I have lived at Aspen Heights (South) for two years now and I love it! I love how the homes come with two-car attached backyards and a fenced in back yard. It is honestly very homey, maintenance is extremely fast, and overall the units are maintained and kept in great condition. I also like how Aspen Heights does individual leasing so I am only responsible for paying my portion of rent for my room and not responsible for my roommates! Overall, its a great place to live with lots of space. I recommend to all students who are looking for more of a homey feeling when it comes to housing!

**now that I’ve moved out** The space you get is the only thing worth it. They do not care about any maintenance on the houses. They’re falling apart, no AC units work, utility bills are outrageous, they “fixed” our AC issues with window units that were horrible. They do not keep up with the grounds at all, we had wasps infest this tree out front and it took them forever to handle it They should be knocking down nests and spraying all around to keep them away, the houses are infested. Unfortunately they have too much to fix for the new nice management to make up for their issues. And too many locals can get in and use the pool and trash it. They do care about you but don’t have the funds to keep up, stay away.

My son lived at aspen heights Aug 2024-July 2025. They changed to new management about 3 months into his lease. In order to pay the rent they were drafting money out of my bank account. After her moved this past July, I no longer had access to his account. Aspen Heights pulled money out of my bank account for rent for August. My son no longer lived there and his lease was over in July. I have contacted them multiple times to return my money and they still have not. They do not call me back. My son went in person and showed the draft out of my bank account and still no response. I am going to have to get an attorney to get my money back that was stolen out of my bank account. Not a way to run a business. Beware!!!

Tenants Beware!!! Our son lived at Aspen Heights from 2023-2025 and when the management company switched, things went downhill. He has graduated and moved out and we are having to file a lawsuit in small claims court to get our security deposit back.

After our daughter researched and toured several new housing options for her final year at Baylor, she chose Aspen Heights. Amanda, the manager, gave the girls a full tour of one of the Aspen Heights homes, answered all their questions, and treated them with such kindness! Then I had the opportunity to work with her as we secured the lease for our daughter and experienced the same friendliness and utmost professionalism. Highly recommend Aspen Heights for the quality housing and the outstanding staff! Thank you, Amanda, for all your help with our daughter's new home away from home!
