took me maybe 2-3 weeks to be issued the correct set of keys, and involved a game of chase between myself, my roommates, and management as there was miscommunication as to whether my roommates needed to bring their keys in so copies could be made. Overall, I was given an incorrect set of keys twice. Thirdly, we had a side table by our front door, which we used to store plants in planter bowls. We were issued a notice saying to remove the table as it was blocking the walkway. No problem, we removed the table (much to our own personal annoyance). Our neighbors, however, were allowed (and presumably still are) to store their motorcycles and bicycles on the walkway between our two units, which seems extremely unfair given the fact we weren’t allowed to have a small side table outside of our own unit. Overall, I cannot recommend living here to anyone as it was such a disaster of a place to live in. I’m giving an extra star because the move out process was super simple (shout out to Aiden!) and what we got in terms of move out fees was exactly what was prescribed to us during our move-out walk through.

I cannot recommend you rent from this company. TL:DR Throughout my tenancy at Greenpointe, PTLA had no organizational skills, no properly trained maintenance team, and not enough staff. The apartment is in poor condition with fragile and cheap construction. BE CAREFUL using the wall heaters, ours were dirty and had spit flame&smoke, and when we brought up our concerns, maintenance only said "yeah they do that". My roommate moved in a year before me to a broken oven/stove and a mail key that didn’t work. It took PTLA a month to fix both issues, and when they did bring in the new stove/oven, they damaged the door, door frame, footing, cabinets, & dishwasher door along the way. On the occasions when we needed a new mail key and house key because we added someone to the lease, we kept receiving the wrong key. It took multiple weeks to finally get the correct keys. Every maintenance request takes weeks or months to be fulfilled no matter how often you call or go in to complain. Eventually it got to a point where they stopped answering my phone calls and we had to resort to going to the office in-person - and multiple times we saw them locking the office doors as we approached, apparently closing the office mid-day without any email sent out to make tenants aware of planned (or unplanned) closures. We also noted multiple times in our work orders and asked management in-person to ensure maintenance would call us before entering our unit, due to us having pets in the apartment, which was a request they never followed. We went without hot water for 2 weeks before they finally fixed it. Our FORTY year old heater was tripping the breakers, and after being told three times to just turn it back on again and contact them if it happened again, they finally sent a company who pulled out our washer and dryer to access the heater - where we discovered that the dryer exhaust vent had been improperly installed for most likely the entire time we had been living there, leaving a buildup of lint behind the machine. We had the company leave the w/d unit pulled out and unplugged and asked PTLA to clean out and reinstall the machines. After a round of calling back and forth PTLA decided to purchase a new w/d but did not contact us about it at all. We did not have a warning to put pets away or to move furniture. We learned about it when they were at our door with the machine on a dolly, leaving our one roommate who was home at the time to try to move our downstairs furniture around to make room. Similar to the Oven, the w/d was haphazardly brought into our unit with damage to the door, door frame, and floor. Weeks after our request the maintenance guy from another property brought the proper tools to clean the duct out. EXTRA NOTES We had a small outdoor table that fit under our front window so we could have plants on display. PTLA gave us a warning to remove it within two weeks. Our neighbors have all had their own choice of decoration in a similar area. One was a catio that took up space but wasn't hindering to those on the sidewalk. The current neighbors (as of our moveout) have had 3 bikes and 2 motorbikes stored on the sidewalk in front of their unit making it entirely unwalkable. It has been that way for over 7 months with no evidence of change and, hypocritically, no sign of PTLA addressing the issue. MOVE OUT This part actually went well. The only thing wrong was that it was near impossible to call anyone to schedule a meeting to talk about what is expected of us. But once we did get in contact with the property manager Aiden, he was very nice and clear in his communication. When we did our walkthrough he told us exactly what he expected we would be charged and it ended up being similar. It did take 2 weeks to get our final invoice when they told us it would be the next day or two, the delay being because of understaffed maintenance not having time to walk through. All around this apartment was not worth the headaches these events caused for the price we paid.

I had a horrible experience with greenpoint! DO NOT MOVE HERE! During my time living there multiple things went out which is fine but it took 2-3 months to finally get maintenance out there. What I’m most upset about is upon move out we got charged for a new carpet which I don’t completely agree with but went along with. I brought in a money order and paid my portion along with leaving the keys. Almost 2 years later I receive a call from a collector saying that I never paid my amount that was due and I was also told that the receipt that I had for the money order was not a valid form of proof. No one at the office ever got a hold of me or tried to work with me before then and I had to pay $700 for a carpet that didn’t need replacing in the first place. DO NOT MOVE IN HERE!

Honestly, I would not recommend anyone to live here unless you want to be scammed out of your money. Moving in there were quite a few problems we had, that eventually got fixed but they shouldn't have occurred to begin with. The worst part was being scammed out of about $500 in deposits. I spoke to management many times before moving out and had even asked the manager to check the place out before we moved out so he could tell me if anything needed to be cleaned better and he said no he would not do that. I was told the things I was concerned about, one of the blinds, some of the walls having marks on them, and a water warped floor board were all things that we didn't need to worry about and would not affect my deposit. When I finally get my deposit back I am charged $250.00 for painting that I was told was included!! Because the walls were stained from candles or smoking.. neither my roommate or I smoked or used candles.. mainly air fresheners. We had candles as decor though.Could have possibly came from our down stairs neighbors who made our apartment reek of weed every night, and kept us up all hours of the night from partying, that management did nothing about. We were also charged a for a piece of the stove that was broken off SINCE WE MOVED IN which I told them about and the dirty drip pans, and THEY NEVER FIXED either of those problems, but charged us for them upon move out. In addition to I cleaned and scrubbed the apartment repeatedly and even asked the manager to over look it before moving out and they still charged us a huge fee for cleaning. I was also told specifically by staff that the portion of the deposit they keeps go towards small things such as the carpet cleaning, which I did not do and told them upon move out I did not do. Yet of course they charged me for it. I tried contacting the Manager many times since I have moved out via phone and email and have been ignored or hung up on. Also, if you enjoy being woken up at 5am by the sound of leaf blowing, the roofs being changed or carpet cleaning this is the place for you. Apparently following town ordinances for noise laws doesn't apply to these people because it was a regular occurrence we were awoken by those things. I do not recommend this apartment complex to anyone.
