would not recommend living at this property based on my experience. Maintenance requests are frequently ignored or delayed, even when they involve serious issues like leaks and water intrusion. When repairs are finally made, they are often superficial fixes instead of proper, lasting solutions. For example, areas with visible water damage were simply painted over rather than fully repaired and inspected, which raises concerns about hidden mold and long-term health and safety risks. In addition to the maintenance problems, there have been ongoing issues with bugs and roaches in the unit and surrounding areas. Despite reporting this, the response has been slow and ineffective, and the problem has continued. A clean and pest-free environment should be a basic standard, and it has not been met here. Communication from management has been poor overall. Follow-through is inconsistent, and it is difficult to get clear answers or timelines. The front desk staff have also been unhelpful and often come across with an unfriendly, dismissive attitude when residents bring up concerns or ask for assistance. Instead of feeling supported, interactions frequently feel like an inconvenience to them. Between the unresolved maintenance issues, pest problems, and negative customer service experiences, living here has been frustrating and disappointing. If you are looking for a place that is responsive, professional, and proactive about property care, you may want to seriously consider other options.

This place is absolutely horrific & you can report all of the fake incentivised 5 ⭐ reviews, as it is not allowed on Google. Anyone who says that they only did a tour and rated it five stars is a liar and it is considered against the rules of Google reviews. American campus communities is owned by Blackstone and that should really tell you most of what you need to know but you will be faced most likely with mold in your apartment. You will be faced with extreme difficulties in getting any maintenance requests done. You will probably have a ton of roaches. The garbage is absolutely disgusting and they constantly have homeless people digging through it and stealing things from residents. Blackstone continues to own 20 to 30% of the real estate in the Tampa Bay area, specifically targeting the susceptible youth of student housing, where they also get tax breaks on everything because of it. Please do not support this place. They turned off my account where I could make payments to after I lost my job due to the hurricanes, I immediately got another job and was ready to make payments again, the province offered to make a payment plan with me but then cut me off from being able to make a payment through their payment system. They also refused to tell me where I could write a check out too until it was too late. Because of this, a judge granted an eviction but the judge saw right through them and did not grant them any monies. The province is now trying to put on my collection a fraudulent $16,000 charge after they've already submitted a voluntary dismissal to the courts, I order to try to prevent me from renting even though I've already moved on for about a year now. Renters beware, parents beware! Do your research, there are much cheaper places out there with amenities that actually work, no mold around, no bugs inside, better appliances & friendlier staff who isn't motivated by money alone.

I honestly don’t even know where to begin. My experience at the Province has been nothing but a train wreck. When my roommates and I moved into our unit in the beginning of August 2025, we were missing multiple items such as mattresses, living room furniture, and blinds. They resolved the mattress issue fairly quickly on move in day, however, maintenance showed up unannounced at our door and entered to “paint the ceiling”. Turns out they were actually painting over mold and water damage that had been in our ceiling prior to move in and they also had left paint dripping all over our counters and furniture that they never cleaned up or attempted to remove. Every piece of furniture had a thin layer of greenish grey film which we ruled out to be mold. The unit had an unusual smell to it which also was ruled out to be the mold that was growing in our ac unit. We discovered mold had been growing inside our kitchen cabinets, door frames, closets, and bathrooms which were also accompanied by tiny mites that surrounded the mold and had resided inside all of our cabinets. Never in my life have I came in contact with mold mites or knew they were a thing. Eventually, after multiple attempts to get maintenance in our unit to resolve the mold, they had notified us we needed to move into a hotel down the street that was covered by the province while they resolved our mold issue in the unit. We were given 24 hours to transfer into the hotel and ended up staying there for 2 1/2 weeks the first time this occurred. Being an OOS student, I was without a car and had to spend an absurd amount of money to get to and from campus everyday as I had been utilizing the bull runner stop located outside the province while I was living in my unit before this incident happened. When we were able to move back into our unit, the humidity levels were abnormally high and the mold ended up coming back inside of my bathroom. The fans in all of our bathrooms did not work in the slightest bit, causing high humidity and a damp environment for at least a day. Towels wouldn’t dry and everything was dewy. It was the perfect environment for mold to harvest. On top of this, there was brown water leaking from the ceiling in our boiler room which caused the living room ceiling to grow mold. We were told we needed to move back into the hotel once again and when we re-entered our apartment the humidity levels dropped and our apartment was definitely in better shape. We were told cleaners would come to the unit to clean the debris and paint off of our floors and furniture, however nobody ever came nor were we helped in that aspect. There were many other issues we encountered during our time at the province, however the mold was definitely the worst part of our experience and caused all of us to become ill. I will say we were compensated for the inconvenience of having to evacuate our apartment every couple weeks because of the mold, however it was a MAJOR inconvenience especially for myself, a first year out of state student without access to a car. Overall, I do not recommend the province. Please save yourself the time, stress, and money that this place will cause.

I wouldn't recommend living here. A lot of things had mold and maintenance eventually brought in an industrial humidifier instead of looking into the issue. By things, it was couches, walls, door frames, tables, chairs, vents, clothes (that should cover most things but I can't even start). The package system also was only open during business hours in the summer. On top of all this, I had found a couple of roaches crawling up my walls during my lease.

I moved into the province last month and all I can say is that I can't wait for my lease to end. The room that they show you on tour looks nothing like the actual room you will get when you sign the lease unless you're unit is a cottage home. When I moved into my unit, it was completely dirty. They said in the email that they would not be able to clean the common living area because someone was already living in the apartment but the room I would be staying in would be clean. Spoiler alert, it was not cleaned at all. The walls had stains all over them, the toilet had not been cleaned, and the floors had not been swept or mopped at all. I had just had surgery that week so my poor mom had to clean it all. The staff also just marks your service requests as completed even if it hasn't been completed yet. I put in a maintenance request on a broken closet light and it was marked as completed the next day, and yet my closet light still doesn't work. My breaking point was tonight when I saw the most ginormous roach ever just crawling around in the kitchen. My mom said that she believed that there might be roaches so she called the province to inform them, they told her that they will send pest control to the unit and guess what, they never did. How am I supposed to sleep tonight knowing that a huge roach is running around somewhere in my kitchen just laying eggs. This sucks, I was planning on renewing my lease for the fall semester but I definitely won't now.
