There aren’t enough negative words to describe this place. Expect zero communication from the apartment complex on anything happening! From both parking garage (which you pay $50 for) doors being broken for months on end with no word of when they would be fixed (they have been broken since December and since writing this they are still broken), to random construction men having access to the entire building at a moments notice. They will tell you your apartment is being renovated by a vaguely worded peice of paper telling you to pack up your things in the kitchen and in your room and shove them in your bathtub on a nonspecific date at a nonspecific time. Who knows when you can eat food or use the bathroom? It’s a fun little mystery. Eight hundred a month to live here and they limit access to all amenities while putting the residents in danger with their senseless renovations. Like knocking a waterfall feature down in the pool area that once looked amazing and creating a hazardous environment due to the gas fire pit being damaged right next to it. Which they try and fail to lock residents out of. One day you’ll be allowed in to tan ad the amenity your luxury rent pays for and the next you’ll be locked out. Fun! Be prepared to be the only one concerned about biohazards and emergencies in the apartment! I have had to put in multiple emergency maintenance requests in for puke on the hallway floor (twice) and piss in the elevator. All of which took several hours to get fixed. If that’s not alarming then allow me to tell you about the situation in which the fire department was called because a fire alarm had been going off in the apartment for over FOUR HOURS and they fired department couldn’t get in contact with any of the management who lived on site. In fact, the only way they could get into the apartment itself without breaking the door, was by climbing through a window by the pool. After which, the fire department reported the building to their fire Marshall. And if you want to ask me how I know this, it’s because I called them!! If you want to ask them to take away the monthly charge for “common space maintenance” considering you can’t access any of the common spaces, they will just tell you that that fee is simply for the trash shoot. Which, on any given day, smells like decaying bodies, and could be stacked to the brim with trash bags from residence, who don’t know how to throw away their things. Forget about helpful staff. If you have a problem then they will do nothing but give you a giant run around. Good luck if you signed a lease here, because you basically agree to toss your money in a fire pit at the end of every month. If the doors aren’t locked to the fire pit of course.

DISAPPOINTING, UNPROFESSIONAL, WOULD NEVER RECOMMEND. I signed a lease for Park place this past august. I was really excited because this was my senior year apartment and I was looking forward to all the amenitites. I have had COUNTLESS ISSUES with these people. Also, they never informed me when I signed my lease that they would be undergoing major construction for my entire last school year at baylor, RUINING my expereince completely. First of all, they just switched ownership companies which meant a lot of MISDIRECTION (many times they resend emails because of their disorderly office) and CARELESSNESS on their part (this was because of all the rat problems from years ago). For essentially the ENTIRE TIME IVE BEEN LIVING HERE the building has been under construction. First it was the mail room (A COMPLETE DISARAY AND THEY LOST MY PACKAGE OF A BIBLE BOOK BECAUSE THEY JUST LEAVE PACKAGES OUT AT THE FRONT OF THE OFFICE), then it was remodeling the courtyards (could not use for my convienice or studies), to remodeling my apartment unit (TOXIC FUMES without consent or aid), and then remodeling the gym for months and the pool for months (WHICH IS STILL UNDERGOING CONSTRUCTION). Why would you schedule pool construction in spring and summer??? They said it'll be ready by April and then they said June, this is horrible managing and sad that I cant use an amenity that I PAID FOR for since last summer. They remodeled my unit, without my approval, by painting low voc TOXIC paint in every room, putting my mattress in the hallway, scuffing up walls, and not practicing any form of care for the mess they left my room in. THIS REMODEL LASTED FOR A WEEK. The manager denied to give me any information about the spray paint they were using (its Safety Data sheet and how long the room needed to be vacated for), so I had to stay in a hotel to let the fumes air out. Then I just left waco entirely since they were replacing my floors and adding MORE TOXIC FUMES. There is also security concerns with the broken gates, fingerprint scanners that were down for a while, and a car near my car got BROKEN INTO. 2/4 gates are broken, so they leave the gates open at all times... HORRIBLE AND ITS BEEN LIKE THIS FOR MONTHS. The hallways always smell like WEED and I called twice about it ealier in the year but I just gave up because nothing changed. I'm surprised they didnt do anything about it because I'm certain that prospetive tenents can smell the WEED during tours! I can go on and on, but in summary, I have been scammed from compensation from remodeling, ameneties that I paid for that I can no longer use, no regards for safety, unprofessional work environment that does not care for my needs, and NO TRANSPARENCY FOR THIS REMODELING NIGHTMARE THAT THEY NEGLECTED TO INFORM ME ABOUT OR COMPENSATE FOR MY PHYSCIAL AND MENTAL STRUGGLES. Park place: you need to reimburse me. Students: Do not live here! *Context for photos*: 1) car broken into on second floor, 2) remodeling my unit and putting my bed and bedding on the contaminated floor, 3) packages left out to be stolen in which the property takes no repsonsibility for.

If I could give this place 0 stars I would. This place is dirty, unprofessional, constantly broken, and under the worst management I’ve ever experienced, to name a few. The management seems to be on a mission to destroy any amount of peace for every resident in the building. Constant early construction every day of the week, hazardous remodels during finals week, and constant closure of amenities that I pay for. (For reference my roommates and I signed on a house with no amenities, and the apartment is still almost 2 times as expensive) My roommate has cut her leg open on the door, and has not received and support or compensation from the office, despite promises from the general manager. This place is extremely unsafe. The parking garage gates have been perpetually open since the fall semester and multiple cars have been broken into. They refuse to release the camera footage of these events to the victims, even though they are required to do so. They also leave side doors open to the entire complex when preforming unnecessary renovations to the front office. Honestly, I usually elect to stay at friends or my boyfriend’s house because I feel generally unsafe and disturbed in this complex. They also have never responded to any of the non emergency security calls I have made, including the time we saw a random “maintenance” man we’d never seen before (we’ve lived here for 2 years) going in and out of a girls apartment at 1 am hanging air filters. Do not fall for any positive reviews, they recently changed their names to escape even more bad reviews that have been posted for this complex. Don’t live here!

After reading some mixed reviews, I decided to tour the property with my son to see it for myself. The property is well maintained & clean. The staff was friendly, knowledgeable, and very transparent about the renovations taking place. They answered all of our questions and helped us understand the vision for the community moving forward.

Terrible! Lack of competence from the management throughout my whole lease. You would think they purposely scheduled loud “renovations” during finals week on purpose. Between that and random fire alarms it was never a peaceful environment. All the amenities that make this hell hole so expensive were closed all of 2nd semester being “renovated”. Mind you all these “renovations” are taking place while both exits of the parking garage are broken. So be careful entering or exiting as people drive way faster than the laughable yet posted 3 MPH. “Renovation” teams frequently smoke cigarettes out by the pool and in the parking garage and I saw one of them trying to flirt with a resident that was tanning. When I would call the office to tell them I can’t focus with their music and cigarettes outside my window they would put me on hold for 5 mins and come back acting like they went out and said something (Sophie I face the pool you liar). The management team frequently don’t have answers to your questions as all of them are students living and working here for a discount they just divert you to the property manger who is never here. The actual rooms are fine, mine didn’t have black mold but I here its not impossible. They leave window blockers on the windows so you can’t open them more than 6 inches but judging by how much the fire alarms go off its not much of hazard. The sink broke on day 1 which tells me the last people broke it and the inspector was not getting paid by the hour. My toilet also broke within the 1st week. TV’s outside dont work not sure why they are there. Golf sim is terrible max drive I've hit on it is 120, IRL is 300. Movie theater and gym i would both give 4 stars individually those are great, no towels ever in the gym though. Oh yeah and they painted everyones doors and the hallways which made it look better but they did it during finals week right before everyone left for a month (which if I were management I would have started it all during break). So yeah this place prolly won’t suck in a few years but I had a terrible experience and wouldn’t live here
