My experience living at Urban Enclave was extremely disappointing, and I would not recommend this apartment complex. To start, there are numerous hidden fees that significantly increase the monthly cost. My rent ended up being around $100 more each month because of mandatory charges. One example is a $15 monthly "premium flooring" fee, yet there was never an option to choose standard flooring or opt out of the charge. These extra fees make an already expensive apartment even less worth the price. The management also failed to honor the lease agreement I originally signed. I signed a lease for a 4x4 unit under a promotion where only two of the four bedrooms would be occupied, and my rent reflected that arrangement. However, in December, management moved two additional residents into the apartment without honoring the original agreement and expected me to continue paying the same high rent. That experience made me feel like maximizing revenue was prioritized over keeping commitments made to residents. Another major issue was the noise. The community was consistently loud, even on weekdays and during the early morning hours. There were multiple occasions where I heard people outside my window around 3:00 a.m. yelling, using racial slurs, including the N-word, and creating disturbances. Despite the property advertising security, I rarely saw any meaningful response to these situations, and the noise continued throughout my time there. The pest problem was also unacceptable. I regularly found roaches in my apartment, sometimes multiple times in a single week. For the amount residents are expected to pay, this level of pest control is unacceptable. As a Black resident, I also experienced the environment as unwelcoming due to repeated incidents involving racial slurs and disruptive behavior. While I can only speak from my own experience, it affected my sense of comfort and safety living there. Overall, between the hidden fees, management issues, excessive noise, pest problems, and my negative experience with the community environment, I cannot recommend Urban Enclave. There are better places to live for the price.

Chris Rosbor is wonderful! My daughter lived at Urban Enclave after being transferred from another property due to ongoing repairs. Chris and his team helped us transition and was there every step of the way, including resolving an issue concerning prior rental payments to the old community. He and his team are professional, caring, responsive, and demonstrate unique skills in solving problems. I am grateful for Chris and would strongly recommend him and his team to anybody seeking student housing.

Had to drive 6.5 hours from Cape Coral to their office to speak to the manager was there but would not come out to talk. She used the student to cover for her, Left my phone number and gave her additional day to call me back. Never had the courtesy of calling back. My daughter room had mold growing because water was coming thru the windows. **The only thing that they are good for is charging students all the fees.*** Stay away.

Chris office manager and Tyson possibly 2 of the best legends of all time. Anytime I have an issue with anything it’s resolved almost instantly. They are the reason I resigned.
