Takes forever to get maintenance the works leave stuff everywhere in the buildings and outside in the parking lots and side of the roads and if you have roommates don’t make the mistake in being the one who makes the electrical account my roommates never paid I had to cover the first 3 months worth of electricity and I’ve been in my new house with my fiancee and got a message saying they didn’t pay there half either and I’m going to have to be the one to pay. Walls are paper thin they make one “upgrade” to the property and jack up prices when someone got busted for making/selling meth or crack can’t remember all they did was change the name to re-advertise. There upgrade is a side walk on the bottom of building 5 where they have torn apart and rebuilt the side walks at least 3-4 times in the last year and this year the trash is always filled up and on the road of the apartment complex no elevators in the buildings I will never step foot on this property again.

Evolve Tuscaloos was nice a couple months ago, back when it was still Evolve. Since then, the complex has been bought out by new management and living here is worse than you can imagine. We paid $540 a month for a furnished 3 bed 3 bath and about $30 each for utilities, but we paid for what we got. The internet is very slow, the walls are paper thin, the windows are not sealed properly and I often find bugs crawling around the living room and bedroom. The hallways are filthy and there is clearly a parking problem. Now, rent is being increased almost $200 and I heard from the property manager the rooms will be unfurnished. We are woken up by drilling or hammering every morning and the hallways smell like chemicals. Parking was a problem a couple months ago, but now it's impossible to find a space. There are trailers, golf carts, and dumpsters placed where we paid to park. The biggest issue is the lack of communication between all the employees and the management. Getting an answer out of the employees at the front desk is impossible, they know just as much as you do. Management will suddenly send out emails telling residents to clear levels of the parking lot without warning, threatening to tow those who don't. There were rumors of Evolve being bought out long before management confirmed it. My roommates and I renewed our leases just to get them canceled and were warned last minute that our leases were to be terminated in May, rather than the July date signed on the contract. If you want to question the security of your apartment and be threatened at every chance with a fine or towing your car, live at Watercress (formerly known as Evolve).

DO NOT SIGN. The complex has been bought out by some company and they have been completely disrupting living here. Living here has felt like any moment the people running Evolve will fine or bill us. They are threatening to tow people's cars for parking on the incorrect parking level just so that they can power wash the level. We have only been notified less than a day before and feel sorry for the ones who are unlucky enough to not be around to avoid towing fees. Before signing I was assured that there was enough parking space for everyone. I had to park my car over broken glass just so that I could avoid towing. We have been assured that our lease would remain in place with this new management. A few weeks later we are told that our lease will be cut short so that they can do renovations. I am quite glad that they are hiking up the price to almost $200 more than what I currently pay per month. That way fewer people are taken advantage of. I hope that price is worth it and not just used to do new paint jobs and making the leasing office nicer while the hallways continue to smell like smoke with awfully stained carpets. I hope that they fix the constant cockroach and AC issues that are fixed for a few days and return to malfunctioning. (The AC of a tenant here has been "fixed" over four times and nothing has been permanently changed) I will say that even with these issues, I still liked living here and resigned my lease before this new management came along. But with how they are going about posting new information so last minute, it is all incredibly unprofessional and tells me they don't care about the people living here. I worry the just care about making the place look nicer to lie to more people to sign here. Even before the new management I asked a lot of questions and received very satisfactory answers. I just didn't think to ask to look in the hallways and ask if there is an elevator. Which there is not in my building at least. If you are considering and have no other place to go, PLEASE be wary about the people who run the place. Don't get screwed over like we have been.

All I can say is good luck, while I have lived here (2 months) I have had the catalytic converters stolen from my car, and there are no cameras in the parking deck. Meaning theres no chance of anyone getting found for it. besides that the maintenance of provided services takes months. our AC was broken when my roommates moved in and it took management a month to get it fixed. The internet speed is slow as dirt, and half the appliances have something wrong with them. Not to mention the entire complex is getting changed in to condos next year, so we cant rent here again even if we wanted to. Don't rent here.

The management seems to be completely apathetic to residents. Issues are rarely resolved, and take forever if they finally are. I have been hear for over a year and still do not have a mailbox key despite my best efforts and promises that I will finally receive one. I do not receive emails, and this issue has not been corrected despite my best efforts. I had no wifi or television when I moved in, and it took weeks before it was rectified. The apartment was not even cleaned before I moved in. Over the summer my air conditioner went out. My roommates and I were given a portable air conditioner that made life somewhat bearable, but only in the living room. We were told that the replacement part was on backorder for six weeks, but it is two months later and we have not been helped. The lack of air has caused moisture issues, and it has caused damage to my personal property. I would personally not recommend living here. Edit: Nearly two years after moving in, I still have no mailbox key. The apartment is under new ownership, and many leases (including my own) are being terminated two months early. There have been numerous other inconveniences I have faced during my time here. The apartments may be getting remodeled, but I still do not recommend living here.
