I lived at Greenpointe Townhomes (the Greenpointe complex at the corner of 18th and Walnut) for five years, and I cannot recommend renting here. It was easily the worst apartment experience I've had. I rented a unit at Greenpointe from June 2021 - June 2026, and through that time the biggest issue was management and maintenance. Maintenance requests regularly sat for weeks or even months before anyone addressed them, despite repeated phone calls, office visits, and resubmitted work orders. The maintenance staff themselves often seemed to be doing the best they could, but they were clearly overwhelmed and severely understaffed. Communication was also extremely poor. We repeatedly requested to be notified before maintenance entered our apartment because we had pets that needed to be secured, but they almost never gave us advance notice, despite promising over and over that they would going forward. Key management was another ongoing frustration. When I started the lease, and later when my two roomates joined the lease a year and two after, it took several weeks to receive working apartment and mailbox keys because we kept being given the wrong ones - ones that didn’t work along with mailbox keys that opened other tenants' mailboxes. The office staff were also difficult to work with. Phone calls often went unanswered, and when someone did answer, they weren't always helpful. Eventually we had to start visiting the office in person because getting anyone on the phone became nearly impossible. On more than one occasion, we watched staff lock the office doors in the middle of the day as we walked up, without any prior notice that the office would be closed, which was frustrating. They also rarely responded to our emails. Management's enforcement of rules also felt inconsistent. We received a notice threatening eviction if we didn't remove a small side table outside our front door, even though neighboring units regularly stored multiple bicycles, motorcycles, and other large items that completely blocked portions of the sidewalk for months without any apparent action being taken. We understood being asked to remove our table because that rule was in the lease, but the selective enforcement was frustrating and hypocritical. To be fair, not every employee was bad. Several maintenance workers genuinely seemed to care despite being overworked. Aiden in the office was particularly helpful during move-out. He clearly explained the process, estimated our final charges accurately, and was one of the few people throughout our tenancy who I felt communicated professionally and respectfully in a genuine effort to make our tenancy a good experience. Unfortunately, a handful of helpful employees doesn't make up for years of poor management, delayed maintenance, lack of communication, and a property that felt neglected despite being advertised as ‘newly renovated’ upon initial move-in. For the amount of rent we paid, the experience simply wasn't worth it. I would strongly recommend looking elsewhere.

Poorly run. Apartment are mediocre. I lived there for a few years and was never able to get in contact with the management. Couldn't report immediate issues. They wouldnt answer phone calls or emails which jeopardized my ability to move into my next place. Laundry is expensive and need to be run a few times to wash and dry properly. The gym is poorly stocked and often closed. Rent stayed consistent if I signed 6 months ahead of time. Also most positove reciews are made by ptla staff. Overall would not suggest.

The apartment is cozy and conveniently located near the school perfect for students or small families. The staff has been very welcoming and always quick to help, from the move-in process to resolving any issues that come up. Overall, it’s a great place to live with a peaceful and friendly atmosphere.

I live over in the Rainier Apartments located in Ellensburg that is owned by PTLA below is a review I decided to repost on their main page since new renters are going to be coming here first and should get to see what they are buying into. Also I have to keep editing this post for it to appear publicly either PTLA or google is trying to suppress the review. Living here for a year now and this complex is nothing but disappointing. Maintenance requests take forever to be resolved, the property is not maintained which is apparent once it gets dark and only a handful of exterior lights come on, the pathways are not cleaned of snow nor is there any sand or ice melt put down which is 100% their responsibility. The laundry room is a joke with aging machines that don’t clean anything so I’ve resorted going to the laundromat across town if I actually want clean clothes. There is only a single dumpster for the 18 building complex that gets overfilled regularly and maybe dumped once during a normal week and once in two weeks if there is a holiday which shows from the picture posted. Management is nothing but rude and hostile when you have an issue no matter the size. The only thing this place has going for it is that it’s slightly cheaper than other apartments but at this point it might be worth kicking in the extra 100 or so dollars to rent at a non PTLA managed property so that you actually feel like you are getting what you paid for.

Disclaimer: I do not place any of the responsibility of what has happened to us on the maintenance staff or the people who work in the office, but on the owners for creating this kind of environment for they're workers and residents. My roommate and I recently moved in to the baker apartments as of 8/25/25 located in Ellensburg. Upon move in our kitchen sink was leaking and had water damage to the point that the mold that was growing in the particle board was giving us severe migraines. It took 3 days for Maintenance to come even look at it which during the time out bathroom sink started leaking as well. Even after they came to fix the sink they left the area under the kitchen sink soaking wet and never returned to spray and mold spray. A week into living here we ran one dishwasher cycle on 9/2 and got an E4 error message. As of 9/10 we have still yet to get someone to come look at it. On 9/8 our freezer stopped working. My roommate had to beg the office to get someone to look at it to which they nicely replied it was more important for Maintenance to be preparing units than our maintenance issues but that since it was food they would see what they could do. Maintenance did come and look on 9/9 and all they did was truly was just look and fix nothing. They called my roommate 9/10 and say the freezer is full and that’s why. We have maybe 6 things in our freezer total as we are two college students. I am greatly disappointed that PTLA properties cares more about getting money from new move ins than it does taking care of the tenants that it already has. Update: As of 9/11 I have contacted corporate and filled a complaint. I called maintenance around 8am to ask if they could please come look as it was now to the point that we were looking at having to throw away all of our food in both fridge and freezer. They told me they where busy and could try, but we have now had to throw away easily $300 of groceries away between fridge and freezer. Maintenance did come around 5pm and give us a brand new fridge and said we would be getting a new dishwasher on 9/12; which I believe only happened as quickly as it did because I did contact corporate. This situation is almost entirely at fault of the owners of the Ellensburg PTLA not fully staffing they're maintenance team and giving them a list so long of move-ins that they can't even help other tenants.
