If you’re reading these reviews and thinking the crazy move-out fees won’t happen to you because you keep your apartment clean and take good care of it, that’s exactly what I thought too. I cleaned regularly throughout the year and did a thorough deep clean before moving out. There were no major issues, and I genuinely believe I left the apartment in better condition than when I moved in. Despite that, I was still charged hundreds of dollars in move-out fees. When I called the office to ask polite questions about the charges, my concerns were brushed aside. My email requesting clarification went unanswered. I also asked for reasonable documentation, such as photos supporting the charges, but never received it. This is not the review I expected to write after an otherwise uneventful year living here, but prospective residents deserve to know about my experience.

I would not rent here again. Although the apartments may seem spacious and nice it’s a totally different story actually living there. When we first moved in, the entire apartment had to be deep cleaned and the downstairs bedroom closet had mold in it. After submitting a maintenance request we were told it would be fixed by the end of the week. It was fixed 3 weeks later and the closet was not usable for those 3 weeks. We submitted many maintenance requests for our dishwasher because it never worked correctly and even though they came to fix it over and over again, it never worked properly. Our fridge constantly leaked and again it took multiple maintenance requests to actually fix it. My biggest problem was being charged over $240 per person for our heating when we weren’t even living there over winter break. We had just had our system fixed because our heat wasn’t working so you would think they would have fixed it properly. We had no idea it was broken because the heat was working just fine. When we asked the staff about it they told us we didn’t have enough proof to appeal the charges even though we had proof that our heating was fixed 3 days prior to the billing period where we were charged $240 each. YES $240 each that’s a total of $720. To put that into perspective that was the cost of our entire rent. They would not back down. It’s very upsetting to see the way they handled that situation and also the fact that they so easily can take advantage of college students money. Again, I would not rent here if I were you.

****Please Read Before Renting**** Do NOT rent here, especially if you’re a student! The day I moved in, I discovered a major leak in the ceiling of my common area. Every time Bathroom B was used, soapy water flowed from the ceiling, not a drip, a steady stream. Maintenance came, looked at it, and said they couldn’t replicate the issue. It wasn’t until March (months later) that it worsened again, and they finally fixed the pipe. Mind you, it had clearly been patched up during move-in, so they knew about the existing problem but didn’t fix it. I had to live with it for most of my stay. On top of that, they charged outrageously high move-out fees. I was hit with over $1,000 in cleaning and damage charges, which was basically another month’s rent. I had taken care of the apartment, wasn’t destructive, and even spent 3-4 hours cleaning before I left. Still, they charged me for “light cleaning” and a $70 mandatory carpet cleaning fee per room, even though I had already cleaned. The only charge that made sense was the painting charge. I left two command strips behind because removing a previous one had already damaged the thin paint, I figured it was better for them to handle it than risk causing more damage myself. They charged me $125 just to fill those small holes. I was really naive to not go in-depth on the move in inspection because I have never experienced this before, but if I would have known that they would do this, I would have taken the move in more seriously. That apartment was NOT in peak shape before moving in. They are also extremely nitpicky. They charged $12.50 to throw away my dog’s tiny toy ball, found under the couch. I also left a can of pan spray and some vegetable oil in a cabinet (an honest mistake), and they charged multiple “per bag per room” fees just to remove a few small items. When I asked why, they gave me a vague excuse and stood by it. All four of the items could have fit in one bag. Let me be clear, I’ve rented two apartments before. I know what normal wear-and-tear looks like and what reasonable fees are. Redpoint was not reasonable. They aim to profit off move-outs, no matter how well you maintain the place. Horrible customer service, dealing with it too! It took over a week to respond/email me that they weren't going to change it, and it took way longer for others. There were also issues with the internet. Starting this January, I went a whole semester without being able to connect my phone or iPad reliably. On top of that, the utility bills were extremely high each month, so the supposedly “affordable” rent gets completely offset. If Redpoint responds to this review, they’ll probably say something like “we charge standard fees” or “we follow the Checklist.” Trust me when I say, I cleaned, and they still found ways to charge me. Look at the other reviews, I wish I had. Unless you have an extra month’s rent lying around to hand over when you move out, don’t do it. Especially if you’re a student with student loans, stay far away.

My actual room and living space were alright, but management is not great at letting you know when maintenance workers will come to your apartment. I also had an ESA that they made incredibly difficult to get approved within their system and communication would take months at a time. I was told upon move in that I would be refunded the pet fee and pet rent that I was required to pay whenever it got approved and by the time I had gotten it approved, they started telling me that because it had been longer than 60 days since my cat was registered, I could not be refunded despite them never conveying this to me in the beginning and it not being in any fine print (Mind you this is hundreds of dollars). Also, whenever you have any issues with anything, they will ghost you and not respond to anything. If you’re looking for great management, this is NOT the place for you. My roommates also had issues with them claiming damage at move out but could not support these claims with any photo evidences nor could say where the damage was. Rent at your own risk!

I didn’t read the reviews before renting here, but what everyone is saying is true. I got charged $507.50 in move-out fees, same as my other roommate. My third roommate was also charged several hundred, not sure of the exact amount, but I’d guess $500. So, in total, we were probably charged around $1500. The below were my charges: Damage Charges Chair - Living Room Chair Replacement $12.50 Damage Charges Bedroom Clean - Full Bedroom Clean $250.00 Damage Charges Common Area Paint - Common Area Partial Paint $170.00 Charges for Cleaning Needed Common Area Clean - Common Area Light Clean $75.00 The biggest offense is that they charged me $250 for my bedroom clean and $170 for partial painting. I cleaned my whole room, the common area, and vacuumed the place. They said my bathroom was dirty. I told them to look at the pictures I uploaded to the portal when I initially moved in; there were stains that couldn’t be removed. The toilet bowl was impossible to clean. The only counter they had was that it was dirty underneath the toilet, and that my bedroom wall was severely marked (where my desk was). I uploaded pictures with this review to showcase how crazy it is. The pictures labelled move-in are my move-in pictures and the unlabelled pictures are the official move-out pictures they took. The comments they listed on my move-out inspection for the bathroom were “toilet and shower have not been cleaned sink isn’t terrible but needs cleaned”. Anyone can see I left the shower and sink in the same condition as when I moved in. Clearly for a marked wall and a dirty toilet underneath it was worth charging $250. They said there were marks and red stains on the walls of the common area. I don’t think it should have been $170. I believe the charges were excessive, and should have been covered under 'wear and tear'. I’m not even sure why I bothered taking move-in pictures if I was going to get charged anyways. Emailing them to dispute the charges took about two weeks in between every response. It is incredibly hard to get a response back, probably because everyone was disputing their insane charges. They finally responded saying they reviewed the pictures and videos I sent, and deemed I was charged correctly, even after I asked for them to look again. I already graduated, but I would recommend anyone still in school who has the same issue to go to Purdue Student Legal Services. I’m would give two stars because at least maintenance was fast, but utilities were crazy expensive here. They charged $195.43 for the time period of 05/15/2024 - 07/26/2024 on July 5th. This averages out to $78/month for that time period AFTER being split evenly by my roommates, insane. Also, how on earth are they allowed to charge me before I actually use the utilities? They also charge an extra $1.50 fee every month because they use a third party billing service. One star.
