Ive never left a goggle review anywhere but after my experience here I would not want anyone else to go through the same. If I could give this place 0 stars, I absolutely would. If you’re a UT Tyler student looking to live here, you are genuinely better off living on campus. This place is extremely money hungry and they will charge you for every little thing. This past year, they went FOUR months without charging utilities, then suddenly added all of the charges at once in December and expected residents to pay that balance on top of rent and December’s utilities with barely any notice. It was completely unreasonable and stressful for students already trying to manage school and finances. Between the random charges, poor communication, and constant fees, living here has been an absolute joke. I would not recommend this place to anyone. Save yourself the stress and do not live here. They nickel-and-dime residents constantly and seem more focused on finding ways to charge students than actually helping them. Dumping four months of utilities onto residents all at once right before finals/holidays was ridiculous and showed how little they care about the people living here. Absolute joke of a management team.

do not live here!! they don’t fix anything when you make maintenance requests. I was supposed to get a new bathroom door (it’s being held together by nails) and they haven’t replaced it 6 months later. the rent is outrageous for absolutely no reason. there is also no storage space for vacuums, brooms, cleaning supplies, etc. my dishwasher has been broken twice and the wood has been rotting away (for what looks like years) and they do nothing when you tell them! my toilet broke about two months ago and a maintenance request was put in, no one ever came. I had to call an outside source to fix it. all i can say is save your money and time, find anywhere else.

Do not stay here. There are constant repair needs. The apartment seems to be breaking down every other day. Parking is also a hassle. To park in the complex at all, you must have a university-level parking pass. It does not stop there, however. Parking availability in the complex is split between regular and reserved. The reserved areas can only be used by those who pay an extra monthly fee. This is in addition to the university pass. If you don't purchase the fee, parking in the complex will be very limited. There's also a weird smell that will not leave the apartment. I think it's mold because there was mold everywhere upon moving in. Additionally, when I moved in, the apartment was a mess. There were muddy boot prints on tables and sofas. Also, the ADRL would make me wait for her because she was with her boyfriend when I needed help. A lot of my friends have said that the ADRL has harassed them in one way or another.

Wish I could give 0 stars. This place is a joke. The high rent for a dump, nothing gets fixed when a maintenance request is placed. And you are required to pay for the entire month of May when the MOVE OUT DAY is MAY 2nd. Absolutely insane. DO NOT WASTE YOUR MONEY! Also whoever you speak to at the front office is extremely rude.

NON STOP issues here. So, I’ll start with the day I moved in. As soon as I moved in, there were fleas and German roaches infesting the house. On top of that, my room still smelled like dog from the previous tenant. And, there was some sort of mildew smell as well. The A/C only works in the living room & the first bedroom. My bedroom is always extremely hot, I’ve been running 2 fans and that still doesn’t really keep me cool because of how hot it is in here. I’ve put in MULTIPLE maintenance requests for this and they mark the maintenance completed even though they did absolutely nothing. I’ve been told by my roommate that the past couple people that have stayed in my room over the years have also had the same A/C issue and it was never fixed with request after request. So apparently, this issue has been going on for YEARS and has never been fixed. I have missed days of class because on hot days with no A/C it is extremely hard to sleep and I couldn’t get to my early classes on no sleep. The gates are CONSTANTLY broken (Mangate & the main car gates), which made me late for class. The internet is extremely inconsistent and has bad lag spikes every couple minutes. All of the burners on the stove are broken or really uneven so it’s hard to cook. The dishwasher cleans terribly, the thermostat is really old so it’s hard to see the temp you’re setting it at (but that doesn’t really mean much to me because my A/C doesn’t work anyway 😂😭). We’ve had multiple issues with the door, locks not working properly, door getting stuck and not closing. Also, most parking spots are “premium parking” so expect to pay $25/mo for premium parking so you don’t have to search the whole complex for a spot. Also, we’ve had multiple payment issues. Sometimes their app/website will go down, or they will contact us and say “sorry we forgot to add on this amount” and then charge you something that you weren’t expecting that month. What I see on my CLV bill should be what I pay.
