Jimmy is a LIAR, bait and switch leases taking advantage of college students telling them utilities and water are in rent and they would only have to pay overages, only to be charged extra $100 - 300/MONTH per roommate!! Nobody is using that much electricity it's not even possible in that size place. My son and his two roommates are being taken advantage of and countless other students. DO NOT MOVE HERE, YOU WILL REGRET IT. Two words: German cockroaches, not just his building, they are all infested (he had friends living in other buildings and theirs were worse. Those are notoriously the worst roaches to get rid of. Their pest control isn't cutting it. When calling to question the overage charges (I'm on the lease and get emailed the annoying constant reminders to pay) , Jimmy smugly quotes page 13 of the lease which he states none of the utilities are in the rent. When he emails me the document after our call, page 13 states the opposite - exactly what we agreed on which is a portion is paid (the amount they estimate it will be) in the rent and you only pay if overage. I asked to speak with a manager and they tried to give me Jimmy again who IS NOT THE MANAGER. Nathan Collier and Collier Companies need to do better. Kids in Gainesville and Tampa living in the 12,000 apartments with multiple individual leases all getting these unexplained hundreds of dollars overages every month is not OK. The property itself is OK (if you overlook the roaches) but the way they do business and are taking advantage of inexperienced young people needs to be evaluated. Every one of the 6 people my son knows who lived there just one year are not renewing and after my experience this week with the AI receptionist and Jimmy I totally understand why.

I’ve lived here for 2 years and it’s been great. No bugs, kind staff, and AMAZING maintenance. Any issue I had in the apartment it was addressed within 24 hours. Pool is great and gym is nice. My only complaint is that my floors were extremely dirty when I moved in, but that could’ve been because someone was already living there. Letters are hit or miss on if you’ll get them, but packages are never a problem. My painted bathtub didn’t last long (landlord special) but I don’t mind. Be prepared for landscaping 24/7 lol. This year we started paying for the utilities overage but that’s because of TECO rates, not their fault. Rent raised $50 after my renewal so $850 for a 4x4 which sucked but times are tough I get it. I’m glad I chose to live here during college, I highly recommend it. I was not compensated for this review I do actually like it :)

My family and I had a really great tour with Addison. He was super friendly and explained everything clearly without making it overwhelming. He took his time, answered all our questions, and made the whole experience feel stress-free. Definitely made us feel a lot better about the apartment!

Have lived here for a few years. It was great at first but then gradually the quality of the place went down over time. Mainly it’s the pest control that’s the constant issue. Used to be just a spring/summer problem and it was just flies. Then it became an every season problem and started to see flies and roaches. Mainly baby roaches but still. Whether the place is cleaned extra or isn’t cleaned as much, still, there is always a pest control issue. No food is ever out in the kitchen anymore either, still there’s always flies. So if they fixed the pest control problem then it’d be a good place to live. It used to be great. Not so much now. Not sure if this is an issue at all the buildings or just this building, but they should look into asking all the residents for as honest feedback as possible about this. One other thing too is that they charge for water now. Water used to be part of the rent, but now it’s charge separate. I would say to expect an extra $10-30 a month on top of whatever base rent you are going to budget for here. Edit: they just tacked on charges on everyone from the past 2 months. So not even sure now how much to add to the budget… maybe 10-30, maybe 30-70 now….

My man Addison has best customer service I’ve ever seen in my life. He saved my cat from a tree. But he was really patient and stayed after hours to help me get situated. Cool guy.
