DO NOT LIVE HERE!!!! This by far the WORST apartment complex I have ever seen or had the displeasure of living in. The maintenance people do not do their job, not to mention the apartments are in horrible shape. Water heater busted and seeping up through the floors, garbage disposal has to be pushed by one person while the other turns it on to keep from flooding the kitchen, and the front door deadbolt that we have asked them to fix several times finally snapped my key off. I had to call a locksmith because there was no emergency maintenance after hours. They refuse to reimburse me because we “didn’t leave a voicemail” even though it does not state that in the lease. This apartment complex is run by con artists that will increase prices and steal your money. Added issues: roaches, loud neighbors and no strict rules on noise after 10pm, gates are always busted, you get the idea. PLEASE if you are a college kid or a parent that has a student moving to Waco, please look elsewhere. This apartment is so cheap because it sucks.

TL:DR: I do not believe the single bedroom apartments are worth $1,100 a month. They are very outdated, dark, and bug infested in my experience. Check the pictures below and compare to those posted on Eastgate's website and decide for yourself. I have lived at Eastgate since Fall 2020, and for a time this review would have been 3 stars, however the management of the complex has decided to raise the rent of all apartments significantly in just one year, and in no way are the one bedroom apartments worth $1,100. As for the complex itself, I suppose it is decent enough, clearly old and in need of a complete overhaul, except for the leasing office, but not the worst ever. I cannot vouch for ammenities as I never used anything other than the laundry facility, which was acceptable. My main complaints are with the apartment itself. I lived in the A2 model for all three years, and at the time the price was around $700 or less. At this price range, most of these complaints can be explained as "you pay for what you get." However, to charge $1,100 you would need to seriously renovate these apartments. The pictures and model unit you are shown often DO NOT match that of the apartment you are given, the model has new walls, appliances, generally better maintained. The unit I received still have wood panel walls that had been spray painted over so many times and in such a hurry that the paint still felt tacky and had drip marks everywhere when I moved out three years later. The bathroom fixtures were molding around the seals, and so was the bathtub itself. Each and every cabinet had a handful of dead cockroaches (which was a continuous problem even after several attempts to use Eastgate's provided pest control, so I gave up requesting they spray). I can recall many occasions where I woke up to a cockroach climbing on top of me, and this year I was fed up and moved out. There are very few students here, the pool was mostly used by people who don't live at Eastgate. No one picks up after their dog and the smell of weed and dog feces plagues any grassy areas near the 5th street sidewalks. The only positive I can recall was the staff, they were helpful and friendly in my experience. If you truly wish to move here, ask the staff to show you a non-model unit. The pictures below are ones I took after I had cleaned it throughly and is in much better shape than I received it.

staff are nice for the most part. however they have a cockroach problem with the units. Service requests are also not very responsive. Washing machines are continuosly broken or they use a very inconvienient app in order to pay to use it. In addition, they have management issues. They did not post rent on time so residents didnt know how much to pay for the month. Then they charge a $100 dollar late fee when it was their fault they didn't post rent on time. Very irresponsible on their part. I dont appreciate having my money stolen. update: things have still not changed. They will continue to post utility/water bills late in addition to completely switching the crappy payment system and then have a debt collector send you a rude letter threatening to evict you for not paying the bill. Do not sign a lease with this place. Really crappy management.

Been staying here for 2 years and haven’t had many problems, the front staff is always really nice, friendly & quick to help. Same with the maintenance staff, every time i put a service request in, they are quick to come fix things👍🏽 Apartment 8/10 Staff 100000/10 Facilities 8/10

This place is literally the absolute worst. I just moved into this apartment September 1. Not an hour after receiving my keys, my family and I went in the unit (1bd townhome at $999/m) to inspect and this is how we found it (see images). The garbage disposal appeared to have literal dirt, leaves and twigs stuck down the sink drain after someone intentionally threw it in. Upon testing the garbage disposal, the sink spat out disgusting, filth water all onto my brand new kitchen items, not to mention, leaving the floor and counters a mess for us to have to clean on move in day. The entire unit was not cleaned nor was it inspected. Baseboards throughout the unit are all damaged and broken. Doors and drawers have literal chunks missing that were simply painted over and thrown back into place. Shower rod is coming off the wall and was secured backwards and not at all in a correct position. Balcony door is not fixed in place and now crickets and other insects can crawl through into my bedroom. Crickets and dead bugs throughout the unit as soon as I walked into it. Air conditioner filter was filthy and had not been replaced. The literal definition of the “landlord special” for $1k/m and it is insane. I went to management to be told “they inspected the unit 3 days before move in” and that “there’s no way they could’ve known” the unit was in this condition. ZERO apologies, not one have I received through this. Not to mention I signed a lease a month and a half before move in and opted for a furnished unit at an additional $80/m. Upon move in— no furniture and what I was blatantly told was “your unit was furnished but we took the furniture out of your unit and gave it to someone else… we don’t have any more furniture so I suggest you get an air mattress and your own furniture.” No one has said anything about replacing my brand new kitchen decor and items that were damaged and soiled by the sink drain. When I tell you no one ever answers the phone at this place— they do not EVER answer the phone. I have called and called for months even prior to move in and I have never been able to talk to anyone on the phone for assistance. They also have clubhouse office hours that are just for show, management just decides to close the office at any given time with no notice. Absolutely unreliable and unprofessional. The general manager is a coward and is completely unprofessional. She intentionally locks herself in her office so as to avoid accountability being demanded from so many tenants who are disgusted at this place. She refuses to speak to anyone and just relays messages to other staff to convey. Do not move here, this is a clown show.
