My Experience Living in the Community: Living here has been a genuinely enjoyable experience, defined by ease and convenience at every turn. From the moment I moved in, I appreciated the welcoming atmosphere and the thoughtful amenities that make everyday life comfortable and stress-free. Exceptional Amenities: One of my favorite features is the clubhouse, which is open 24 hours and offers a spacious environment for gatherings or relaxation. Having access to Amazon lockers means I can pick up packages any time of day or night, adding a layer of flexibility to my routine. The newly renovated gym area is equipped with the latest fitness technology, making it easy to stay active without leaving the community. For students the full-service computer lab with free laser printing and several study rooms is a valuable resource. The community also boasts two swimming pools, each with brand new patio furniture, and a fully renovated dog park that provides a fun and safe space for pets. Outstanding Maintenance and Technology: The maintenance team here is outstanding. Whether it's something as simple as replacing a light bulb or addressing more complex issues, requests are handled quickly and professionally. Everything in the community is managed using advanced app-based technology, allowing residents to control their living environment right from their phones. Dedicated Leasing Office Staff: What truly sets this community apart is the staff in the leasing office. Every team member is knowledgeable, attentive, and goes the extra mile to ensure residents' needs are met. They genuinely care about everyone who lives here, and they are committed to resolving any concerns or problems efficiently. You can be confident that any issue will be addressed without lingering controversy. Recommendation: There are many more features and benefits that make life here exceptional. I encourage anyone considering moving to reach out, take a tour, and explore all the amenities firsthand. I am confident that, just like me, you’ll find this community a wonderful place the exceeds expectations.

My experience at venue at north campus has been exceptional. From the firs point of contact, to move in, to living as a resident, everything has exceeded my expectations! The management staff is incredible, Victoria and Mai have been so helpful. We had issues with figuring out our lease and they made the process easy by smoothing over any issues and they even offered as a concession and a great apartment that fit our needs in a timely manner. The leasing agents at the front Jake, Brea, and Layla are truly amazing human beings. You can tell they really care about the residents, and are always quick to help anyway they can. They have fun resident events like bingo and trivia that are seriously a great time; they even give out great prizes! I can’t say enough great things about this property. I can safely say they have won me over as a loyal resident, and I highly recommend anyone looking for an apartment to sign here.

The staff at the Venue, are professional, courteous and truly care about the tenants. The Venue is the ONLY off campus student housing that has a convenience store literally part of the apartment complex, and it’s open till 3AM everyday, they sell eggs and beer, you know all the essentials for college life. The Venue is also the ONLY off campus student housing that literally has a box food truck that sells burgers, cheese fries, and your favorite gyros, and next to that food truck is a ice-cream truck with everything from waffles to crêpes both trucks are open till 3AM. The Venue has a 24hour coffee vending machine, that’s free to all residence, it also has hot chocolate and all your favorite coffee drinks. Free use of the 24hour high speed laser printer. The GYM has brand new treadmills, and other equipment that allows you to work out 24hours a day without ever leaving the complex. Literally across the street is Publix supermarket that sits at the entrance of the university of South Florida. Next to Publix is the USF dining hall “the hub” that serves breakfast lunch and dinner. So you can live somewhere else and have to walk great distances to get to all these things, or you can do like me and live within feet of everything you need without the stress of having to get around. Oh wait, that’s not all if you have to get to the other side of the campus the bull runner bus stop is literally in front of the Venue. I almost forgot about the two swimming pools, one inside the courtyard of building one, and the other is part of the main entrance to the apartment complex just steps outside the gym and the cybercafe, not to mention the 24 hour access to all of this, including a pool tables. The staff holds events, most recently trivia night in which they gave away hundreds of dollars in gift cards to the winners. So while no place can be perfect, the Venue comes pretty damn close. Shout out to: Charles, Kody and Jason for making the Venue a place you can call home. Thank you - 🙏

I normally don’t write reviews, but I feel compelled to share my experience after moving out. I was charged a total of $615 in damages, many of which were either unjustified or completely arbitrary. These fees feel like a way for management to avoid returning security deposits. Throughout my time living here, communication with the office was poor, maintenance requests were often ignored, and surprise fees would appear without explanation. Parking enforcement is extremely strict — one mistake and your car could be towed, with no help from the staff afterward. I’ve also noticed that many of the positive reviews seem to be incentivized with promotions, which paints an inaccurate picture of what it’s actually like to live here. I will be disputing these charges and filing a formal complaint with the state of Florida. $75 Pet-Related Charge: I have never owned a pet in my life and am afraid of animals. I am disputing this charge entirely, especially as it was labeled as related to “walls from pets.” There is no basis for this fee. $45 Common Area Paint: There were no issues with the paint in the common area at the time of my departure. No damage or repainting should have been necessary, and I have photos showing the condition. $45 Bedroom Paint: The paint in the bedroom was in excellent condition upon move-out. No damage or excessive wear was present to justify repainting. $150 Common Area Cleaning: I thoroughly cleaned the common areas prior to moving out. The unit was left in clean condition and did not require professional cleaning. $150 Furniture Replacement: The furniture was undamaged and in good condition when I left. I was not informed of any specific issues or given any opportunity to inspect or respond. $75 Bedroom Cleaning: The bedroom was cleaned thoroughly before move-out. There were no cleanliness issues that would justify this charge. $75 Bathroom Cleaning: The bathroom was left clean, with all surfaces wiped down and sanitized. This charge is unwarranted.

I am writing to formally express my disappointment regarding the move-out fees that were recently charged to my son’s account upon vacating the apartment at Venue North Campus. I was the consignor on his college apartment like many other parents. The management team and ownership of this complex have hit almost if not every student with these excessive fees at move out. This is a money grab at this point. If you are considering this apartment complex realize you will pay these fees like every one else at the end of your lease. You will not be able to call anyone to discuss these fees. You must email them and it takes them several weeks to respond to your emails. While I understand that certain fees may apply during the move-out process, the total amount charged far exceeds what I consider fair, reasonable, or reflective of the condition in which my son left the apartment. He took care to leave the unit clean, undamaged, and in what I believe to be good condition, well within the scope of normal wear and tear. The breakdown of charges — particularly [See Pictures] — seems excessive and lacks sufficient justification. As a responsible tenant who paid rent on time, abided by the lease agreement, and made a concerted effort to maintain the property, I feel these fees are not only unfair but also discouraging to future tenants.
