Honestly, this place was a nightmare from start to finish. There are cockroaches everywhere, which made living here really uncomfortable and unhygienic. Every apartment I saw was filthy and clearly not well-maintained. On top of that, the doors are frustratingly hard to unlock and open, which just adds to the daily hassle. For the amount of money you pay, you’d expect better treatment, but instead, they treat you like trash. They conduct random inspections without any prior notice, which feels invasive and disrespectful. To make things worse, they overcharge on basic utilities like water and electricity, which only adds to the stress of living here. The absolute worst part is the visitor parking situation. They tow cars aggressively, and since the office isn’t open during late hours, there’s no way to get a parking pass if you arrive after hours. So if you come late, you’re basically stuck with a tow or a huge fine. It’s a terrible setup that causes unnecessary headaches. Overall, this place is definitely not worth the money or the trouble. I wouldn’t recommend it to anyone. Another frustrating thing is that they don’t let you choose your own apartment—you’re just assigned whatever they want, no questions asked which is ridiculous because I am paying for it

Stay away from this place. I had sewage coming out of my bathtub all year long, and they never fixed it. In fact, the property manager told me this is common in many first- and second-floor apartments and that they are not able to fix it. Furthermore, they informed me that it’s mostly my own waste... I guess I should feel better!? AND no matter how much you clean their sewage-infested room, they will still charge you for cleaning at the end of your lease.

Really enjoyed my tour of their facility, literally across a not too busy 2 lane street and you are on USF campus. Lots of students going about their business here, and the apartments have been updated and seem cozy for me.

My experience living here has been great. Very quiet apartment and office staff is nice. Haven’t had any issues living here and when needing something to be fixed, it was done promptly.

I have a nonrennovated unit and theres a tiny bit of mold and i think there may be a small water leak. Management is not bad and they help you out and i havent been left very clueless most of the time. The location is great and i like living in an area with more foliage and a little more private. I did have my motorcycle try to get stolen however so if you own a motorcycle be cautious. They only have cameras at the entrance so they couldn't help much with it.
