i would not recommend this apartment complex to anyone looking to rent in waco. i’m telling you, the price is only low because of how run down this place is and the fact they can’t keep people to resign. when i first moved into my 3br, nobody had come to inspect the unit beforehand. there was torn up carpets, misaligned vinyl flooring, a hole in my wall, the fire alarm was jacked up and it was disgustingly dirty. there was cat hair on every part of the baseboards from a previous tenant, rat droppings in the kitchen cabinets, ants coming in from windows and outlets, and FLEAS. i’ve asked for pest control or an exterminator multiple times and they have never sent anyone. i’ve spent months trying to get rid of the fleas with carpet powders, furniture spray, vacuuming, washing everything, and they’re still here. i have no pets of my own, but neighbors have a bunch and i figure that’s where they’re coming from. my lease is up in a few weeks and they constantly harassed me about resigning with them until i told them id be out of here once it was up. from what i’ve heard from people who’ve lived here in the past few years, the pool had been closed since 2021 and just opened last month. i will say it’s a very nice pool area, but knowing how they manage units, it won’t stay like that forever. the gates at the front of the complex are for decoration only, they’ve never once been closed. i had issues with my mailbox key and unit keys. move in day they obviously give you your keys, but i figured out quickly that my unit key worked on my roommates room and hers vice versa. my mailbox key did not work, in fact, i found out they gave me a complete defect key. since my roommate had gotten the mail for me every time she checked, i didn’t notice it until a few months into my lease and went to the office to ask about it. they told me they’d make me a new key and it’d be ready by tomorrow. awesome! no. it was not awesome. i went back the next day after they emailed me telling me the key would be left with Liam at the front. well, when i spoke to Liam (ginger dude), he told me they never got a key and they don’t even have the one i dropped off the day before. my face probably spoke a thousand words right there. liam told me they’d fix the issue, and i got a new key within the next few days. well the jokes on me because that key didn’t work either. i again, went up the office where a different lady told me the key i had wasn’t even a mailbox key, went to the back and found my ACTUAL mailbox key within 2 minutes. who would’ve thought a little looking and common sense would get them so far. i’ve had issues with pretty much every appliance that came with the apartment and don’t worry about not being able to burn candles because the fridge will come with its own unique smell!!! ❤️ i originally left a review a few months ago but took it down because i didn’t want any commotion while still signed to my lease; but since i don’t have much longer, and my final straw was being lied to about an exterminator coming for the fleas, here’s my final review. $425-$550 rent is absolutely not worth your mental health and sanity.

I’d give a ZERO if possible. False advertising at its finest. They showcase a sparkling blue pool in their ads, but in reality it’s closed, swampy green, and completely unusable. Don’t be fooled by their photos. There is an ongoing list of problems with this place . UPDATE: Response to owner, Lacey here. I want to clarify that my review is accurate and based on direct experience as a current resident’s parent and visitor. The pool has been green and closed since early August, yet your advertising still features images of a sparkling blue amenity. That is misleading. My feedback is not about personal identification, but about transparency for those considering this community. Instead of dismissing concerns by questioning residency, I encourage you to address the maintenance and communication issues raised here and in many other reviews.

The Grove at Waco is truly dishonest and all management are liars. To start, after I moved out, they put $160 worth of damages charges on my account without written notice of what the damages were, but we’re requesting payment. I called and they said they didn’t have the documents ready to go yet and I got them almost exactly a month later. The “damages” were for paint touch ups and a carpet cleaning fee, which was never discussed in the lease that that would be required at the end of the contract. As soon as I got the document I requested to dispute the charges, a couple of days go by and management sends out an email stating to dispute charges you have to do it a certain way otherwise they won’t let the dispute be resolved. In tenant laws, the complex can’t charge for regular wear and tear and that’s what it was. I will paste the pictures they sent to me as well. Anyways they never even responded to my dispute and continued to contact me about payment and then sent it to collections. They are the WORST COMPLEX IN WACO and dishonest. It also took them almost a year to fix our door that would never fully lock as the door jam and frame was busted. DO NOT RENT WITH THE GROVE AT WACO. EDITED TO RESPOND 6/3/26: This was the response that I received 2 WEEKS after my initial dispute and initial requests that were not answered. I will not be bullied into paying for non-existent damages. I had already disputed these and requested the complex to provide other pictures and documentation and never received my requests. "Howdy, We apologize for the delay in response to your request, due to the number of disputes being handled there was a delay. Your financial move-out statement was sent to your email for your review at the bottom of the page will be the charge codes and photos associated with them. If you wish to dispute any of the charges, please address each charge individually in your response. Be sure to include any relevant photos or videos to support your dispute. Let us know if you have any questions."

Thieves run rampant there, stealing vehicles, especially mopeds/motorcycles/scooters, thanks to management leaving the gates open, and refusing to go after them using their security footage. It also poses a severe safety risk. There are also many other issues, such as people entering apartments without prior notice, claiming emergency reasons, then performing routine maintenance or checking something. Noise... there's partying and smoking inside and outside of apartments going on at any hours of the day, basketball court is also used at night time and people drinking alcohol and smoking there. This place is a catastrophe, and they just give cookie cutter responses (just waiting for one to this) or just plain ignore reports. What a disaster of an apartment complex, it has a lot of potential but the lack of care and competence is running this place down.

I’ve lived here for 1.5-2 years now. Really love this place and sad I’m moving away. Had a couple maintenance issues with the garbage disposal and dryer but they were always fixed promptly. The front office staff is nice and the manager Michael is a great guy. Really a nice and relatively quiet place to live. What could they do better? Fix the gates at the front, either have them working or don’t have them not in between. Hire a new security guard, Dude has power issues and did nothing when my motorcycle was stolen except say “how was I supposed to stop it”, do a better job of keeping non residents out of the pool and basketball court. Other then that apartments are great and most everyone is nice and quiet
