If you had asked me to review this accommodation last year when it was under the previous management, I would have had a very different response. However, I don’t think it would be fair to judge the current team based on past experiences. The difference has been really noticeable. Maintenance issues are dealt with much more quickly, the overflowing bins, and unpleasant smell outside are no longer a problem, well it still stinks when the sun is beaming but thats natural, and whenever the lift breaks, it’s usually fixed by the next day. The new Property Manager has also been fantastic. He’s visible, communicates regularly, keeps residents updated by email, follows up on issues, and has clearly put a lot of effort into improving the building. Security has been improved, damaged rooms have been repaired, and it’s obvious that there’s now someone who genuinely cares about creating a safe comfortable place for people to live. So thank you to the new management team. I only wish this care had been here from the beginning. But based on my experience with the current management, I genuinely can’t fault them.

I don’t even know where to begin with this place, it has been the worse living experience of my entire life. The bins are constantly overflowing littering the streets and causing rodents to run wild along with rotten stenches. The lift is CONSTANTLY breaking every week so if you have any sort of accessibility problems don’t even consider this building at all since you’ll be having to suffer up many flights of stairs. There are people constantly smoking and doing drugs in the building and the stench just drifts trough the hallways like the bins outside weren’t bad enough already, not to mention there are drug dealers constantly in and around the building since they just let anyone in because the doors are always broken too, don’t be surprised to see a gang of 10 people who don’t live here walk inside with no issues. The residents are loud too constantly having fights and smashing in your doors as hard as they possibly can, you will not feel safe living in this building whatsoever and i doubt it will be safe any time in the future. Overall you won’t be safe inside the building or outside, the place reeks and the residents are loud and always fighting and everything is just broken all the time, absolute joke and I have no idea how it’s even legal to subject people to living conditions like these.

This place is terrible do not book with volume works / bridge street/ prestige student living or whatever they call themselves now. The bins are almost always overflowing.Residents leave rubbish outside their rooms and on staircases, which is both unhygienic and unacceptable. The smell spreads throughout the building and is clearly a long-standing issue that management has failed to control. The lift is constantly broken and takes an unreasonable amount of time to be fixed, if it is fixed at all. This makes daily life difficult, especially for residents on higher floors, and reflects a complete lack of urgency or care. The building itself smells unpleasant most of the time. This is worsened by residents smoking weed and using drugs inside the property the smell is constantly lingering in the corridors. There is no effective enforcement or management of this. Noise is another major issue. The walls are extremely thin, and noise from neighbouring rooms and upstairs is constant. Stomping, movement, and general noise carry clearly and make it difficult to rest, focus, or study. When I moved in, the room was not properly cleaned and several items were already broken. The rooms are clearly not inspected properly between tenants and that maintenance standards are extremely low. For £250 per week, the facilities are unacceptable. The laundry machines are dirty, stink and are not properly maintained. Nothing in this building feels properly maintained. The accommodation has changed owners / managers multiple times during my stay, yet conditions have not improved. The property is rundown, poorly managed, and clearly in need of refurbishment and competent oversight. This accommodation does not justify its price. DO NOT MOVE HERE !!

Where do I even begin? Whatever you do, DO NOT live here. I can’t believe this company is still allowed to scam students with inhumane living conditions while charging a ridiculously overpriced amount. The lift was constantly broken, and when you complained, they had the cheek to tell you to contact the lift provider yourself because they outsource it. The bins. You would literally walk out of the building and see used period products and used needles on the floor, completely unhygienic. This was because they couldn’t be bothered to get enough bins, place them somewhere sensible instead of directly in front of the door, or hire private waste removal after the strikes. After numerous complaints, they finally hired one for about three weeks, and then the situation became even worse somehow. The gym (if you can even call one working treadmill, two loose dumbbells, and a dirty puzzle mat a gym) has no windows for ventilation, and the AC was broken the entire time, which is illegal. The front door and room keys are operated through a Bluetooth app. The system often failed, or the battery in your room door lock would run out, leaving you locked out for hours. You then have to wait upwards of three hours for help, only to be charged £60 for their own faulty system. Imagine going downstairs late at night in your slippers to collect food delivery and being unable to get back into the building because their system is down, then being threatened with charges when you call for help. The window in the room barely opens, with almost no ventilation. Even normal cooking steam could set off the fire alarm in such a small studio, despite the ‘ventilator’ being on. Summers were unbearably hot with no proper airflow. The walls are paper-thin. You can hear everything. There were no cleaners and fruit fly infestations in the corridors and lift were common, likely caused by the bin situation outside. Overall, this place is a complete money grab with the worst property management I’ve ever experienced. I only moved here because I needed a studio at short notice and this was the only option available. If you can avoid it, do not live here, for your physical and mental health. It’s far from the city centre and universities, not a pleasant walk, and feels very unsafe at night. For the price, you could easily get a much nicer one-bedroom apartment just as far from the centre that isn’t marketed toward students. Side note: to the business owner who keeps posting fake 5-star reviews—you are doing so under the same name, which is extremely obvious. Or are you just too lazy to care? I’m probably missing other issues, but these were the most consistent and serious problems during my time here.

If you wish to cancel your tenancy agreement after the initial cancellation period or after your tenancy has started, you will be responsible for paying the rent and any applicable fees for the full tenancy period. However, if you find a replacement tenant who is approved by the landlord and has paid both the deposit and rent, your liability will be limited to the time until the replacement tenant takes over payment. The tenancy termination will only be confirmed once the replacement tenant has completed these payments.
If a replacement tenant is found, there will be a £50 fee for updating the contract, which you’ll need to pay within 14 days or it will be taken from your deposit. Once the new tenancy begins, the landlord will release you from your tenancy agreement.
