Asset Living Management, particularly the one located at 945 Bunker Hill Rd, floor 14, in Houston,Texas 77024 leaves much to be desired. Upper executive Ryan McGrath is the most unprofessional President/CEO I've ever communicated with. With his so called many degrees, he should have taken a class in basic customer service. He truly has no real knowledge on how to manage a property. And the fake community/property managers are no better at Pinnacle Apartments, 10451 Huffmeister Rd. Houston, TX 77065. Sitting behind his desk doing the bare minimum is what he does best. This is my opinion. Although, I do have first hand knowledge. My, My, My, shaking my head!!!!! These photos was taken on 2 separate days. February 7th & March 8th, 2026. I'll just let the pictures speak for themselves. Hmmmmm!!!! March 23, 2026 - Asset Living Management, executives and leadership, particularly the President/CEO, do not require compliance. The people in whom they put over these properties is doing a poor job, two thumbs down. And the so-called supervisor, that individual isn't any better. Everybody is talking loud, but ain't saying nothing. There is no accountability, and all of them keep passing the buck. They are all unlearned. How often do any of them leave Bunker Hill and walk the grounds of the properties to see what's going on? How many times do any of them visit the Leasing Office to see what the people they employ is handling inquiries or concerns of the residents? I'll tell you how many times.......NEVER! Once again, no accountability. To all of you on Bunker Hill if you want to hold titles of leadership. Then lead by example. I will continue to excersise my constitutional rights. One being the First Amendment - Freedom of speech. This is not just my opinion. It's fact. May 21, 2026: And the saga continues with this lazy so-called property manager Esmeralda Gonzalez at Pinnacle Apartments, 10451 Huffmeister Rd. 77065, she is the worst I've ever seen. Esmeralda is supposed to have a monthly calendar for the residents with on-site activities, but she fails to do so. In May she had a day called Nacho.......then for Mother's day she had some lousy meet & greet.........really. Girl get a life. She's going to tell a resident to tell her neighbors in building 14 & 15 that their music is too loud. And the resident's response was "why are you telling me to speak with the neighbors, I didn't move them in here, you did." Myself and other residents totally agree with the neighbor. It is not the residents responsible to enforce the lease. Once something is brought to the attention of management she (Esmeralda) is supposed to address it. Not hide behind the residents wanting them to do your job. Then what are you here for. Pinnacle Apartments is a tax credit property. And there are guidelines set by HUD that are supposed to be enforced. But she want to sit in that pink office of hers collecting a paycheck for doing the bare minimum. ๐ Girl Bye!!!!

DO NOT RENT FROM ASSET LIVING!! From 12/15/2023 to 12/31/2025 I used to live in one of their properties, Maple Flats, here in Kansas City, Missouri. It was under different management at the time that I moved in and I really liked them. The complexes were then sold to Asset Living. They are EXTREMELY neglectful and careless people! You cannot get in contact with ANYONE. The outer doors to the apartment complex are broken so anyone is able to come in. Random houseless people would come in and try to come into peoples apartments. I have attached videos from my neighbors ring camera that faced my door for evidence. DO NOT RENT FROM THIS MANAGEMENT!!!

I am active duty military recently (7 weeks ago at time of review) moved into one of Asset Living's properties in South Carolina. Property is Aria Lake Carolina. The following is the review I did for the property and still did not get results. I have waited to submit a review until I could see if my issues would be resolved. They have not. The staff is friendly and courteous, but thats where the positive ends. It took six weeks for my application to be approved and was told since I had to get an override due to my credit. My move in date had to be pushed back since A/C wasnt repaired yet. When I did move in, it still wasn't completed and took two weeks for work to be done. I never got to do a walk through before moving in either. I never received a mailbox key and was told they were on back order. Later I was told that I need to go to the post office to get my own keys, and that cost me $28. The apartment is a wreck and nothing had been fixed. I have informed the staff several times and they said that they are fixing issues in the order they are received. But my issues were there before I even moved in! The staff seems to refuse to tell me the process to input my own work orders and they keep telling me that they will put them in. I would like a paper trail of timelines to see when I requested work and all Garbage disposal has never worked and is creating bugs. Weather stripping around front door is all tore up. Window screens are all tore up or missing. They say they did me a "favor" by allowing me to move in but I at least deserve functioning appliances and proper keys.

If this is the correct Asset Living Management that cares for 3 properties in San Angelo, Texas, it is the WORST company in the apartment industry. The phones are never answered at any of the 3 properties, there is never anyone attending the office at 1 particular property. Maintenance is absolutely awful as well. The grounds are never attended to, at the moment its up past my ankles and the weeds are worse. I reported a leak in a faucet over a month ago and its still not been checked yet. I have been asking for info for 7-8 months now about a transfer to a smaller unit and there are 2 open and its nothing but run around! My renewal was due march 1 this year, no one has ever bothered sending me a renewal to sign at any time. This senior living property is never taken care of. I have sent emails, called numerous times to main offices/supposedly corporate, sent noticications on fb and there is NEVER a response. Photos of the grounds are taken along with other issues as well, I believe in back up. When finding a place to live ask who the management company is before you move, if its asset run in the opposite direction!!! Especially in San Angelo Texas!!!

This has been the worst move in. The new management company did not know I was moving in. The unit was not cleaned, they had to do the carpets the day I moved in and they only spot painted. The unit even after they had someone come in was filthy. I was lied to and saw a model which my unit looks nothing like. My cabinets are all mix matched inside, my bathroom fixtures rusted, my entire apartment is not painted correctly. I have not lived in my apartment since moving in. Management blames the old company but management should look over apartments prior to move ins. I was given a unit that was not cleaned and ready to move in. The parking lot FOBS for doors do not work so a trash can holds open the door while any stranger can access the building. The gate is also broken, this place is a huge security concern. I would not recommend someone safely moving to this location for health and security reasons. Would not recommend district of Washington to anyone. Huge healthy violations at this apartment complex and safety concerns with the parking lot and building security.
