Park Place Tampa, tampa-fl

The property is safe, clean, and well maintained. I have never had an issue finding parking in the garage. The amenities are super nice, I especially love the gym and the rooftop pool. The leasing office staff and property manager Julie Kenney are very kind and supportive, and they have answered all of my questions and concerns in a timely manner. The maintenance team does an excellent job as well. My freezer stopped making ice and maintenance responded immediately replacing it the next day! I highly recommend this complex to anyone looking for high quality, safe, reliable student housing near USF!

I’m a student at USF, I leased a 3x3 and paired 1,290 including the $70 a min to for parking. I’ll start with the very short list of good things about this complex, receiving packages is easy and secure, the gym is well equipped and has a separate stretching room. Now onto the things that make me advise anyone NOT to live here… 1. Visitor parking or lack there of. For several hundred apartments there are maybe 50 total visitor spots. If you plan to have people over that are not residence they will have to park elsewhere and walk over. 2. Thumb print access may seem secure and convenient until you plan to have friends over to study/ hangout. You must go with them everywhere and always go all the way to the front of the building to let anyone in 3. WiFi often goes out, lags, or doesn’t connect at all. Can be very frustrating when taking at home exams or doing regular homework 4. In Unit Dryer this machine is SO LOUD if you get the room next to the washer and dryer you can’t even stand to be home while it’s running, you can’t here it through the entire apartment and it doesn’t even dry your close without running it for 2 hours 5. Furniture very uncomfortable, we spent almost no time in he living areas because it’s live sitting on ply wood 6. Mattress, now this could be lumped in with 5 but deserves its own comment because it was 4 inches thick and looked like it was rented from a local prison. You will need a mattress topper or two to make your sleep decent 7. Pool area although this area appears nice and luxurious, there is very limited seating, I think I counted 20 lawn chairs total for the entire complex. People often had to lay on the ground or leave because of how crowded his gets 8. Courtyard views, if you’re moving in and like to see nature sunlight like ever, make sure you request street view, we got stuck with a courtyard view and it was always dark, no natural light and we looked out into the building opposite us 9. Noise complaints, this is typically something I brush off but expediting exam seasons this place gets LOUD. People finishing early start partying and yes they have an evening officer but every complaint I put in went unanswered and I have had to confront other tenets myself just to get to sleep at 2am before an exam. 10. Towing this towing company is ruthless, and $278 per tow. Don’t park in an electric vehicle spot even for 30 minutes, they will snag your cars. I have several friends who have been towed even for not renewing the visitor parking every 24 hours and missing it by less than an hour. 11. Unit locks, each unit has an electronic lock. They SUCK so bad sometimes not working at all. We had several issues with ours and each time the maintenance people told us we were opening them wrong…. The app sucks and is unreliable. If you’re caught with a dead phone after leasing office hours you will have to pay a $75 dollar fee to have someone come open it. 12. Fire alarms, I’ve never heard so many fire alarms in my life. They are so sensitive, you could be cooking, open the oven with no smoke and it will go off. Additionally the building went off 4 times and everyone has to evacuate. These occurred at all hours, once in the middle of the night, and again early in the morning. 13. Dog park, the dog park. A very specific issue but it’s seriously a joke. Maybe 10 feet by 4 feet. I actually looked into advertisement laws to see if it’s even legal to put “dog park” as a part of their amenities because dog how small and sad it is. Literally in the back corner of the building. And as a young female I didn’t feel safe going out there at night because on more than one occasion there was a man without a dog waiting in there. 14. Leasing office, my final complaint. Although the girls mean well, the leasing office employees know practically nothing, often are unhelpful with no knowledge about any inquires and can be really rude to tenants with concerns.

I’ve been living at Park Place in Tampa for two months now and I couldn’t be happier! I initially signed a one-year lease and am seriously considering extending it for another year. This place is perfect for everyone—not just students. It’s a great spot for families too, with a welcoming and diverse community. The staff here are incredibly helpful and always ready to assist with anything you need, making life here stress-free. The pricing is also very reasonable, especially for the amenities and location. I highly recommend Park Place to anyone looking for a comfortable, affordable, and community-oriented place to call home!

If I could give a review that is less than one star, I honestly would. We have had so many problems here. Two years ago, my son had terrible mold that got all over his belongings. The building did not do anything about it. It was all over his clothes, the ceiling, the floor, his computer etc..... Julie Kenny was not helpful at that time or sympathetic. She was in fact, quite the opposite. Our latest issue happened today. My son got back to school last night (Easter Sunday) after coming home for the weekend. He had to get a new car because his lease was up. The office was not open (as I said before, it was Easter Sunday, as well as nighttime.) He parked his brand new car, in the garage. He went early this morning to get a parking pass (Which was the responsible thing to do). Then he went to the garage. HIS CAR WAS TOWED!!!!!! He had this car, only a few hours. He was parked in the garage for only a few hours. We pay for parking every month, he has the same licence plate on his car, as his old one. How was he supposed to get a new pass on Easter Sunday, at night???????? I contacted Julie Kenny. She was very rude and not helpful or sympathetic at all. I honestly can't believe how poorly this building is run. I am so happy that my son is graduating because I would not have him live there another year. Please do your research, if you are considering moving your child into this building. We pay so much money for my son to live there!!!!!!Don't make the same mistake, as I apparently did.

Kady T was amazing tour guide that showed us the facilities at Park Place. Very thorough and proved we made the right choice for our daughter. Best guide we’ve had!
