I have two boys that live at The Rowe in separate apartments. Want a single, and one double. I can tell you that this has been a very pleasant experience for me and for them. The staff has always been incredibly responsive and attentive. Consider considering the size of the building, and the amount of students that live there, they do a really great job. Very safe

DO NOT LEASE HERE!!! One of the nastiest/worst places to live in tallahassee. 1. There are constant infestations and bodily fluids everywhere from kids going out. 2.Management is so rude and lacking any professional experience. They charge $200 for a trash bag left outside door for a couple of minutes on MOVE OUT DAY. 3. On top of that the rent prices are absurdly high and get higher each year by a ridiculous amount. You would think with all of that money they would use it to be responsive and fix constant issues with the gym or courtyard or sauna. No. Things will go broken for months before you can "get your money's worth" and even then it still wont be worth it. 4. I moved in here fall of 2025 and when I moved in I didnt have a lock on my room door nor did I have an actual bathroom door for MONTHS. Its now summer of 2026 AND I STILL DO NOT HAVE A DOOR HANDLE FOR MY BATHROOM!!!! 5. Do not let the nice looking "renovations" fool you, this place will always be what it used to before they renamed it.

Went here to look for an apartment for my FSU student. Was a little leary due to many bad reviews on Google. It actually seemed very nice. It smelled and looked clean in all the common areas. They have so many nice rec/study areas for the students. The model room looked nice. I would just have to see what the actual room ends up looking like. Apparently there are new owners and it looks like they are doing a good job. Not sure if this will be the place my student chooses but I would take the bad reviews with a little skepticism.

When I first moved into The Rowe, everything seemed fine until I actually got into my apartment. Despite being told I couldn’t move in early because they “needed time to clean,” the unit was filthy and multiple things were broken upon arrival. I had to place maintenance orders immediately, and it took over two months for anything to be fixed. I have photos and documentation to back this up. The elevators on the back side of the building have been broken for months with no urgency to repair them. On top of that, there’s no way to access the stairs from the first floor unless you go through the lobby a major safety concern.Noise is another huge issue. I understand it’s a college town, but parties at 1 AM on a Tuesday are ridiculous. I called security about one incident, and no one ever showed up.To make matters worse, the stairwells are disgusting I’ve personally seen rats, vomit, and human waste, and the trash areas constantly overflow. The hallways smell terrible, and roaches and bugs are everywhere. Please avoid moving in here if you can. They’ll make it sound nice on tours, but once you sign, you’ll realize you’re paying premium rent for unsafe and unsanitary living conditions. It’s simply not worth it. Update: I called the Florida department of health they will be investigating shortly this is not my first interaction with rats at this apartment complex and not the first time I’ve made them aware of rats in our complex

If you’re even thinking about signing a lease here, stop. Close the browser. Step away. This building is a trap. Once you sign, it will drain your patience, your time, and your money. You will regret it every single day you live here. The walls are basically nonexistent. You will hear arguments, music, slammed doors, and every noise your neighbors make like they’re in the room with you. Privacy does not exist. Quiet does not exist. Peace is not an option. The elevators are a joke. One or more are usually out of service. Not for a day. For weeks. No updates. No urgency. No care. If you are carrying groceries or dealing with an injury, you are out of luck. Accessibility is an afterthought, if that. The so-called “amenities” are completely unusable after dark. Balconies and the courtyard are locked with no notice. That’s never mentioned during the tour. There are no rules posted. No warning in the lease. Just a security guard showing up to kick you out like you do not belong. You are treated like a trespasser in the place you pay to live. The apartment you get is not what they show. Ours had smoke-stained ceilings, visible mold painted over, and appliances installed like a rushed DIY project. They cut into the drywall to install a washer and dryer and just left the damage exposed. Bathroom doors had holes punched through them. The couch was shredded. We had to cover it with a blanket because it was that disgusting. This is not wear and tear. This is neglect. The building is infested. Roaches. Silverfish. Occasional rat. You report it and get silence. Sometimes you get a promise. But mostly, you get ignored. Pest control does not show up. It is not just broken. It is abandoned. Fire inspections are done unit by unit, but the fire alarms are building-wide. That means alarms go off throughout the entire complex for several days straight, just to check each individual apartment. They sometimes go off late at night for no reason and are not shut off until the local fire department arrives, usually two hours later. Completely avoidable if they cared. Inspections are frequent and invasive. At least once a semester, even in the summer. If you value privacy, this is not the place for you. They recently rebranded to erase their past as “Onyx.” New name. Same moldy walls. Same broken furniture. Same infestation. Same mismanagement. It is lipstick on a roach-infested pig. Now they are raising rent by more than one thousand dollars a year. For what? The broken elevators? The shredded couch? The silverfish in the walls? You could rent a full house in a safer neighborhood for roughly three hundred dollars less and actually have dignity while doing it. I made the mistake of signing for next year, and if they gave me the option to leave, I would be out in a heartbeat. Living here feels like a toxic relationship. You keep telling yourself it will get better. That it will be worth it. But it never is. The longer you stay, the more you lose. Your money. Your peace. Your sanity. If you haven’t signed yet, don’t. Don’t tour. Don’t trust the photos. Don’t believe a word of it. Save yourself from what I went through. I turned on the AC for the first time during a heatwave and was immediately hit with this. Visible mold and filth inside the unit, no filters, never cleaned. I’ve had to leave my door open just to breathe. This is the condition they rent these units in. Still not convinced? If you’re visiting for a tour, try asking a tenant to show you their unit, the real one. You should see the difference between what they advertise and what you actually get. The majority of these videos are from move in. Notice management soliciting positive reviews, and refusing to take accountability. Complaints are currently being filed to the Florida Department of Health, and city of Tallahassee Code Enforcement.
