You all want a real review? Here’s one. I lived at West 10 for 3 years and It’s been a couple of months since I’ve moved out. The quality of the complex has gone downhill ever since new property management took over. They don’t communicate with residents like the previous team did. For example, maintenance started working on the fire alarms at 10 a.m. one morning without any notice — I honestly thought the building was on fire. The Wi-Fi that residents pay for constantly cuts in and out, there’s visible mold in the ceiling, and the air filters are completely missing — causing terrible dust buildup. The gates rarely work (and my gate fob wasn’t even activated when I first got it), and they charge an extra $70 just for a parking decal. The roommate matching is also terrible — I’ve had four roommates since moving in, including one who smoked inside. Management didn’t do anything about it until months later. To make matters worse, I’ve had property damage (a busted car window) and frequent loud parties throughout the complex that make it hard to get peace and quiet. On top of that, water has leaked from the vents and ceiling in the common area, pest control is practically nonexistent (I had a spider problem), and management issued a sudden $200 “utility billing adjustment” for “corrected” water and sewer charges from previous months — with no clear explanation or warning. That really threw off my budget and felt unfair. The only positives I can mention are the maintenance team and the pool. The maintenance staff are genuinely kind, quick to respond, and do their best with what they’re given. The pool area is also nice and kept up well — but that’s about it. If you’re considering moving here, get a Ring camera. I was probably the only one in my building with one, but it gave me peace of mind. Sadly, this place has gone from promising to disappointing, and I wouldn’t recommend it unless major changes are made in management and upkeep.

I cannot say enough wonderful things about Carmen, the rental manager at West 10. Her professionalism, kindness, and genuine care truly set her apart. From the very beginning, she has been an incredible support—not just as a manager, but as someone who truly listens and understands. My son has been a resident for three years now, and throughout that time, Carmen has consistently gone above and beyond to ensure his comfort and well-being. She approaches every situation with patience, compassion, and a willingness to help that is rare to find. No matter the concern, big or small, she takes the time to listen and respond thoughtfully, always making us feel valued and heard. Words cannot fully express my gratitude for everything Carmen has done. Her dedication and warmth create a sense of community and trust that makes all the difference. West 10 is truly fortunate to have someone as amazing as Carmen, and I wholeheartedly recommend her to anyone looking for not just a place to live, but a place where people genuinely care.

I wanted to like this apartment complex, but the pest control situation has been extremely disappointing. Despite multiple complaints and maintenance requests, the issue was never fully resolved. There were ongoing problems with bugs, and it became frustrating feeling like the concerns were not being taken seriously. The location and layout have potential, but pest control and overall responsiveness need major improvement. For the price residents pay, basic cleanliness and proper treatment should not be an ongoing issue. I would recommend management invest more into consistent pest prevention and better communication with tenants.

If you can go anywhere else, please do not rent with any Collier Companies Properties. I have been living here for a couple of years. It’s overpriced for what you get. Utilities are sky high, the “gated community” you pay is never working. The amenities are not worth the cost. If you want to sleep before class, good luck. I’ve been complaining about a dog barking throughout the night FOR MONTHS now and all they do is give me a number for overnight security, all for overnight security to tell me they can’t do anything. If you have a consistent problem with the property PLEASE be aware it will not be fixed even when notifying property manager Kerri Sanders. Nothing will be done here. This place has gone down hill. All the 4 and 5 star reviews you see are paid for and not reflective of actually living here. If there is any other apartment complexes in your list please look into those. I regret signing here so bad.

I’m utterly fed up with the front office’s lack of care. If you’re not a homeless person or someone with NO other options, I strongly advise against choosing this place. There are roaches the size of iPhones, and there’s a daily block party at the pool, which isn’t too bad. However, the trash they let accumulate for days is unacceptable. The package system is also problematic; they’ll lose your packages without informing you. Additionally, the system they have for operating the locker room is doesn’t work half the time.
