This place is in terrible conditions. What you're paying for a month is not worth it. Save yourself the hassle. The apartment management are extremely rude and racist. They don't handle maintenance issues in a timely manner. They allow Baylor students who don't live at the complex to park at your parking spot. When I called the manager, she was rude about the situation. Instead of saying okay we will get this situated, because tenants who pay to live here should have priorty, she got bothered by the call. She asked where I lived and I told her which side to let her know where these students are parking at but was more concern about who I was. I was calling to help myself and other tenants who deal with this on a daily basis. They don't care about their tenants being happy, save your money/time and go somewhere else.

DO NOT RENT HERE. Management is rude the apartments are roach infested and in deplorable conditions. There was actual mold in the building and they painted over it. Then accused my brother of having broke a bunch of stuff in the apartment that was broken or not working before he moved in. There’s a huge bill they sent him for over 13k which is insane because even on move in day the carpet was so filthy that it would leave our soles black and sticky half of the burners on the stove didn’t work the wood on the sink was falling off…the list goes on and they’re billing him for this! By the time he moved out there was mold growing in one of the rooms the ac was not working for about 2 months before his lease was up and the roof was leaking so some of his personal belongings got wet and they didn’t even have the decency of adjusting the rent until the problems were fixed. Nothing he ever called for was fixed EVER. The only thing they did was paint over the mold. Even their own maintenance guy said the mold was growing hair or looking fuzzy but then told my brother the maintenance guy didn’t say that??? And sent another guy to paint over it ! Mind you the ceiling was still leaking over the bed so the paint was also leaking……Just DONT DO IT.

I won't say I do or do not recommend Baylor Arms. I just want potential tenants to be informed. I will try to be fair and give pros and cons about my time renting here (14 months). Pros 1. Very affordable and all bills are included so you never have to worry about forgetting to pay utilities (however, you get what you pay for). 2. Huge walk-in closet - so useful if you have a lot of clothes and other things to store 3. All of the rooms (bedrooms, living area) are pretty large compared to other apartments I've seen. 4. Furnished - also adds to affordability since you don't have to buy furniture. 5. The office staff are fairly nice. If you are a good tenant they will try their best to work with you. (My roommate and I extended our lease for 2 months after our year lease was up). 6. Maintenance was pretty prompt in my experience (although they don't come out on weekends). Cons 1. Bugs. Honestly the kitchen is infested with small roaches and some other kind of small bugs. My roommate and I were very clean and we constantly had roach poison traps out, but it did no good. They send out pest control to spray the kitchen every month, but it's basically pointless. They mostly crawl around the kitchen areas, but I've seen them in other parts of the apartment, and I even had one crawl in my ear when I was sleeping. I don't think this was an isolated issue in the apartment I lived in, because I have seen them in every other University Rentals apartment I've been to. 2. I think they have finally resolved this issue, but for about 6 months there was a mouse problem in Baylor Arms. A lot of the units had mice, and the office refused to call an exterminator. I will say that they tried a lot of other options including various kinds of traps, scrutinizing the apartment for holes, and herbal mouse repellent. However, we had to deal with mice for a very long time and it was irritating having them gnaw on my food. 3. The apartments are not "nice" or pretty. This should go without saying for a college housing complex where the rent is extremely cheap. The furniture is sturdy but not chosen for its visual appeal. The painting looks like it was done in a hurry. Everything shows signs of general wear. The outside of the complex is in ugly shades of yellow and brown and there are no trees. However, even though the complex looks run down, I always felt safe. 4. The parking lot is very narrow and really hard to get in and out of. There are plenty of spots though.
