For anyone considering renting with SHS, I strongly advise not to and here’s why: At first it was fine but then there were constant issues. There was a water leak that caused hundreds of dollars of damage to me and my roommate, the AC broke and it took them over a week to fix/replace it then lied about the cause of it breaking, they broke the Miya Marcano law which states they need to give 24 hour notice for maintenance or apartment checks and they very rarely gave notice throughout the several times they came, the gardening team leaves loads of dirt on every single car in the lot and without being specific (it’s in the email I sent them that they ignored) they disrupted our stay at the complex. On top of that they did the typical student housing “sign now or your rate will go up” scam that all of them do but when I tried to cancel the new lease months before it started it came with a heap of issues as well. Which heads up for you guys, every lease in Tallahassee is landlord friendly. The management is extremely unresponsive and difficult to reach. Giving them the benefit of the doubt, the front desk staff is great. Every time I needed someone to answer the phone they did and helped best they could. . But it’s cancelled out by the management so take that with a grain of salt. I’m in the process now of trying to cancel the lease but for any student reading, don’t let a housing complex trick you, take from you, or silence you. Regarding this one, you can find cheaper for way better. Good luck yall

I lived here for two years. The apartment is well maintained and decent. It is a very safe place too. The highlight is Mr. Tuck in charge of maintainance. He is an awesome person. He has a lovely personality and is very diligent with maintenance request. He is experienced and knowledgeable about almost anything! I think the apartment should figure out a way to catch dog owners who don't pick up after their dogs. I live on the first floor and this can be unsightly, maybe install a camera or something. But overall, I loved my stay here and the staff at the office all have warm personalities.

The villa reanna is awesome. Comfortable, and homey. Turk is awesome, on top of everything, and always willing to lend a hand and help out. He’s speedy with apartment repairs, and super trustworthy. Pool is always super clean, and if he hasn’t checked the water, or if he’s just added chemicals he won’t let you swim out of safety. For the price and location- this place seems to be very safe, and enjoyable so far.

Jerry and Donovan worked quickly to get my a/c fixed. Great job! Update: I have now moved out after 4 years. I can say that the complex is convenient for students at any of the institutions here. They are not far from where you need to be. I can say any issues that occur during my stay was taken care of. The maintenance man is great. I liked how they begin to do the packages we receive, making it secure for us. I just hope one day they are able to have the leasing office at Villa Reanna open again.

Turk is the main reason why this place is amazing. He is fast, efficient, professional, and gives great life advice. It has been a pleasure to know him. I’ve literally seen someone hand them their baby so he can give them a kiss, he needs to run for president. Also the front desk staff at the main office are always a great help. The apartment complex overall has been a great experience- the Gordos and Taco place get super loud on weekends and you can hear your neighbors sometimes, but other than that I have lived here two years and it’s been the best experience so far.
