I cannot say enough wonderful things about The Landing at Appleyard. My daughter recently moved into this apartment community, and our experience has been phenomenal from the very beginning. What stood out to me immediately was how welcoming and personable everyone was. Because it is a smaller apartment community, there is a genuine sense of family here. The first time I visited my daughter, we were greeted warmly and asked if there was anything we needed. My children were even welcomed with popsicles! It may seem like a small gesture, but as a mother, those thoughtful touches mean so much. I would especially like to give a huge thank you to Mr. Joshua Carter. I was two hours away while trying to relocate my daughter to a better living environment in Tallahassee, and he was incredibly understanding throughout the entire process. He took the time to listen to my concerns, answer my questions, provide information, and help make sure our needs were met. His kindness and professionalism gave me reassurance during what could have been a very stressful transition. Ms. Danielle was also extremely welcoming, friendly, and helpful. From the moment we arrived at the property, the staff made us feel comfortable and valued. The apartments are in a great location, the community is welcoming, and most importantly, I have peace of mind knowing that my daughter is living somewhere she feels comfortable and supported. As a mother living two hours away, that peace of mind is priceless. I am so pleased that my daughter is now part of not just an apartment community, but a community that truly feels like family. Thank you, Mr. Joshua Carter and Ms. Danielle, and for making this such a positive experience. I highly recommend this community!

I had a 10/10 experience here. Everything is just as they advertised on the website. The only issue is that they are too pricey compared to other apartments. You can get same offering with less rent pricing if you look around. If you go to famu/fsu College of engineering this might be a good place for you. There is a bus that is seventeen minutes away from the apartment that takes you directly to the college. It is the city bus though so not as frequent as school bus but the school bus always takes you to fsu first circle before it takes you CoE which is quite the trip.

Joshua was amazing throughout the entire process! From the apartment tour to answering all of my questions, he was professional, knowledgeable, and incredibly helpful. He took the time to make sure I understood everything and never made me feel rushed. His friendly attitude and excellent communication made the experience stress-free and enjoyable. It's clear that he genuinely cares about helping people find the right home. I truly appreciate all of his assistance and would highly recommend working with Joshua to anyone interested in The Landing at Appleyard!

The landing has been very accommodating to all my needs and been very helpful with any inquiries I have had. I highly recommend using this is your place of residence. Shout out to Danielle!! Update: So I recently moved in with my partner but again I cannot stress enough, how helpful and understanding the staff was here if you are a student or just a person looking for an apartment in Tallahassee the Landing at Appleyard should be top of the list. The rooms have their own kitchen, nets, and bathrooms, and more than enough space The apartments are also well priced and again thank you guys so much for a great experience.

If I could give zero stars for management, I would. Since moving in, the apartment manager has been nothing but a constant source of stress and frustration. She is rude, dismissive, completely insensitive, and goes out of her way to be unhelpful. Any time we’ve tried to address basic concerns—maintenance, community issues, or even just asking questions—we’re met with hostility and a total lack of professionalism. She makes no effort to cooperate, ignores tenant concerns, and speaks to residents in a way that’s shockingly disrespectful for someone in a customer-facing role. Multiple neighbors have had similar experiences, so it’s clearly a pattern. Frankly, this woman is the reason people are choosing not to renew their leases. If upper management is reading this: you’re losing good tenants because of how she treats people. It’s time for a serious change. And let’s be honest — it’s painfully obvious this place is burying or ignoring negative reviews while boosting fake or cherry-picked positive ones. The contrast between what tenants actually deal with and what’s shown online is night and day. Reputation management won’t fix the real issue: this toxic manager needs to be replaced.
