My children and I have lived here for over 5 years and we love it! The new management has really stepped up and made a huge difference. The price is reasonable and the location is perfect. Between the previously mentioned, how quiet it is, and everything being in walking distance I would recommend living here.

I’ve lived here for a little over a year, and while there are some things I truly love about this community, there are also some important issues that potential residents should be aware of. First, the positives. The people who live here are some of the kindest neighbors I’ve ever had. My grandmother has had neighbors help her walk her dog, and when my partner and I became new parents, a neighbor went out of their way to help us move furniture into our apartment. It’s the kind of community where people genuinely look out for one another, and that’s something I greatly appreciate. Management has also been friendly and is usually quick to respond when concerns are brought to their attention. Unfortunately, the biggest issue has been the boiler/chiller system. Before moving here, I had never heard of one, and it’s been a constant source of frustration. I completely understand that maintenance issues happen and that no property is immune to occasional breakdowns. However, the chiller has gone out multiple times, sometimes for several days at a time. During those outages, temperatures inside the apartments can easily reach the 80s, making it extremely uncomfortable, especially during the summer months. The last major outage forced us to spend nearly $400 on a portable air conditioner just to make our apartment bearable. Not everyone has the ability to absorb an unexpected expense like that. Since moving here, there have been more than 20 days where the heat inside our apartment was so intense that we had to leave and find somewhere else to go because it simply wasn’t comfortable to stay home. One of the most frustrating aspects of the system is that once the property switches from cooling to heating for the season, it stays that way regardless of unexpected weather changes. We experienced temperatures near 80 degrees in December, including around Christmas, but there was no way to cool our apartment because the system had already been switched over to heat. There are a few other things worth mentioning. There is no on-site tornado shelter, There are also no carports or covered parking areas, leaving vehicles vulnerable to hail and storm damage. In addition, some of the sidewalks throughout the property are uneven and warped, creating potential tripping hazards, particularly for elderly residents. At the end of the day, this is a community filled with genuinely good people, and that has been one of the best parts of living here. The apartments themselves are nice, and management does try to be responsive. However, the ongoing issues with the boiler/chiller system have had a significant impact on our experience. If you’re considering moving here, it’s worth taking those factors into account and making sure you’re prepared for the possibility of extended cooling outages.

This is a beautiful complex, but I would caution anybody before moving in….. I lived there for a year. My rent was consistently paid early and still yet I was treated terribly by the Management. My apartment was newly remodeled, wonderful appliances, and the great Location. However, the property management knowingly left me with no air-conditioning for the entire summer. My apartment was consistently above 88° and often into the Upper 90s. Most all of the buildings are running off of an outdated 70s version “Chiller system”. There was nothing climate control controlled about my apartment. The washing machines are teeny tiny and cost $2.75 per load. They are frequently broken and do not rinse adequately. Clothes after the spin cycle are still covered in bubbles. The pool was only open for three weeks the Year that I lived there, & the bottom floor apartments in the courtyard all flooded… The property manager (Ashleigh) refused to have the drains cleared. My apartment was very nice, but overall it was a terrible experience and I would highly caution anybody against living there. The property management company did not remit any of my rent however, I did get my full deposit returned, and that is about as positive as I can be.

You can’t beat living in midtown, close to the highways and plenty of stores. My unit is one of the newer remodels and I’ve had very minimal issues with it, (besides your regular maintenance ofc). Our units aren’t very sound proof though. If someone next to me plays music, I can hear it, if someone is running around it travels. If my cats are running around, my neighbor downstairs can hear it. So I have had to make arrangements, such as buying carpets (not cheap) to try and muffle some noise to keep the peace. But from what I’ve gathered by my many nights spent on Reddit is that SO many apartments deal with the same issue. It’s not just this one that it happens to.. The builders (of all apartments) just need to start doing better by installing thicker drywall, maybe more concrete below.. I’m not sure, I’m not a carpenter thats just my thought process. This apartment complex is a vintage gem. Yes, it has some issues but like I said it’s vintage, aka old, but pretty. And older things require upkeep and sometimes problems arise. But thank the lord above, or whatever/whoever you believe in, for the new property manager Emma (new as in spring 2026). She is seriously a god send. I seriously NEVER want another property manager again. The managers/maintenance before were scum of the earth and couldn’t care less about any issues that anyone had. Pest control is really good with spraying the units. Pretty sure we’re on a schedule of every other building getting sprayed every month. I’ve lived here a year now and have seen minimal insects in my apartment. If you keep your place cleaned.. you shouldn’t have any issues. The laundry situation is awful. Wash $3.00 Dry $2.75. Keep in mind they’re tiny, so 1/2 loads only and don’t expect your clothes to be washed all the way, the rinse cycles don’t work and half the time your clothes will still have soap on them when it’s done. The dryers.. don’t expect those to work either. This complex is tied into a contract with the CSC company but I hope they can figure out how to cancel that ASAP. I know that the other properties Winfield (the management group) owns, has communal laundry facilities that are FREE and actually WORK. So fingers crossed that this property can jump on that bandwagon and be free from CSC. Unfortunately the other down fall about this place, and it’s quite the downfall… is the Chiller/Boiler system. That is also vintage and not in a good way. Just old and broken. When we first moved in, the chiller system was broken and we had to go out and spend $1000 on 2 portable units (that ofc we haven’t/won’t be reimbursed for) just to be able to get our unit to a semi comfortable temperature, our unit is a little over 1000sqft and one couldn’t do the job. Right now we have a “rental” chiller unit but unfortunately with regular maintenance to it another problem arose and now we’re without AC again because a different part broke while trying to fix the one. fingers crossed it actually gets fixed soon. I’m lucky I have the 2 portable AC units that we bought last summer to hold us over. I feel sorry for a lot of the other people here that don’t have that luxury :( The pool though is great! It’s only the first week of June and it’s open, clean and refreshing. So if we need to cool off cause of the no ac we at least have a pool. Somehow, some way, we need a whole factory reset and the owners seriously consider getting mini splits or actual central air in each individual unit. They keep trying to fix the chiller, then something else breaks on it. At this point they’re just draining their money into a very hungry money pit. When it could be invested on actually getting things that will work, and your below average HVAC guy can fix them on the spot. Moral of the review is, the units themselves are pretty nice and decent price, location is great, pool is clean and open, no bugs in my house, and everyone in the community is pretty quiet and friendly. Just don’t expect to feel comfortable in your apartment sometimes since the chiller system fails too often.
