Had a terrible experience living here. First of all my unit was disgusting upon move in. The whole building feels very old and run down but my unit specifically had mold on the vents, scratches on all the cabinetry, stains in the bathtub, and old dusty carpeting that should’ve been replaced years ago. The windows all had mold growing on the bottom so I couldn’t ever open them unless I wanted to breathe that in. Motel 6 looks like a five star resort compared to this place. I also rented one of their storage units to store my stuff for a few weeks while I was in between leases, only to come back and find that door completely unlocked, cracked open, with the lights on. Someone easily could’ve stolen my things while I was away. So many downgrades occurred while I was living here. They replaced perfectly good vending machines with a machine where you have to pay a monthly subscription to use and the items in the machine were honestly really bad/useless. Visitor parking used to be free but now they charge for it. And instead of maybe updating the study rooms with actually usable desks, they decided to hang up these big ugly paintings. The trash room is constantly dirty, the trash chute is entirely too small and borderline hazardous as I cut my finger on the rusty door once and immediately went to get a tetanus shot. The maintenance guys are nice, I just think the building is in such bad shape that it’s hard for them to keep up. The fire alarm situation is very much true, they go off at all hours of the day, though it was lower on my list of concerns considering how bad the air quality was in my apartment. I genuinely think living here triggered my childhood asthma. Highly recommend looking elsewhere it’s simply not worth it.

The property manager and leasing staff were **AMAZING!** My AC unexpectedly stopped working, and after discussing the issue with the team, I was able to get a complete replacement very quickly. The maintenance team is incredibly efficient, and the leasing staff is always so welcoming and helpful. I was so impressed with my experience that I immediately renewed my lease after seeing the great renewal deals and gift card incentives they offered. I’m very happy with my decision to stay and highly recommend this property to anyone looking for a welcoming community with a responsive and reliable management team!

Hey everyone, writing this after moving out and I am so glad I did. Upon moving in I ran into multiple cockroaches which wasn’t even the worst of it. My entire bathroom floor had white paint that stayed there for the years I spent there. The rent you pay for this place is outrageous for what you get. If you ask anyone living here they will all agree with me when I say it looks and feels like a prison. There is absolutely no reason why you should be living here, the only redeeming factor- the hot tub, got filled with cement instead of fixed when it broke. Vents were moldy and rarely replaced by the apartment, I would consistently wake up at 3 am due to the fire alarm going off. I cannot stress how bad you do not want to live here, I’ve seen people smoking crack in the parking garage and got robbed about a year ago outside the front of the building. This may be the worst place to be in tallahasee, AND THE RENT IS MORE THAN MOST APARTMENTS. Do not let yourself or your child live in this complex. I will say the staff was very good and kind, but besides that I would rather live on the streets for free than pay almost 1000 dollars a month for a glorified cardboard box on the road. It is unsafe, unclean, expensive, and you WILL regret signing a lease here. Shoutout to the blonde receptionist she was always very helpful. Do not live here. The fire alarm goes off constantly, literally at every hour, including the middle of the night. I got a parking ticket even though I had a permit, after confirming with the office beforehand that parking there would be fine. I disputed it multiple times over email, but eventually gave up and paid over $100. I lived here for several years, and I can confidently say the price and location are not worth it for what this place actually is. Maintenance is the only team I can genuinely credit, they're nice and do a good job. Everyone else has been a letdown, and that is not an exaggeration. Do yourself a favor and don't live here.

Do not live here unless you absolutely have to. My apartment has been infested with roaches since moving in at the end of July. The exterminator does come yes, but it takes a lot of time to fully get rid of them and it’s extremely disgusting in the meantime. I sweep everyday and find atleast 10 babies. I am a very clean person. there is no reason for them to be here other than the fact that grandmarc refuses to replace the food covered carpet in the uninhabited room within my 2 bedroom. I have asked for it to be replaced 4 times now and nothing has been done. On the note of the exterminator… I told the office in person and via email to delay the exterminator coming into my apartment as I couldn’t remove my cat from the premises and the spray is not safe for cats (they will tell you it is safe but if you ask the exterminator what they use and do simple research you will learn that it is not) Thank god I got out of class early and was home to catch the exterminator entering my apartment! Or else we would all have a very sick or even dead cat on our hands! absolutely unacceptable and not okay. Upon move in my fridge, AC, dishwasher, TV, front door (cracked at the bottom) and washer/dryer were broken. It was an argument for days/weeks to get each thing fixed. The door and TV still are not fixed or replaced. I have genuinely been in that office almost every day since move in trying to fix some bs. Not to mention the apartment they originally okayed me to move into was absolutely disgusting. So this is the BETTER option of the two I was offered. I appreciate the staff for dealing with this as I know they’re just people but at this point this whole situation is unacceptable for the amount of money I pay to be here. Just fix the things I pay to have and let’s be done with it. To go on about why you should never ever sign here…the firealarms go off atleast once a week at random and atleast once a month in the middle of the night. The road noise will wake you up consistently if you are on the road side of the building. Homeless people do linger outside everyday. The parking garage is a nightmare to drive in. the chances of you getting into an accident are high and has happened to multiple people i know who live here. Parking garage doors are often broken/ left open. I do not feel safe living here as a woman. I am always on high alert when outside my apartment. anyone can get into this building if they take the time to find an open door and trust that there will ALWAYS be at least one. which is absolutely fantastic considering my front door is BROKEN and they still haven’t fixed it. Do not under any circumstances live here unless you absolutely have to. it is way too expensive for what you get and management is horrible. Also 70% of the gym equipment is broken, the pool is gross and the first time I ever went, I got whistled at by a grown man after sitting by it for 5 minutes! Literally the list of reasons not to live here could go on and on. I have been so patient with these people it’s actually crazy. At this point i’m paying $900 a month to live with roaches, get woken up multiple times a night, fear for my safety, argue with the office, etc all so I can walk to class in 10-15 minutes. There are multiple better places you could live in the surrounding area FOR SO MUCH CHEAPER. This is literally a scam.
