Recommended! I stayed at Nichols Apartments for an year and I have no complaints about this place. :) The owners Ed and Jack are super sweet. Will attend to any issues asap. The apartment is a cozy place to stay. There is bus stop right outside the building. 8min walk to the campus. Great location! If you are looking at 2bhk or studios to stay this place is great!

Overall really good experience. Microwave and stove were broken when I moved in but they replaced them. Patio door had major leaks, so they replaced it with a brand new one pretty quickly. Also came quickly to unclog shower drain. When the new patio door leaked so badly it started raining in my apartment though, they never came to fix it, which was annoying. Also had these long bugs with many legs become regular visitors in my room, which wasn't stellar, but got better once I asked them to come spray my room. Would recommend the place overall - good college apartment.

UPDATE: Changing my review as it appears BK Management now owns this place. Hope the Nichols got their bag and have happily retired, but I suspect this place is a no-go now. I can see from photos they haven’t done any renovations, yet the price is significantly higher and no longer includes utilities. Sentiment about the company online sounds negative. Most of the positives I list below likely no longer apply. Original 5-star review: Nichols Apartments is a great place to live and I hope to find another like it as I move out of state. The landlords are wonderful, the apartment is fine for what it is, and the price is very affordable for the area. My girlfriend and I just moved out of a 2-bedroom with washer/dryer unit after living there for 1.5 years. The best part about living there was the landlords. It’s two brothers, Ed and Jack, that have owned the property for a long time. They perform maintenance themselves and are in the office for at least a few hours each day during the week. They’re so kind and willing to help with any issues or just chat when you run into them during the day. During a very cold day in the winter, Ed helped us try to jumpstart our car several times over the course of an hour. That’s the kind of people they are. They returned our deposit in full. They’re not concerned by holes left by nails, paint scuffs, or normal wear and tear. From what I hear, these experiences are a far cry from most of the property management companies in the West Lafayette area. Overall we have nothing but good things to say about the Nichols and I really hope our next landlords are just like them - we would rent from them again in a second. As for the apartment itself - the size was alright. Living room is a good size. Bedrooms are a little small, but with good sized closets in both. Good amount of room by the sinks. Single bathroom is very small but the sinks are outside it so it was fine for us. Kitchen is pretty short on counter space. All utilities (water/sewer/electric/internet/etc.) other than cable were included in the rent price. We opted not to get cable. In terms of internet, no router is provided, so we brought our own. Speed was good coming from the modem. Little slower on 2.4GHz due to interference with the other apartments, but fast on 5GHz - north of 75Mbps. Hot water came fast and heater was big enough for two showers in a row. General condition of the apartment is “old but good”. It’s older but everything was clean and worked well as we moved in. All the appliances were the base model but totally worked. Some were old while others were new. The landlord told us that if any old ones break they just go ahead and replace it. I believe it - the oven was old while the fridge and washer/dryer were newer. Old doors and windows make for a drafty apartment but since utilities were included we weren’t bothered. We had a unit with new vinyl flooring everywhere which we liked. I believe they’re progressively putting it in every unit. Single bed with mattress and a dresser were included in each bedroom, but we didn’t want them so the landlord wheeled them out for us. Landlords provide lightbulbs and will replace them for you. No real maintenance was required during our time there but the landlords give out their cell in case you need something. Once again overall we had a great experience - you can’t beat Nichols apartments at this price point and you can’t beat the Nichols brothers anywhere. I highly recommend it.

Sure, BK may own it now, but honestly the maintenance team has been working around the clock to upgrade and repair this property. I have no real complaints.
