My Boyfriend and I lived here for two years. Staff is kind and responsive. We have enjoyed our time here. Yes, the walls are thin BUT usually people are respectful in the sense that they’re not hooting and hollering past 10 pm. We will miss our singing neighbor, the strays that just wouldn’t stay away, and the occasional gifts the landlords would leave on our door handles. Only problem we ever ever had was when our ac unit decided to clog up. They came in with notice and got it fixed as quickly as possible. This was a great first place. I loved that it’s hidden away. I hope they keep renovating it for future tenants. Thank you sharp flats for giving us a place to call home.

1. They charge well above the norm for the size of apartments, which are at best, low quality. Walls so thin you can hear EVERYTHING. 2. WITHIN 6 WEEKS of moving in, they will start pressuring you to sign a SECOND lease for more money -(they increased mine by $100 per month) If you do not agree to sign it, they will start showing your apartment and will do so until they get it rented for the next year. It is intrusive, they showed mine while I was still unpacking. 3. They illegally withold your deposit for things like cleaning and painting. Contact an attorney! You do not have to pay for those items by law. They have to prove you or your pet did damage and you have a very limited amount of time to get it corrected. Also, deposits have to be returned to you within 45 days. Again, they must prove you did damage, or that your pet did damage to keep a deposit. 4. If you move in after the first, regardless of the reason, they will try to force you to pay for the entire month of rent. This is also illegal. You only have to pay for the time you actually live there. They agreed to prorate my first month because i moved in on the 12th. Then, after I moved in, they tried to tell me I had to pay the entire month. 5. Check your mailbox. They often will leave keys to YOUR apartment in them for their convenience. That is a safety issue. 6. Take pics and video of your walkthrough before moving in and after moving out and document everything. You will need it to get your deposits back. They tried to charge me for damage that was already done. 7. I had several instances of bats in my apartment. There are far better landlords available. I would never rent from them again.

I’ve enjoyed living at sharp flats. Our house is perfect and the location to campus is great. I much prefer living here with friends than on campus. Rent amount is reasonable. Cathy is super sweet. I don’t exactly know what the other reviews are talking about when it comes to repairs, because any time we’ve had things pop up there have been people out to fix it within a couple days. We’ve never had issues not having things fixed. Sharp flats is always on it, making sure we have everything we need to live comfortably. I’d honestly say recommend living with them. It’s made my college living a much better experience!!

They’ve been great! Very lenient and respectful. Maintenance requests get answered quickly and any emergencies are handled promptly and professionally. Would recommend renting from them, others I’ve rented from are lacking in comparison. The people leaving bad reviews are more than likely bad tenets who don’t hold themselves accountable.

Spent two years at 6704 Wabash. They stayed out of our way and were helpful when we did have problems. Very good for the price.
