I lived here in 2024 and it is genuinely one of the worst complexes in Wilmington. I am somewhere new and remembered I never left a review to warn others. It is run down, gross, poorly maintained, and there are roaches everywhere. I had to cover my drains at night because they would crawl up the pipes. The mandatory valet trash is bs and they were insanely picky when retrieving it. If it wasn’t in the bin then they wouldn’t take it, however if you’re living with roommates you’re going to have more than one bag of trash in a week. You’re only allowed one trash can as well. There have been multiple people that have passed in the complex they covered up. ALL the apartments are infested with mold. Black mold started growing on our walls in the kitchen and in one of my roommates rooms. I bought a mold test kit and these are some photos from it. The complex said this wasn’t proof of mold. LMAO. They said they’d have someone come look at it and remediate it. They wiped off the wall and painted over it. Not sure why I expected anything else honestly. I was insanely sick and could barely breathe in the apartment. Back to back illnesses and I developed psoriasis and eczema as a result of the mild toxicity. My tonsils would swell so badly I couldn’t breathe. I could not get better. No joke any time I would go to my parents place and spent the night there I woke up and was able to breathe clearly. I’d go back for one night and was sick again. As soon as I moved out I was completely fine, all rashes and tonsil issues gone. Do not live here they will not help you and there’s mold in all of these buildings. All the friends I have who lived here in different buildings were all having issues with mold. These petri dishes were after 72 hours. The later developed ones not pictured were disgusting. Don’t live here.

If I could give this place zero stars, I would. Moving here was one of the worst rental decisions I’ve ever made, and the entire experience was defined by continuous maintenance failures, severe incompetence, and an astonishing lack of respect from the management team. To start, don't let them fool you with the promise of a "gated community." The gate was broken and left wide open virtually the entire time we lived here. You are paying for a security feature that is completely non-existent. The maintenance nightmare began on day one. When we moved in, the air conditioning did not work at all. Living without AC is miserable enough, but getting management to address it took an unreasonable amount of time. That turned out to be a preview of how they handle every single issue. Later on, our dishwasher malfunctioned and completely flooded our kitchen floor. Once again, instead of handling this issue promptly, management dragged their feet forever just to get someone out to fix a simple appliance. The absolute final straw, however, was how they handled our hot water heater breaking. We were left without hot water entirely. We submitted over five maintenance requests and made repeated phone calls trying to get basic running hot water restored. When we called the leasing office to ask why our urgent requests were being ignored, the staff member who answered had the audacity to say, and I quote: “ Well, maybe you GIRLS just use too much hot water.". Not only was that incredibly rude and dismissive, but it was completely absurd. The exact same group of us had been living in the unit for a full year prior with zero issues. Instead of taking accountability for a broken unit or sending someone to fix it , they chose to insult us and blame us for their failing property . Management is disrespectful, maintenance is non-existent unless you fight tooth and nail, and the amenities you pay for are broken. Do not move here.

Do not live at this apartment complex if you are by the basketball hoops. You will be kept up all night by people playing basketball all throughout the night since someone decided to put the courts right in the middle of the apartment buildings for college students who disregard the court hours and disregard the wellbeing of others by playing between 10 pm and 3 am. The security they have that is supposed to keep watch only showed up one time to stop people from playing in the middle of the night. The court needs to be moved. Otherwise, it is fine. I would leave a higher review if it wasn’t for living next to the basketball court. My previous apartment did not have many issues besides black mold, which is not thoroughly check for and I would implore you to check your vents if you move here.

When we moved in the floors were completely nasty and ruined my vacuum cleaner. when we moved out, they charged us to replace the carpet because there was a tear in it. Be very careful at check-in and make sure you note everything. I don’t see how anyone could get their deposit back Lord knows we did not.

Do not live here! The reviews are all very accurate, while I lived there, there were multiple shootings. Dog poop everywhere, dirty units upon move in, and they let anyone live there (not just students even though it’s student living). People with criminal backgrounds too… I left in the middle of the lease, it was that bad! I paid 2 moths rent for a few months just so I could get out of there.
